Lovely long weekend break, lots to do in surrounding areas. Pool & games room good for the children & nice to have a specific time slot for personal use. Just being a little picky but shower needs addressing. Overall a lovely stay & would recommend.

This is our 3rd stay at Cranmer. The location is good for cycling, walking and day trips, the cottages are well equipped and comfortable and we enjoyed using the pool and games room (table tennis). We had hoped to play tennis too but it didn't work out this time. We would come back with our children and grandchildren if it wasn't such a long drive from Manchester!

Was a lovely sized, equipped , clean and new looking space. Only gripe is that the sofa was necessarily - due to the size of the kitchen/ living area - a bit small. I think perhaps getting rid of the recliner chair and foot stool and rearranging to get a larger sofa into the space would be a good plan.
All in all best choice by miles across all the agents listed properties we scrolled through.

We booked Coot cottage fairly last minute. The cottage was lovely, very clean and very comfortable. The swimming pool was great and we used it every morning and evening. It’s close to beaches and NT properties. The only downside is that Fakenham has supermarkets but they’re quite small and have a limited choice so bring anything with you that is out of the very ordinary. That’s a tiny gripe and nothing to do with the cottage, go to walk on the huge, wonderful beaches and in the countryside.

This was our second stay at Coot Cottage. It is convenient for visits around North Norfolk which is why we like the location - plenty of options whatever the weather. Our previous stay was at the end of Covid when the cleaning regimes were very strict so it was not really surprising that a few very small issues were spotted this time. However, compared with the other holiday rentals we have used, Coot is exceptionally clean. We will come again.

We had a lovely stay at Coot over the May bank holiday, when the sun came out and we were able to explore many of the beautiful beaches and attractions of the area. Things we loved: the quiet pool was perfect for our kids, the location was great, in between many great attractions, the kitchen was well supplied, parking was convenient and the wild bunnies outside were very sweet. Things we didn't love: we had issues with the water pressure and temperature during our stay. At one point it turned off completely and as there is very little phone reception, we couldn't get through to the owners. One of our neighbouring guests managed to alert them to the issue and it was resolved very quickly though. We didn't seem to get the knack of the shower temperature though, so it was too hot for our children.

Thank you for taking time to review your stay with us. The best way to contact us is via email as we may be out and about at weekends. We check emails constantly. We recieved an email from one of the other guests with regard to the water and my husband dealt with the problem immediately. We have combi showers and the water temperature is checked by our team during changeover. The control valves can get a bit stiff due to our hard water. Sometimes this can happen without our knowledge, however we are happy to take a look if we receive an email from you outlining the issue.

We loved our stay at Cranmer Country Cottages. Before our visit we had excellent communication with the owners and they went above and beyond to help arrange a surprise for our daughter’s birthday. The accommodation itself was finished to a high standard and wonderfully clean. We made use of the games room, swimming pool and playground during our stay, all were fantastic facilities. The location of the cottages was in easy reach of two supermarkets and a number of pubs and takeaways and we found a number of visitor attractions that our family enjoyed close by. We would definitely recommend staying in any of the cottages.

Having stayed at Cranmer Cottages before we always knew it would be another lovely stay. We stayed in Coot cottage and again we were not disappointed. Perfect for a couple. Cute, very warm and cosy and we loved the Christmas tree. Cannot recommend them highly enough. Responsive, helpful and keen to make your stay as enjoyable as possible.

Our 4 night stay at coot cottage was excellent (late Sept 2023).
Nikki in the office was very friendly and replied to pre-arrival queries very quickly. We were very lucky with both the weather & the fact no-one else was staying in the other cottages at the time so we were able to swim twice a day.
The pool and secure bike storage were definite pluses for us.
We loved the location, it is very rural so possibly not appropriate if you want a pub in walking distance, although I'd say at least 2 and a brewery within easy cycling, and watching the planes from the Sculthorpe training area was interesting.
In summary, we'll certainly consider staying here again when we're back in the area.

We had a wonderful stay at Coot Cottage, our only complaint is that we only had time to visit for two nights! The whole process to arrange our trip was extremely well organised, with a wealth of information sent over before our arrival. The cottage and grounds are absolutely lovely, and ideal for our two young daughters. Everything was spotlessly clean, well maintained, and the cottage had everything we needed. The pool was fantastic too. Thank you for your hospitality and we really hope to visit again soon.

