Had the most wonderful family holiday at brooks close. Everything you need for a perfect relaxing break. The house well equipped, clean and tidy. This is brilliant value for money and in superb location. We loved walking down to the beach and going swimming if tide in or crabbing at low tide.
Cooked some nice meals in the large kitchen . Enjoyed relaxing in garden. Plenty of room for children to have their own space on holiday too. Can't wait to book again.

This was the second time staying at this holiday home . It has everything a family of five needs and is very spacious.
Close to the beach, shop and local pubs .
Everything was clean and welcoming .
Island holiday homes are very helpful and I would recommend using them to book your holiday .

The house is in a great location. Close to the beach and local amenities. However, I had to feed back a few issues with the property itself. The outside bins hadn't been emptied for a while causing a smell and attracting flies. Every room had spiders and cobwebs and there was a flip flop left by the previous guests in one of the bedrooms leading us to believe the property hadn't been cleaned before check in (or atleast cleaned properly). My 18month old son crawled along the floor on arrival and his hands and knees were black and covered in dust. The sofas in the front room need replacing as they are quite grubby I don't think a clean will be sufficient. There was dried been juice all over one of the sofa cushions buy the cushion had been turned over in hope it wouldn't be noticed. There was dried blood on the guest book and the lawn outside hadn't been mowed for a while so I couldn't let my son go on the lawn as I couldn't see if there was any dog/cat mess.
If all the above is rectified and some maintenance is carried out on the property then I would recommend it but not in its current state. Had we noticed all of the issues the first night we got there (wednesday) then I would have requested to move but we found issues as days went on so I didn't get to report them until the Saturday.
I wouldn't recommend this property to couples with babies/very young children sleeping in the same room as an adult as the upstairs floor boards are incredibly creaky. Not ideal when you don't want to wake a baby but this wouldn't be an issue if children are in their own room.
Property is very spacious and ideal for families as the location is fantastic. Such a shame on the cleanliness issues otherwise we would have had a perfect break.

The location of the house was OK in a quiet cul-de-sac but the inside of the house and furnishings really needed a lot of upgrading. It was nice to have all the facilities of a modern home and that did make life easier. However, having mainly no carpets, just light rugs on the floorboards is a terrible hazard, especially to older people or children, as these rugs had nothing to prevent them from slipping. Floorboards downstairs and paintwork everywhere were definitely in need of attention - very scuffed and the double duvet looked as though it had never been washed. Altogether not good value for money. Took the guilt off an otherwise lovely short break.

This was our fourth visit to Brooke’s Close. A super home away from home with perfect location to Bembridge beach and within easy reach of pubs, a shop and to venture around the island. The property is well equipped with a lovely conservatory for us all to enjoy including the dog. Despite storm Noa bringing some unpleasant weather for a day or two, we had a lovely stay as always. Looking forward to returning next year.

We thoroughly enjoyed our stay here.
The house is within ten minutes walk of the sea, there is a decent supermarket over the road.for any shopping and a pub a short walk away.
We had occasion to contact Island Holiday Homes about a minor problem and they were extremely helpful. We booked for next year before we left.

This property is in an excellent location within the lovely village of Bembridge. Walking distance to two beaches, one with rock pools and one more sandy. Both with cafes for drinks and ice cream. The property is a good size and has one parking space and a grassy area to the side of the house which seems to be another option.

The property itself wasn't as clean as I would have expected it to be given that we are still within the pandemic. Unfortunately, there were also no cleaning materials left to assist with this apart from a sanitiser spray. We were in the property for two weeks so purchased our own cleaning materials to clean the bath, sinks etc. A hoover was available but smelt horrific when used so we gave up. There was no broom so we had to use the dustpan.

Along the same lines the kitchen was ill equipped for a family of 3 let alone if there were more of you staying. The tiny frying pans could barely hold one chicken breast so when trying to cook we ended up using two pans. Perhaps they aren't expecting people to cook when on holiday but we wanted to and found it very difficult. Take your own equipment if you like to cook. No measuring jug, no measuring spoons, scales etc.
It needs repairs, a lick of paint, floorboards repaired, the hole in the kickboard repaired, the garden needs to be cut back and grass cut before people stay. We lost toy cars in the grass it was that long. We had to cut back the plants so we could use the washing line. The airer is broken so trying to dry clothes on a wet day is almost impossible (but you can use doors, chairs etc as we had to). Lots of the plug sockets don't work or are unreliable.

The door doesn't automatically lock so if you close the door you must also lock it with the key. If not someone can open it from outside. You have to lock it from inside the house. With only one key if someone goes out and you stay at home you have to make sure you are listening out to let them in as otherwise you have to get them to lock you in the house so they can take the key which is a fire risk. I appreciate that they don't want to be spending money on keys and we actually thought the key safe was a really good idea but in practice we found it problematic. It would be useful to have two keys or have the door lock when closing.

