We were lucky enough to spend a long weekend in Avocet and it was the tonic we didn't realise we needed. We arrived late at night in the pitch black and rain to a warm and welcoming cottage, the lights had been turned on in advance and it was very much appreciated. The cottage was absolutely beautiful and in a wonderful location. Many hours were spent just watching the world go by and exclaiming about the size of the bunnies (they were huge). The facilities on site were fantastic, especially the pool. Our boys loved the games room and it certainly was more than enough for them (they're 6 and 3). We will definitely be back!

This is the second time staying at Cranmer CC. This time with grandparents and little ones. It has such a lovely mix of activities and facilities for all ages. The accomodation is so comfortable too. We really appreciate having the private garden but also access to everything else. The pool is such a treat and our 3 yr old loves the games room. One day we will get more free time and will take more advantage of the tennis courts. We enjoyed seeing all the wildlife that also calls CCC home.

Only things I'd recommend are:
1. Access to the pool in the evening as it is the only time parents (with gparent help) might get time to themselves!
2. Ensure all pan lids etc. are there, sharper knives and a better suctioning hoover would be great!

It's hard to find many things to improve though as it's such a great place. We hope to stay again soon

We had a wonderful long weekend at Cranmer Country Cottages. They were spotless and very warm. We also appreciated that they were eco friendly. The location was ideal for getting to Holkam Beach, Wells, Burham Market and RSPB Titchwell. The pool again was spotless and we particularly enjoyed our individual time slot. Our granddaughter loved the garden and play house We saw lots of wildlife including many hares and a barn owl. It was ideal for young children.
We would happily stay again.

High standard accommodation, excellent customer service from Nikki and Lynne. While we know what to expect in North Norfolk, this place excelled and exceeded our expectations. We were a big family gathering and booked all the cottages - it was particularly excellent to have access to all houses from the large garden / field behind. All of the family agreed this was the best holiday yet.

Excellent location, well equipped cottage, fantastic on site pool. Could have been cleaner, floor needed a good scrub, and door mats a wash; together with some bleach on the tile grout. This didn’t detract from our stay and I would recommend- I am just exceedingly fussy when it comes to cleanliness.

A lovely break in a beautiful cottage.Pool was great. You need a car and local airfield created a little noise at times. Lovely to sit and watch the rabbits while having a peaceful cuppa on the patio. We'll appointment and very clean.

An attractively designed barn conversion style holiday cottage in a convenient location for the coast.
Some equipment had seen better days and the bathroom extractor wasn't working. Master bedroom was dusty/ fluffy as noticed when cleaning on leaving.
Outside patio and garden relaxing and the children's field equipment was enjoyed,as were the tennis courts and pool. The games room was a little cramped and needed a good clean.

We really enjoyed our stay in Avocet and it provided a perfect setting for our 3 year old grandson, with plenty of safe space to run around, including swings and a slide. However, the only drawbacks were the lack of personnel on hand to greet us when we arrived at the appropriate time, bearing in mind the lack of signal for mobile phone use. Cranmer Cottages are very well appointed and quite luxurious and visitors would definitely expect and benefit from some shower gels and shampoos provided, as in other similarly upmarket cottages. We really enjoyed our stay there and found the staff to be most helpful and friendly, attending to every detail like keeping the grass mown so it was more like a lawn than a field. Crockery and cutlery were all spotlessly clean and our expectations were generally met.

Lovely premium accommodation a little distance from Fakenham in peaceful surroundings in a small well designed complex. It is comprehensively fitted out with quality furnishings, equipment etc, A nice touch was a welcome pack of tea,coffee, cookies, apple juice etc.Lovely enclosed swimming pool. Patio with tables and chairs and barbeque and small lawn open onto a large field with swings etc. Great for children.
A few small niggles, we couldn't open some of the windows as we did not have a key (It was particularly hot for our visit), some of the window catches were broken, a wardrobe key was missing so the door would not stay shut. We called the help line but did not get an answer which was slightly worrying, Covid 19 meant that use of the swimming pool was limited to hourly slots. Appreciate that this is a difficult situation but suggest that a black board be left so slots not being used can be written up and used by others.

Thank you for taking the time to review your stay with us. Feedback is always appreciated. You have stayed with us before and obviously the experience was rather different this year, particularly with regard to use of the pool. For the time being we are operating a private allocated time slot system to our guests. Each property has 1 hour private swim time per day. The more unpopular times are spread evenly between properties. The timetable is available on our website - to help you plan your days out. We feel that this is the safest way to manage our pool at the moment. Unfortunately we cannot police a time swapping arrangement, we have indeed given it some thought. We do have safety locks on our windows and there should be a key available on your key ring. Most important maintenance issues are dealt with on changeover day unless we have to wait for spare parts. We are not always available by telephone, however we constantly check our emails in an emergency we will get back to you by return. We live in the farmhouse and are around most of the time. Thank you, we will look into the issues you mention on our next changeover. We have removed a number of high touch items from the properties as everything is sanitised and disinfected between guests. It is critical that we, as a responsible business follow these guidelines to keep everyone safe.

V nicer days comfortable accommodation with more or less everything you could need. Really great pool - warm and spotless. Area is beautiful with quick access to beaches and other sightseeing. We loved it.

We were a large group of 40. The cottages are very well equipped, modern and clean. They can inter connect if you want, there’s a swimming pool and games room on site, a large grassed area to the rear making it ideal for both children and adults alike. A very relaxing weekend was had by all!

This was our 2nd visit to the cottages. This is a great location within easy reach of some great days out. The accommodation is great and garden huge with swings, slide and playhouse and was the highlight of our 4yr olds time in Norfolk. Highly recommend these cottages and apart from the large garden which is perfect for younger children there is a lovely indoor swimming pool and games room. We have already planned a return visit for next year!

We have stayed at Cramner cottages before so this shows that we had good experiences. This time we stayed in Avocote. The cottage was OK, but there were one or two things that I think would improve it. The twin bedroom was very small,especially for two children leaving them no space to play or relax with a book. In fact we reconfigured the bedrooms and made this a double bed. The long corridore needed shoe storage, as I can see Ikea furnishes much of the cottage may I suggest the shoe cupboards that can be fixed to the wall. 5 of us with two pairs of shoes each and wellies was an awful lot of footwear to keep tripping over. Outside I think roatary driers would be better than the clothes line as the washing kept getting tangled up in the fence. Also outside for the children perhaps a large trampoline? I know they do have issues with safety but are well liked by children of all ages. The main reason we came back was the swimming pool and this was excellent.

Hi Nigel Thank you for taking the time to review our property. Avocet sleeps up to 5 adults and is a smaller property than luxury Garden House - sleeping 6 adults. Thank you for your suggestions with regard to re footwear storage. We offer flexible family sleeping arrangements in Avocet: bedroom 2 is a spacious room with a super king-sized bed which can be split into 2 x 3ft beds on request prior to guest arrival. Bedroom 3 usually has a 5ft double to sleep a single adult. During the summer we offer the option of 2 x 2ft 6" beds for younger children under 8 years. This is an option available for families with 4 adults. We will try make this clearer in our property and booking details. Kind regards Lynne Johnson

We stayed in Avocet and Garden House with 2 other families and had the best week. Cottages are in perfect location and the facilities were enjoyed by everyone especially the kids who were all between 8 and 12. We did 3 long bike rides straight from cottage the bike hut is really good. Cottages were equipped to a very high standard. We had of course the best weather but without question the cottages would be perfect whatever the weather