Second time staying at Coot cottage, me my partner and our toddler. We loved it! Cottage is cozy with everything you need. It’s especially helpful for it to be child friendly - ie highchair, travel cot, baby bath, plastic crockery and cutlery all included. Our daughter loved the slide and swing in the back garden and enjoyed swimming in the indoor pool. The location is brilliant. 10 mins from Wells next the sea. 15 mins to Holkham Hall and Beach. And everything else we did was pretty much within half an hours drive (Bure Valley Railway, Bircham windmill for doughnuts!, Cavies & Cake, Oxburgh Hall, Owl Tearooms in Holt for amazing afternoon tea, Holt country park). The cottages are on a peaceful lane, with birds tweeting and baby bunnies hopping around. The owners are extremely responsive and helpful. We would definitely recommend! Thank you Lynne and John.

i stayed with the test of my family for my 70 th birthday. it was excellent if i have anything negitive to say its that there was a bit of a problem with ants. but it looks as if this is being addressed but apart from that it was excellent.

We had a lovely stay in coot cottage in April , it was a lot bigger than I had expected and perfect for our young family. It was exceptionally clean and was even nicer than the photos! Perfect location to visit local beaches, brilliant onsite facilities with a lovely pool , games room and play ground. So peaceful and we loved seeing the bunnies hopping about! Definitely recommend

We found Coot Cottage to be clean, modern, comfortable and well equipped.
The Cranmer team were very helpful in making our booking at late notice and with incidential queries during our stay.

We did have an issue with access to the pool. Although this is only about 10 metres away "as the coot flies", the direct access door is alarmed and forces a 100m walk round, off the site and along the public road, to reach the useable entrance. My wife has mobility issues, such that we had to drive to accomplish this trivial journey!

Thankyou for leaving your review. I am pleased that you found the cottage to be clean and comfortable and our team helpful during your stay. We can supply an access guide to our properties and the facilities to guests with mobility problems ahead of their stay. The pool has an air handling system which prevents access from the emergency exits as standard. This would let oin too much cold air and the pool air and water temperature would cool very quickly. We are always happy to discuss guests special requirements before they book and we would far rather that than have disappointed guests when they arrive. The walk is a short walk along a verge behind posts guests can walk on either side of the road. This is a first time for us as this has never been raised in the past, unfortunately we would need to remodel the pool to allow entry from both sides of the barn and we do not have any plans for this in the near future.

Traditional exteriors of buildings conceal very modern and stylish interiors. Fixtures and fittings good quality. Helpful, approachable owners for local information. Swimming pool a must visit. Not the cheapest, but quality costs and I was happy with a fair price

Luxury cottage? Certainly! Cosy, comfortable and well equipped albeit looking a little ‘tired’. The bed must be the most comfortable we have slept in! Site facilities were excellent especially the salt water indoor pool, which was the cherry on top of the cake. Would we stay again? Certainly!

Me, my partner and 18 month old stayed at Coot cottage for a week in mid-October 2022. We had a wonderful time! The cottage was exactly what we needed - the location is excellent, just 10mins from Wells and everywhere else we wanted to visit (Blakeney, Sheringham, Holt, Blickling Hall) was within half an hour in the car. Lynne and John had kindly arranged for a highchair and travel cot to be set up in Coot along with a baby bath (as the cottage only has a shower - however it is a large walk in shower so was very easy to bathe our little one in the baby bath). The kitchen was equipped with everything we needed for our stay, including plastic crockery and cutlery for children. I very much valued the full size fridge freezer! Coot cottage was cozy and warm, and being all on one level was perfect for our toddler. We loved the indoor heated pool and games room - and our daughter loved the outdoor climbing frame, swing and cabin. Any questions we had were answered quickly and the whole booking and check in process was straightforward and seem less. We had a lovely and relaxing week and can’t wait to return! Thank you for a wonderful stay.

This was the perfect accommodation for a young family. Our son loved the pool and the field to run around in! The cottage itself was warm and cosy. Location wise it is ideal for exploring North Norfolk. Wells is really close with the perfect beach for the kids.

