Excellent facilities and location. Spent days at the beach and evenings with the BBQ in the garden cooking great produce from local farm shops. 3 children aged between 4 and 11 and loads for all of them to do.

Also initial emails were not addressed to dear blank not my name
No one checks you in and makes sure you are ok
But house and grounds and pool are great

Thank you for leaving your review. We usually meet and great until 5.00pm, there should be someone in the office until that time unless we have been called out onsite. We send out comprehensive information packs and a code for the lockbox prior to arrival. If you have any issues during your stay we respond to emails which are checked throughout the day. Each cottage has a private swim session every other day alongside the shared swim sessions in the morning and late afternoon. Everyone can swim up to twice a day and this is detailed on our website. We are located on a farm and the flies can be a problem when the weather is warm and humid. We provide toilet rolls, oven gloves tea towels bathroom towels plus a housekeeping kit for use during your stay. I am sorry that we did not see you or hear from you during your stay, i will let housekeeping know about any items missing from the property.

As 4 individual adults sharing one property (Garden House) we were delighted at how spacious and comfortable our accommodation was - no 2nd class "children's" rooms or sofa beds! It was well equipped and beautifully decorated and warm - even in mid January.

We used used the swimming pool, which was the perfect temperature, and played pool and ping pong in the games room. Both were well maintained and we had them all to ourselves.

The team were great and so helpful. Our only niggle was the high number of emails sent before arrival, sonetimes containing the same info (e.g. Pool timetable). Also, the property and venue information folders were a bit unwieldy to the point where I'm not sure how many people would read 10 x A4 pages about using a swimming pool?

What a lovely place! We rented the Eco Barn which was plenty big enough for 8 adults, 4 children and 2 tots. The pool was an absolute hit and the play equipment, tennis courts and games room were thoroughly enjoyed. I felt more relaxed here than I do at most holiday rentals because it seemed designed for kiddies. Lovely beds, and lots of great places to visit nearby made this an ideal break for us. Thank you Cranmer Country Cottages :)

Lovely week again at Cranmer Country Cottages.
Weather wasn't great so we made lots of use of the swimming pool. Also enjoyed using the tennis courts. The far court could do with a good clean on the surface - lots of leaves/moss etc!
We stayed in Garden House this time which was great. Good space and worked well for us as a family of 4 and having our extended family over for dinner in the evenings.
Couple of comments/ improvements which could be made:
Shower door missing in en-suite bedroom. It should be made a priority to replace it.
This is the loveliest of bedrooms in the property but as a couple we chose not to sleep in it as the bed is really on the small side! There is space for a king bed - may I suggest this for next year?! The bedroom could also do with black-out curtains and blinds - my son slept in there and was woken early every morning by the light streaming in.
The other double bedroom (with zip and link super king bed) is very comfortable but the hanging space on the wardrobe is really impractical as you can only hang short clothes. We ended up using the wardrobes in the other bedrooms. The windows only open a fraction - presumably for security. However if there was an option to open them fully that would have helped for the warmer nights (or a good fan provided!)
Some of the lights in the bathroom were not working so the light was very poor in there.
There was quite a bit of dust on some of the surfaces (the cooker hood in particular!)
We really struggled with flies in the kitchen during our stay - I think if the property was provided with a couple of decent cleaning cloths and a surface spray for wiping the surfaces down in the kitchen that may have helped keep them at bay!
The frying pans have lost their 'non stick' surface so frying eggs proved rather tricky!
The Wifi was infuriating - dipping in and out all the time and having to keeping entering the Cranmer Guest password. Perhaps a wifi booster in each property would help?
Otherwise a super week, we thoroughly enjoyed ourselves. We will be back!