While on holiday we called the people we rented through and they were very helpful and sent someone over quickly. We got new scissors and a blind was repaired (not completely its still held together with a peg) but initially it was completely broken so I guess that's a win.

If you can get this at a reasonable price per week and don't expect too much than it’s a great find as I'm sure some of these items will be resolved.

We loved the location. Conservatory furniture is uncomfortable sadly. Beds very comfortable though. Property a bit run down but served us well!

The house is in a great location & has a spacious living area for the 4 of us staying.
The house needs lots of small repairs, and would benefit from a lick of paint in all rooms... a small amount of time & money would make this property perfect
Some examples are : the skirting falling off in bathroom, mould on shower curtains, mould in washing machine, kitchen blind filthy, had the inconvenience of having to run upstairs to turn boiler on and off every time we wanted hot water for the sink.

4 Brooks Close is in an excellent location. We have visited it before and have found the accommodation basic but satisfactory. This time we found the property neglected and unwelcoming- junk mail and dirty laundry were piled in the hallway. Despite being a Christmas visit - the Christmas tree was still in its box! The house was stale as if it hadn’t been aired in some time. As repeat customers we were disappointed.

This was our first time at 4 Brooks close and we intend to return again. a true holiday getaway with plenty of space for family to relax and have fun. the garden was a great to sunbath in or to play in. Little pond and beautiful established trees and plants in flower to enjoy. Barbeque and seating provided in garden too.

This was a true holiday home from home with a few games and books and table tennis set for the family to enjoy. bedrooms were great my little lad particulary enjoyed it in the loft room. conservatory was great, kitchen well equipped so able to cook a full meal no problem at all. down stairs shower was great and bath upstairs perfect for a nice relax.


Location was great as we love to go crabbing on bembridge beach and look at the RNLI boathouse. Crab and lobster pub great for a meal isle of wight has so many attractions and beautiful beaches its never a dull moment. the Jay miller circus at wootonbridge was an amazing family night out.

Excellent location. Could we suggest the owners put up a blind to cover the large window in the downstairs shower room. The house could do with a little TLC and a good clean. The kitchen was really well equipped. The mattresses and pillows need replacing and we were disappointed to find after booking that towels and bedding were not provided. This is not to say that, despite the above, that we did not enjoy spending time in the house.

Really enjoyed the location of this property only 5 mins walk from the beach. We have 2x dogs so having a large conservatory and patio doors plus an enclosed garden was a really good feature. Great space in this house and would be fantastic for a family plus pets. Rooms were comfortable and homely. Bembridge is a lovely central area so doesn’t take long to explore. Quiet neighbours and nice people.

The house is in a good location very close to the beach and a stroll into the village. The kitchen is well equipped and we loved the open feel of the kitchen leading into the large conservatory overlooking the garden. Tv channels were limited. Bit of hassle having to take your own bedding. Unfortunately there were lots of spiders and cobwebs in the house, many of the light bulbs we're no good needed changing.Cleaner turned up very early and parked on the drive and was ringing the landline at 9:25 when we were supposed to vacate the property at 10 this was not acceptable. My daughter arrived to collect us but couldn't park the car on the driveway which caused us extra hassle having to squeeze past the cleaners car with all our suitcases and belongings. we were Not very happy. I would say get a new cleaner.

Pleasant little house with light and airy extension off the kitchen .Decor was rather tired in places and needed a coat of paint.Short walk to the sea.
Lights did not work in the wet room.Old looking notice said the electrician knew .Notrepaired all week.This made things difficult in the dark !Also no lock on door so awkward with fellow guests.Well, there was a lock on the outside as door handle was fixed wrongly.
We chose this property because of the disabled persons shower .
You have to take your own bed linen and towels here .This was not shown in the advert and we were only informed after booking .
There are little slip mats in the hall that slither about They are a safety issue so better without them.Having said all this with a little attention to detail this property would be super!

The house was in need of a deep clean, there were stains on carpets, one duvet had blood stains (we could do nothing about this until the Monday, when it was replaced). The stair bannister was dirty and several marks on walls. The table and kitchen surfaces were sticky and after seeing the dish cloth (black) I could see why.
The upstairs shower was nothing but dangerous my granddaughter would have been scolded if I had not had the presence of mind to push her away, and yes it was turned down.
The oven knob came off in my hand, garden chairs were damaged and only 2 of them. The rotary dryer was rusty and the floorboards in the kitchen were prominent enough for someone to fall over them.
It's a shame the maintenance has not been kept up.

The house is a great location for beach short safe walk along lanes , great with young children. Early morning walks through lanes to local village and a lovely garden to relax in in the evenings.

We had a great time on the island. Brooks Close is a lovely spacious home with excellent facilities and only a very short walk from beach or shops. The conservatory and open plan kitchen are particularly good, giving an amazing sense of space downstairs. There is also a wet room (Dda compliant) which as a wheelchair user was a massive plus point. Can't fault the place at all, will be first on the list for a return visit next year!