Very comfortable flat with good facilities and access. Excellent TV.
We found the kitchen layout quite challenging with a very small sink. The stone floor had a few holes/chips which need filling/ sealing which we taped over temporarily

Great place to stay, well located for both coast and country. Indoor pool was superb with a great system of allocated individual cottage and shared swim times. Site team very helpful and friendly. Could benefit from simple written instructions in the cottage for the appliances (we understand this was removed in Covid times) and shorter emails prior to arrival. The low flying military planes were interesting to watch in the evening. Hope to return before too long.

We really enjoyed a relaxing week at Coot Cottage. It was spotlessly clean, beautifully decorated and stylishly furnished and provided an excellent base for exploring North Norfolk. The kitchen was well equipped and the shower room was lovely with constant hot water. We appreciated the very good WiFi and recently installed Smart TV.
A highlight was having sole use of the beautiful swimming pool during allotted times and as the site was very quiet for some of our stay we enjoyed several early swims with the pool to ourselves when normally the pool would be shared. Although we did not make use of them there was a super games room, play equipment and tennis courts.

Thank you for all the helpful information you sent us by e mail about places to visit and local eateries and we recommend Coot Cottage as a perfect place to stay for both older couples or parents with a small child and a baby.

We had a fantastic stay at Cranmer Country Cottages. 'Coot' had everything we needed, and more. We found the information package in the property to be informative and useful. The swimming pool and tennis courts to be of a very high, luxury standard which really made or holiday. Location was spot on, remote enough to enjoy the peace of the countryside but only a stones throw from all the places we wanted to visit. Meeting the owners gave a very nice, personal touch. We hope to return!

We had a great time during our stay in Coot cottage.
The cottage living area was cosy but beautifully presented and the welcome goodies were lovely. There were other lovely touches like being given pumpkins to carve and Halloween sweets for the kids.
The on-site facilities are great - the swimming pool is lovely, we played tennis and table tennis, the kids played on the swings and climbing frame and with the toys in the games room, it was all lots of fun!
We found the location to be great as well, there are so many things to do locally and some stunning coast and seals to enjoy. We didn’t even manage to do all the things we wanted to in one week, so I think we’ll just have to come back!

We had a lovely week at Coot Cottage which we booked last minute. The onsite staff couldn't have been more welcoming and helpful and the site is charming with a games room, newly refurbished tennis courts and a good sized indoor swimming pool. Lots of procedures have been put in place to make the site Covid safe including swim times allocated to specific properties. The cottage is very comfortable and beautifully decorated with a little outside courtyard which was a real sun trap. We were extremely lucky with the weather and were able to fully explore the many gorgeous villages and coastal locations within an hours drive of the property. We ate out every day and feel that the standard of restaurants in North Norfolk is excellent.
We would love to come back as we feel there is still more for us to see and do.

This was our 10th consecutive stay at Cranmer/ Lynn and John are always very welcoming. The property is always clean, warm and comfortable, despite the Covid issue. Facilities are excellent with the refurbished tennis courts and the indoor pool. Excellent opportunities for cycling, walking and viewing wild-life in the grounds or travelling a short distance to the North Norfolk coast.
Hopefully we will return in September 2022.

The site: Coot is in a well established cottage cluster. There is a large field for kids to play in, with swings and other play equipment, and a nice pool. Most of the cottages in the cluster back onto the field, though Coot's outdoor sitting area is a walled garden that would have benefitted from the more open outlook.

The cottage: The cottage is compact, but pleasant. The sitting area is comfortable, though without views. The dining area is small but useable; perhaps the loud scraping sounds from the chairs on the floor are entertaining enough to be tolerated for a week! The kitchen is just a bit too compact for even basic food preparation. However, other practical aspects of the cottage are quite good - there are coat hooks in hall, and reasonable storage areas throughout.

The oversights: In line with many cottages, there was nothing like enough cutlery - vast quantities of plastic cutlery, but only 3 or 4 metal knives and forks, and only 3 uncracked mugs. So, ongoing hand-washing in the tiny kitchen! The cleaners seem not to check if the utensils in the cupboards are clean.

Overall: not a cottage with a wow factor or that ticks every box, but a perfectly satisfactory base for a small family visiting North Norfolk. Quite handy for the coast, Sandringham, ...