Thankyou for taking time to leave us a review. We look forward to welcoming you back for another stay. As ever feedback is essential to help us to maintain our standards at Cranmer. I am sorry it does semm that there were some housekeeping glitches in Garden House and this has been reported back to the team. The shower door is a mystery, it is a sliding door and part of it has been removed - I suspect broken by guests who failed to report it. As it was usually left open after cleaning it did go unnoticed! We have now organised a replacement. The bed in the main bedroom is a king sized divan the bed in the second bedroom is a king sized zip and link bed as this room offers more flexibility for families. Unfortunately the bed is larger and has restricted the space somewhat in that room. There is plenty of built in cupboard space in the other 2 bedrooms for suitcases etc. However we have taken your point and will add some full lengthe hanging facility to the space. the windows have restrictors for security. We are going to also add an opener so that on hot nights the window can be opened further. Both bedrooms at the front of the house are fitted with full length black-out curtains and wooden venitian blinds. the housekeeping kit provides microfibre cleaning cloths, zoflora and general kitchen cleaner. This should have been available from the start of your stay. I have asked for the frying pans to be replaced this should be checked by the housekeeping team at changeover. We did have a problem with the Wifi during the weekend of your stay, this was due to equipment failure. The system has been re configured and should not present the same issues in the future - we hope! I am pleased that we were able to offer one of your party several hours in the Green Room for a zoom interview. The Green Room has a dedicated internet connection and is available if the guest wifi drops out or may be able to be booked in advance of a stay for business calling. We hope to attend to all of the issues in a timely manner. Thank you again for letting us know.

We had an incredible stay in Garden House at Cranmer Cottages. The place is wonderful for families. We enjoyed using the swimming pool and barbecued most evenings. There’s so much space for the kids to run around in- it really is ideal. We’ll definitely be coming back.

Our second stay at Cranmer cottages (last time we took the dog and stayed in end cottage).
Garden house was beautiful, well equipped and absolutely perfect for our weekend away.
We love the pool, a fabulous addition. We will definitely return to this beautiful site, ideally to a cottage with two super king beds.
Definitely stay here if you get the chance. You won’t be disappointed.

This was our second stay at Garden House and we were very pleased that it was as good as our first, even though it was only for a weekend this time. Our last visit was March 2022. On arrival we were told that the property had been refurbished and there were new beds, including a super king in bedroom 2, which was a real bonus. Our only downside is that the lounge furniture is very low seated and we are all tall people so this is not so comfortable for us.
The owners had obviously taken on board previous comments that families enjoyed having the pool to themselves for an hour at a time because the pool schedule was well organised with open sessions alongside private house sessions. This was great for us.
We spent the Saturday at the property between the pool, the garden and indoors as the weather wasn’t good. Our granddaughters love the outside play area as it is such a big space for all sorts of games.
We visited Felbrig Hall on the Sunday which was an easy half hour drive away.
All in all, we had a lovely weekend and would come back again.

This was a good family house for us and our son and his family. Due to Covid restrictions we were allocated 1hour slots for swimming which the family loved, as it was like having your own private pool for your sole use. For our granddaughters (3 and 5 years) this was the highlight of their holiday. The enclosed play area was also a great hit with them.
The beds were very comfortable but we are a tall family and found that the sofas were a bit low for us. There was always plenty of hot water and the house was warm and cosy. There was a very good range of equipment in the kitchen area, especially the large American style fridge freezer which was great for 6 people. The washing machine was a bonus. The house is in a very quiet and rural area and we saw plenty of wildlife and birds in the field behind.
The location is good for access to the north coast beaches and all the birdwatching sites there. We also visited Blickling Hall, Hunstanton and Kings Lynn. We had a very enjoyable stay and would recommend Cranmer cottages to everyone.

Very enjoyable 6 night break in a converted Victorian farm in a rural setting but within easy travel of the large range of attractions and activities Norfolk has to offer. Garden House is the only new build on the property and is well appointed and easily accommodated 4 adults and two small children. The facilities are excellent, including washing machine, dishwasher, fridge freezer, large barbecue and outdoor seating area. Plenty of safe space for children to play. On site is a delightful swimming pool although use was inevitably restricted by Covid rules. Very helpful staff also on site. Local taxi service is good to get to local pubs or into Fakenham. Only advice is to bring fly paper - they are resistant to spraying!

Perfect set up for families, from the very young to the older generation. The swimming pool was the highlight for us - and one of the main reasons for picking Cranmer Cottages. The children loved all the facilities, and happy children makes for happy families!

We had a wonderful stay! Very comfortable and clean house, and fantastic play area right outside the back door. We really enjoyed the private use of the excellent swimming pool. The timetable is to keep the pool Covid safe, but I actually think this is a great idea even without Covid! The games room was also very welcome on rainy days. We would happily return to Garden House!

We have just returned from a great weekends stay at Cranmer Cottages. Garden House was brilliant, very spacious with high quality decor, and very clean. The large garden area to the rear of the cottages is great for kids to play, and the pool was lovely. We will definitely be booking again.

