Cottage? More like a bungalow!! Soooo spacious!! Beautiful property. Very clean. You also have the use of the summerhouse to watch the boats and comings and goings. Very relaxing and quiet!

A fabulous cottage. We were delighted with the location, and how well equipped the cottage was. The cabin by the creek was lovely and also a surprise as to how well it was equipped. We had planned to use this as a base whilst visiting places around the island, but cut some trips out so we could send more time in the cottage, garden and cabin.

Would you return?
We would love to return, but will leave it a couple of years before doing so. Certainly would want to stay here on the island on future trips

Everything was super easy, from the ferry booking, to checking in and out. The cottage was great, lots of little touches, fresh flowers, chocolate, coffee etc.

Alison at Island Holiday Homes was very helpful and provided recommendations of some nice restaurants activities and walks. I believe it makes a real difference that the booking agent knows the area and is clearly from the island.

Returned home yesterday after a fabulous week in Kipper Cottage (2 couples and a dog). The cottage was everything we expected and more. Extremely well equipped with everything we needed and things we didn’t know we needed. Beautifully furnished and spotlessly clean with fresh flowers on arrival. Plenty of space for 4 adults. The garden was dotted with hidden ornaments, log seats and a bench, much less steep than we had expected. The gem of all of this was undoubtably the chalet ‘at the bottom of the garden’ again fully equipped with delightful touches like the old ship sink. We spent much of our mornings breakfasting and evenings with a bbq and glass watching the activity of local boats and the ferry. Tesco express, takeaways, and a lovely eatery and bar Cibo close by. Thank you Anne for this beautiful holiday rental.

We found Kipper Cottage nestled in woodland next to Wootton Creek. The chalet, deck, and private jetty on the creek at the bottom of the long (and rather steep) garden were ideal for watching the hustle and bustle of the sailing fraternity, whilst enjoying a relaxing glass of wine or a cold beer.
The cottage itself was charming and reasonably secluded, with all the amenities you would need to enjoy the location. Sighting the occasional red squirrel visiting the trees in the garden was a pleasant bonus.

A beautiful place to stay with views over the estuary, and down the garden a summer house where you can relax away from it all. This is certainly the best accommodation we have stayed in, and we’ve been to a lot! Super comfortable bed and all mod cons, what else is there to need in a perfect week in April? We will certainly be back but it’s very popular so best to book early!

We had a wonderful week here and found it a perfect base for exploring the whole island. The cottage itself was so pretty and had almost everything we could have wanted (the lack of dishwasher was a minor point but we knew before we booked so was not an issue). We couldn't find points in either bathroom for charging electric toothbrushes - so guests may need to bring an adaptor or a manual brush for their stay - again not a big problem. The gardens are lovely to wander through and down to the summer house which gives a superb view over the water and is a tranquil spot to sit. Again, it is well equipped to save keep going back to the cottage - a nice touch! Once the main gate was closed we found the whole property to be completely dog friendly and our two small terriers thoroughly enjoyed exploring the outside space. The cottage is tucked away down a quiet, private lane and it is hard to believe that you are only about 10 minutes drive from the ferry - such a perfect location and beautiful setting. We would have no hesitation in recommending Kipper Cottage to anyone and may well be back again ourselves...

We stayed at Kipper Cottage for a week in August and it lived up to expectation. Wonderfully secluded location whilst still being close to the local shops and only a stone's throw from the Ferry. Every comfort provided even down to the welcome tea facilities which were well received! The best bit of the house was of course the summerhouse by the creek and we ate there every night.
On the days the weather was good we were able to enjoy fishing and crabbing, though had more success with the crabs!
The garden is beautiful but steep when walking back up after an evening by the creek. Good parking area outside the house.
Just a five minute walk to the secluded cove where we were able to swim and walk the dogs.
All in all a really relaxing holiday and we hope to return again.

an excellent cottage in a quiet picturesque location. the lack on close shopping and good level takeaways is the reason for my score of 4.
The reason for my 4 score on condition was that the cottage key code system box did not work when we got there and had to be replaced.
The 4 on Comfort is down to the fact that there were no instruction of how to work the basic night stores heating system switches or dials or the cooker hob or microwave.
There were numerous instruction book, however many applied to devices that were not installed.

A perfect hideaway for the Isle of Wight. Perfect location and views. Having your own jetty and beach hut to go fishing/crabbing was magical for the family. So dog friendly with enclosed garden. Would stay again.
Have to provide own baby cot and high chair but was not a problem for us.

Beautiful , idealic setting. What a view. Weather fab so we were hardly inside. Used local sailing club for the Boat and the jetty for fishing and mooring at high tide. Kayaked up the river and out to sea. Wild birds and squirrels in the garden.

4 of us stayed plus Jack the dog. Accommodation was excellent, with a lot of little personal touches. Loved it. Also have the summer house at the bottom of the garden, looking out to the Creek. Loved watching the birds and the ferry. Many hours spent crabbing at high tide. The weather was fantastic, couldn't have asked for more. Enjoyed it so much, we are going back in September.

We were pleasantly surprised with the location , which would be ideal in the hot summer months using the chalet etc .
We felt the property was beginning to show signs of age since the last re furb , but otherwise fine.
You may wish to note several bulbs had blown and need replacing before a client arrives.

Had a wonderful week of sunshine which enhanced our stay, the cottage was delightful with the way the living and kitchen area divided the two charming bedrooms. The bonus of all the rooms opening out onto the deck was particularly nice as the weather was so hot! We loved spending time down at the creekside watching the tide changing and the boats coming & going.

We will definitely be coming back for another visit!

Well worth the 'bumpy' road to get to this wonderfully located cottage.Having the jetty looking over the creek at the bottom of the garden was a big plus. A super place for bird life and seeing the red squirrels was a rare pleasure. The bedrooms are ideally located and both having patio doors out onto the decking was lovely. We all had a wonderfully relaxing,very comfortable week staying here and are so glad we found such a special 'dog friendly' place. Thank you for sharing it with us Anne.

This was our second time staying at Kipper Cottage - we loved it so much the first time we were very much looking forward to returning and it didn't disappoint. The accommodation is ideal for people with mobility issues and is very comfortable with everything provided that you could need. The location is stunning and the view down to the river constantly changing and mesmerising. We had a bit of a communication failure, but when it was identified it was sorted immediately with no fuss and bother and follow up calls from owner and company to ensure we were happy. We found the rest of the island easily accessible from the cottage and all the amenities we needed available in Wooton quite close by. We would definitely go back - we love it.

We thoroughly enjoyed our stay at Kipper Cottage. It is in a lovely position overlooking Wooton Creek. The gardens are really nice with an added bonus of a walk through them to reach the Summerhouse . We loved the Summerhouse right next to the Creek, where we watched the Fishbourne Ferry across the other side. The Cottage and Summerhouse are well equipped. The Cottage is lovely inside and out. We cannot find anything to be negative about. We hope we will be able to return.

Such a magical place the photo's do not o it justice. The garden was much bigger than expected.
We loved the little walk down to the creek. The cottage was wonderful, clean, bright and had everything we needed.
We found some great walks for the dogs and the location of the cottage made it very easy to drive to many places.

The location of this cottage was amazing. Surrounded by mature trees, with a view of the creek from the bedrooms, living area and deck. Bliss! Having the added bonus of the chalet down by the creekside, complete with fridge and tea-making facilities was brilliant. We were house hunting, which was really stressful, but having Kipper cottage to come back to made it bearable. Wish we had found this cottage years ago.