Hi, Thank you for taking time to review us. It is really important for us to receive feedback to help us improve our service. Coot cottage is our smallest property and unfortunately does not have the expansive views all other cottages have. I am sorry that you felt the cottage was under equipped. We have now increased the cutlery - 2 sets for each adult and removed the only cracked mug. We would have happily done this during your stay. The cutlery and crockery was cut back to basic as part of our Covid procedures to ensure everything fitted in the dishwasher. Our cleaners are required to check all cutlery, pans and crockery on changeover, however as everything is in the dishwasher sterilised for your arrival this has made the process more difficult. We hope to get back to our normal procedures as soon as possible once we receive industry advice that it is safe to do so.

We loved the cottage and the surrounding areas which were all really clean and well kept. Unfortunately we didn't have the weather to enjoy all the outside activities. The cottage itself was warm and comfortable with a well equipped kitchen. We used this as a base to cycle and walk to areas of North Norfolk. We loved the pool and the fact that we had it all to ourselves. Our only disappointment was that as two adults out all day, it would have been nice to have the opportunity of an evening swim. I know its difficult to please all the people etc. and its only a small grumble in an otherwise great week (despite all that end of May weather had to throw at us).

Hi Chris, Thank you for taking time to review Coot Cottage. at the moment due to Covid 19 we are allocating private swim timeslots to our guests. with a fair distrubution of times across the properties. We can some times offer an extra evening slot by special arrangement from 7.30 pm. Hopefully when life gets back to a new normal we will be able to offer a more flexible timetable to suit everyone. Out of season when we are not fully booked we do have additional swim times available to book in advance of your stay. We try to be as flexible as possible whilst following Covid-secure procedures and keeping everyone safe.

A comfortable well furnished Cottage that enabled us to be close to family staying in a larger cottage but allowing us safety management of Covid 19 risks.
A very enjoyable stay.

The addition of a filter on the cold water supply would be useful in removing sediment which is not good in your tea !!

A nice holiday property for two people. The bed is large and comfortable. The open plan lounge, kitchen diner well equipped and very clean. The swimming pool is a real bonus shared by all on a rota with timed hour slots for each property.

A good location to explore this part of Norfolk.

Pros:
• Great location – very quick access to various places on the north coast
• Very quiet – I was a bit worried about noise from the road past it, but it was very quiet.
• High quality fixtures and fittings
• Very clean
• All potential covid-19 worries dealt with well

Cons:
• Slow wi-fi – browsing is slow and streaming out of the question, but they do give you fair warning of this on the website.
• The wi-fi is not secure – so it’s not safe to do personal things like log in to email or social media. You can connect securely with a laptop and LAN cable though.
• Very soft bed (although that could be a pro if you like a soft bed!).
• In our opinion it was overpriced (we stayed in Coot Cottage in peak season – it may be better in low season and the larger cottages may well be better value).
• Problems badly dealt with...

On our first night in the cottage we discovered that the superking bed was not in fact a superking (it was the same width, but shorter than a superking). Had we known this we would have never booked the cottage because my husband is very tall. The owners didn’t seem to be aware of this and did offer to refund us if we wanted to leave. I was in Norfolk for work, we couldn’t find another cottage as seemingly the whole of Norfolk was fully booked and it’d be 12 hours of driving to go home and come back again. Luckily we had a camping mat in the boot, so we decided to “make do” and my husband slept on that.

After not sleeping particularly well, we decided to leave a day early, informed the owners and asked for a refund for the last night in light of the circumstances. This was refused and we were given various irrelevant reasons why, e.g. “Many of our guests are leaving the night before the end of their stay due to the early check out time due to extra Covid19 cleaning.” The owner eventually offered to refund some money (less than the cost of 1 night) as a gesture of goodwill and said it would take a week for it to go back onto my card. Great, but it all went downhill from there...

A week later I check my bank and it hadn’t been refunded, so I sent an email to check it had gone through on their end. I wasn’t in a rush for the money, but they’d said it’d take a week, so maybe there was a problem.

After another week I’d had no reply and the money hadn’t appeared, so I sent another email to check if it had been processed.

After another week without a reply I phoned up to see if they’d got my emails. It turns out that they had got them, but just ignored them. I was told they’d do the refund that week.

After waiting another two weeks I check my bank and still no refund. So I sent another email asking when they were going to refund me and please could I have a response within 24 hours.