Unfortunately we were disappointed in the standard of accommodation at Garden House. Not especially clean, felt quite tired and dated and we feel it is overpriced for the amount of space and quality of the furnishings & finish provided. Also did not feel luxurious.
However we cannot fault the location (near gorgeous beaches) or the lovely setting.

Thank you for your review your comments have been noted and we will give some thought to our future refurbishment programme. During lockdown the property was repainted, inside and out. We have had to strip back the properties and remove all high touch and unnecessary items including rugs, throws cushions toys etc - many of the home comforts in fact. We are double cleaning each property, clean sanitise and disinfect every thing that is available for guest use, the property would have had a thorough clean before you arrived. We have our own regular team of cleaners so it is not left to an agency to whisk in and out. Our furnishings are family friendly, the benefit of our site is the luxury of open space in a safe and privately owned environment. Unfortunately, we were not allowed to open our pool and games room during your stay, and access to these facilities provide part of our luxury offer.

A really lovely property which suited my families needs for a relaxing weekend.
Only disappointment was our en suite shower wouldn’t heat up to a suitable temperature.
Apart from that the location,facilities and the cottage were just what we needed.

We booked garden house to provide a holiday for our young grandchildren and their mother, who joined us later in the week. It was a great venue. The house was beautiful, well equipped with a great layout. We had a lovely outdoor space too but the weather was pretty dire so we made lots of use of the pool and playroom. We visited pensthorpe ( a great day out with kids), Cromer, Blickling so there are lots of places within easy reach. The staff were very friendly and helpful too. I can thoroughly recommend it.

We have stayed in various cottages at Cranmer over the last 10 years.this was our 11th visit which says it all really. Great cottage, great facilities, lovely people and our children had a fabulous time. This time we even took friends with us in another cottage. Booked up for next year already!

The setting is lovely, very safe for children and peaceful. We liked the pool and made use of it, though it’s a shame it’s restricted.
Lovely kitchen & comfy sofas. Some of the furniture is a “bit cheap” for luxury accommodation for example the dinning chairs.
Unfortunately the house was not very clean, my son spilt some water on the floor which I wiped up and I was quite disgusted how dirty the wipe was. The floor clearly hadn’t been cleaned. This was on the first day so was certainly not due to any dirt we’d brought in. My disabled 1 year old son moves by rolling on the floor, so I was particularly unhappy about this. The bathrooms were also not as clean as I would expect.
Zoe was lovely & gave a warm welcome.
Overall we enjoyed our stay but I did find the cleanliness unacceptable.

Thank you for taking the time to review your stay with us. We are glad that you enjoyed your stay. I can only apologise for your floor not been cleaned to our usual standard. All of our properties are thoroughly cleaned and then checked before our guests arrive. Floors are vacuumed and then cleaned with water and a sanitiser solution this should then be thoroughly rinsed and dried before our guests arrive. In the bathroom we have had issues with hard water damage to the surface of the slate tiles, however these have been re-sealed and are cleaned thoroughly between stays. With regard to furnishings our properties are designed for families and easy living. Our luxury indoor heated pool is available for guests shared use from 7.00am in the morning and is closed to guests from 7.00pm. During weekdays the pool is also closed between 1.00 -3.00pm, over lunchtimes when most people are out and about enjoying Norfolk. The pool is open all day on a Saturday with no restrictions and is available on Sunday morning and Sunday afternoon. If you require private use you can always speak to us and if we have availability we will make this available to you at no extra charge. We always ask our guests to contact us during their stay if they have a problem, this enables us to put things right so that guests can continue to enjoy their stay. The luxury in staying with us is based on a combination of values; our well-maintained properties with direct access to an acre of shared gardens for rest and play, in-house managed housekeeping, and luxury onsite facilities. We try to do our best in terms of looking after all of our guests because we want everyone to have a great time.

We have just stayed here as a group of families for a special birthdays treat.
I would highly recommend staying here with your family . We had such a great time with all ranges of children thoroughly enjoyed themselves 2-17 years.
We didn’t need to leave the cottages as we had everything we needed here.
Swimming for the children was great and the open space to play .
The cottages have thought of everything inside and more for a family.
We loved our time here and would highly recommend to anyone x