After waiting two days for a reply, I phoned up to ask if they’d got my last email (they had) and asked how long it took to process the refund and could it please be done today. The owner was very combative, told me that someone of my husband’s height had recently stayed in the cottage with no problems (implying that somehow we’d made it all up!) and actually hung up on me (and they did definitely hang up intentionally - I phoned back straight away and no-one answered the phone).

I realise times are stressful for everyone at the minute, but there’s really no excuse for this sort of behaviour. Ignoring 3 emails and hanging up on someone is very unprofessional.

The bed size has also not been changed on the website, 6 weeks after being made aware of the inaccuracy.

Thank you for your review. We always try to make our guests feel as welcome and comfortable as possible. Most of the time if there are genuine problems we try to sort them as efficiently and effectively as we can. In the main we get things right, occasionally things go wrong. We live onsite and are available to guests 7 days a week and are happy to deal with issues at weekends. Telephone calls come directly into our house as well as the office. When there are problems we will try to find a resolution for a positive outcome - we only want our guests to have a good time when they stay with us. Our pool was closed due to government restrictions and all guests were informed prior to their stay, coupled with this the weather was not great for a business trip photographing Norfolk. With all that there has been going on with Covid-19 we felt pleased to be able to open our doors and welcome guests again. We have worked very hard with our housekeepers to ensure our properties and site is as Covid-safe as it can be. Our pool is now open and our guests enjoy private time slots to aid with social distancing. So far we have refunded all of our guests for holidays which were cancelled beyond their control. We will always try to put ourselves in the position of our guests and as a result have many returning visitors. The exact details of bed size have now been updated on our website. We state on our website that we have limited rural broadband. We could provide a business connection on request in our meeting room. However this was not raised as an issue in this case. On the day of arrival it was reported that the bed was shorter than expected? In actual fact normal Superking mattresses are the same length as a king - this can be searched online. We offered to find a way of extending the bed at the head end on day 2 of this stay. Our offer was rejected. An upgrade of property was requested, however we were fully booked, following this a refund for disturbed nights sleep was demanded. We suggested a full refund of monies however we expect guests to leave in this instance. Guests decided to stay, and towards the end of the week stated they were leaving early and would like the final night of stay refunded. We tried to do our best in this scenario, we made a part payment as a goodwill gesture as we had promised, It appeared that in this case other than a sizeable refund it appears that nothing was going to be acceptable. Refunding monies due to Covid-19 has been extremely time consuming and each case has been handled in turn. In this instance the aggressive demanding tone in both emails and on the telephone by the guest in this situation was not helpful in terms of in advancing what was to be a goodwill gesture at an extremely difficult time.

We’ve just returned from a great week staying in Coot Cottage. It is fantastic place in the peaceful countryside, just a short drive to the North Norfolk Coast. We were a family of four with a 1 year old and a 5 year old and the cottage, which has a room with a single bed plus a cot, was perfect for us, and is quite hard to find in holiday accommodation. The cottage was well equipped and beautifully decorated but I would point out that while all the other cottages have a garden that backs directly onto the fabulous playing field, Coot is around the front of the complex and just has a little courtyard instead. I was slightly annoyed that I hadn’t noticed this when I booked as I would have loved to be able to have one of the nice gardens for the kids to run around and play and run directly onto the field. You can access to the field when staying in Coot, but just not directly from your garden. It wasn’t the best for the kids but was good for social distancing! Our cottage was missing it’s BBQ and umbrella when we arrived. It took the owners a day or two to respond to our email requesting them but that didn’t matter in the end as the weather wasn’t really good enough to need them! Coot has a picnic bench in the garden but didn’t have garden table & chairs like the other cottages. The Pool arrangements worked really well for us: each cottage is allocated one hour a day in the pool at varying times on a rolling rota. We planned our days around our pool slot but I can imagine it would be frustrating if you’d already pre-booked a lot of activities during the week and then found they clashed with your allocated pool slot. We loved having the pool to ourselves and it’s a fabulous facility. We loved the jet stream! It was sad that the play room was not open but we were just happy to be able to come to stay at all. Overall we had a great time. Having an electric car charging point would have helped enormously, and some guidance on where we could walk/potter directly around the farm would have been very useful too but other than that it was a fabulous week in a spotless, comfortable cottage. Thank you for your positive review and informative feedback. We are feeling our way a bit with the "new normal" We are very much focused on cleanliness and hygiene. There is a map on our website which shows the layout of our properties. We are now sending out the pool timetable in advance of guests stay, it is also available on our website. This should enable planning for your trip. We are looking into installation of an EV charging point. However this investment has been put temporarily on hold. We can provide a temporary point with a meter and charging is charged at the price we pay for our electricity. We have been having a bit of an issue with outdoor parasols. We ask guest to take them down in high winds as they would at home. Unfortunately this has not been happening and many have been damaged within the first weeks of use. We try to repair these between stays or order replacements on Amazon where possible. I am sorry that you had to wait for a replacement. we can look at replacing the pic nic bench for table and chairs for next season. The recycled plastic bottle pic-nic benches provide somewhere to sit year round, when the wooden furniture has been put away in storage. We hope to see you again at Home Farm and hopefully next time we can provide you with a pay as you go EV charging point.

Really great accommodation, which is well equipped and in a lovely location. The play area and swimming pool are great, and there’s lots to do in the surrounding area. My only point for improvement is that it would be helpful (during this COVID-19 period) if emails could be replied to promptly before and during the stay, given that we can’t speak to anyone in person in the office.

Thank you for taking the time to provide a review of your stay with us. I have replied directly to your inbox. We are around on site 7 days a week and mailboxes are checked daily. It may take longer to receive a response if a situation has to be looked into. We are operating outside of our normal procedures due to Covid19 and guest info is being updated constantly as we try to navigate the challenges in keeping our business open during such challenging times. We have removed as many non-essential high touch items as possible as every item in the cottage has to be sterilised and disinfected before a new guest stay. If there are particular items that guests feel they will need ahead of their stay it is best to contact us directly before arrival. It would be safest for guests to bring their own hairdryers although we do usually provide these. Located on the back of the bedroom door or in the main bedroom chest of drawers.

We were the first to stay after lockdown and the location is perfect for short trips to places of interest, beaches and Pensthorpe.

Due to lockdown the pool and games room were shut but we got good use of the grounds and tennis courts.

The cottage was equipped with everything we needed; as with other reviews, I’d say this wasn’t quite luxury standard. The barn conversion is superb but the elements of a stay that make it luxury weren’t quite there.

Only minor grumble was after lockdown it needed a bit more attention to the little things. A bit of dusty blinds, ants, dirty window seals and batteries run out in the remote control.

WiFi was superb. Shower room excellent.

I feel missing the pool affected the perception of this cottage and that’s no ones fault. I also didn’t really get much contact from the on-site staff. The feedback on them is great in other reviews but I can’t really comment as it was all through the owners and by phone.

We might stay again.

Thank you for your feedback. We are sorry that your holiday did not live up to expectations. Coot is a smaller cottage suitable for very young families or couples. It does not have direct access to the spacious recreation area at the rear of the other properties. It is unfortunate that your holiday was reduced to 6 nights, discounted, and that our luxury indoor pool was closed due to Government restrictions. We have had to strip back the properties and remove all high touch and unnecessary items. We are double cleaning each property Clean sanitise and disinfect every thing that is available for guest use, so I am surprised that the window seals had been missed. My husband attended the property when you arrived to assist with the door lock and you reported squeeky hinges on the front door which he oiled. You also reported that the remains of an animal (rabbit) near to the tennis courts, probably dropped by the wonderful birds of prey we have flying overhead. We remained in touch with you during your stay by email and provided you with ant bait stations when ants appeared. We really are trying to look after our guests as we always have done. The confines of Covid-19 are presenting a challenge and we will adapt and make changes to keep everyone as safe and comfortable as we can.

We spent three nights at coot cottage, from start to end we loved it, as it was cold outside it was lovely to come into a warm cozy place, the decor is lovely, very comfortable, everything you could possibly need is there, all spotlessly clean and to a very high standard, we were welcomed by a friendly and helpful lady, who gave us good directions and advice for anything we needed to know, and an extra special treat of some local produce.
The bathroom is very luxurious, a huge wet room, the bed is massive and very comfortable, and the huge wooden exposed beams give charm to the building, we enjoyed looking out the lounge window and seeing the fields across the way from us, and at dusk and dawn we saw lots of rabbits and deer,
there is so much to do with in a few minutes drive so it’s a great base to visit things locally.
We enjoyed it so much we intend to make it a place to return to.

Stayed for the weekend with my partner and 18 month old, was ideal for what we needed. Games room, pool and outdoor play area were great. The cottage itself had everything we needed. Location was within about 20mins of everywhere we wanted to go. Really liked how eco-friendly the site is. Would definitely return!

Cranmer cottages are a really pleasant holiday base. We stayed in Coot as a couple. This is a really comfortable cottage and was ideal for a smaller party. The furnishing are very good quality and we had everything we needed
The location does require a car, although we brought our bikes and found a great route up to Walsingham and Wells.
Within the local area Creake abbey and Studholme Mill were good for food and ambiance.

The location of the property is ideal for our interests of walking, cycling, bird watching and the many National Trust (and other) places of interest. We had a long weekend at Coot cottage and really enjoyed our stay. The staff member was very welcoming and helpful. The cottage was clean, comfortable and well equipped. The location was perfect for exploring Wells and the surrounding area.
We stayed with an 18 month old and the cottage was ideal for a little one. It seemed like everything had been taken into consideration for people staying with small children, meaning we could relax and not worry too much. Having the outside play area and pool on site was great too. I think we will be back!

The cottage was small and well equipped. It was a short drive from Fakenham with it's shops, fish and chip shop and cinema. We stayed for 2 weeks and visited a large part of Norfolk, but not all of it. Would defiantly think about returning to Coot in the future as a base to visit more of the area. We used the swimming pool a few times, and it was clean, well maintained and not too deep.
Used the table tennis, pool table and tennis courts, so made the most of the on site facilities. Overall, a good base to visit North Norfolk.

We have stayed at Cranmer twice now and have been wowed on both occasions. Beautiful quiet location (sadly no nearby pub) and upmarket property.

We have stayed at Cranmar Cottages a number of times. All our stays have been very pleasant and we have always found the accommodation and facilities equipped to a high standard.

For our last visit we stayed in Coot which was perfect for our party of 3 (2 adults and 1 child).

The staff have always been friendly and efficient and the location is perfect for our needs.

10 years of staying at Cranmer and it never fails to disappoint. Started with two grandchildren loving Cranmer and now the number is 5. Also perfect for when myself and my husband want a few days away. Just swam in the pool and now off for a walk from Blakeney as the sun shines.

This was a smaller cottage than the others but it was a great size for our family of four, with two children of 4 and 7. The bedrooms were a good size and the bathroom was great; one of the best shower spaces around! Huge! The kitchen was very well equipped with everything you might need, even though its on the small size. The facilities on site are wonderful too; the heated pool being the jewel in the crown! The games room and laundry room and very useful and were well used by us as well. The service is always with a smile and they dealt with any issues that around with professionalism and speed. The area is wonderful with sheep hanging out across the road and with plenty of great things to see and do all nearby. We'll be back next year!

We really enjoyed our stay in Coot. The cottage is the perfect size for a couple with a baby. Really nicely decorated and with a very well equipped kitchen. The location was perfect to explore north Norfolk. The swimming pool was great.
The only downside was it was quite hot in the cottage as the weather was still really warm...could have done with a fan!
We would definitely stay again.

We had a lovely week and enjoyed our stay. The cottage was lovely and the on site facilities were excellent. Location was ideal and we were spoilt for choice on days out. Would highly recommend these cottages for a family and we will certainly return sometime in the future.

Our family have been coming to Cramer cottages for over eight years, staying in Coot, Swallow and Woodpecker.
We started off with a family of seven and are now a family of 11, ages ranging from 6 months to 69 years!!! We all love Cranmer, the facilities and the location.
In our view the changes that have been made over those years regarding acoomondation and facilities have been spot on. We shall, as always, be returning.

We have just stayed for a week in Coot with our 4 year old and baby. It was the perfect family holiday and the accommodation was lovely and just right for a small young family. The kids lived going to the play park in the evening and it was great having space for them to run about and fly a kite. The pool also great and a lovely place to take the kids for a dip and the play room was also a great refuge when it rained on our last day!

Wow what a fantastic place,very clean, kitchen had everything you needed, beds very comfortable.loved having a swim every day with my Grandchildren and even played tennis.
