Coulscott’s white Georgian manor and original farmhouse peak through the trees in a lovely leafy valley near the North Devon coast but closer inspection reveals an exclusive hamlet of stunning holiday cottages and fantastic family facilities. Indoors and out, children and grown-ups alike are spoiled rotten, staying in the lap of luxury and having so many ways to while away the days without leaving the glorious 16 acres of grounds.

There are 7 properties at Coulscott, comprising Coulscott House, Georgian House, the Old Farmhouse, The Old Barn and three cosy cottages created from the old farm buildings. All of them have been designed and furnished to stunning standards which would be perfectly placed in the pages of swish interiors magazines.

From magnificent galleried living rooms to sumptuous period elegance, Travertine tiled bathrooms and four poster beds, all the properties provide somewhere special for families, and of course they come with all the baby and toddler essentials as well.

The home entertainment is bang up to date, including Smart TV’s, Sky free view, and unlimited WiFi, plus hot tubs where grown-ups can soothe away the stress with a glass of bubbly, admiring amazing views or gazing at the stars. If parents can’t be bothered to cook, a wide range of frozen ready meals from ‘COOK’ are available to buy from the honesty shop, along with delicious local ice cream or book our fabulous private chef to cook you a sumptuous 3 course meal or amazing tasting menu.

What’s especially great about Coulscott for families are the superb facilities that will keep everyone happy whatever the weather. The lovely indoor pool is toasty whatever the weather with seats around the side to kick back with a book. An adjoining games room includes table tennis and table football, whilst babies and toddlers have their own soft playroom, with giant Liquorice Allsorts! There's also a new communal firepit which is great for toasting marshmallows on come sunset!

There are acres of garden and grounds for children to play hide and seek, have picnics by a stream or build dens in the woods, plus a outdoor play area includes a wooden pirate ship, 2-storey Wendy House, adventure climbing frame and swings, custom made tractor with a slide, and a large, netted trampoline.

Children may well meet a peacock strutting around the garden and will be delighted to get acquainted with the Coulscott menagerie of hens and ducks, alpacas, pygmy goats, pigs, lambs, rabbits and guinea pigs. Other wildlife are regular visitors to Coulscott, including owls, foxes and badgers who might just make an appearance in the dusky twilight.

Georgian House: This elegant 5 bedroom house is perfect for multi-family or multi-generation groups in search of a child-friendly group holiday in Devon. This comfortable, period property is spacious and well equipped for groups. Grown ups can relax in the refined and luxurious drawing room, with plush sofas, a large Persian rug, marble fireplace, wood burner, Sky freeview TV with Smart TV, whilst children have a separate ‘snug’ sitting room to themselves to watch. Georgian House also has its own games room with table tennis, table football and darts. The large kitchen is a sleek modern take on a traditional farmhouse kitchen with a long, wooden breakfast table and all mod cons including an American style fridge freezer, microwave, dishwasher, etc. The beautiful formal dining room makes meal times much more of an occasion, with its rich, red walls, polished table, antique dressers and a marble fireplace with a wood burner. The five bedrooms are lavishly furnished and finished, comprising two with king size beds and ensuite shower rooms, two twin rooms and one single room. The large house bathroom features a Travertine tiled floor, roll top bath and big walk in shower. Georgian House opens onto a wide balustraded terrace with fabulous views and a pretty rose covered pergola leads into the lawn garden with outdoor furniture, loungers, chimnea, barbecue and private hot tub. A ‘secret’ door links Georgian House to Old Farmhouse which makes these two properties ideal for a large group of up to 17 people

We stayed at this beautiful house in late September 2024 as a family of 9 plus baby. Beautiful views and lots to do even if the weather is wet. The soft play area and indoor swimming pool came into its own for our toddler. There is a really good outdoor area with trampoline, tractor and lovely large Wendy house to name a few.

Excellent location with an array of fine facilities which our four year old granddaughter particularly loved. We were blessed with fine weather during our stay and Alice made us very welcome.
The only query we had on comfort was that the rear double bedroom mattress was uncomfortable.
We would definitely consider returning as Coulscott offered so much across the age ranges.

A superb location, wonderful views. The swimming pool, hot tub and games room were a huge success and loved by adults and children alike. Excellent outdoor furniture and BBQ. The gardens were immaculate.
Unfortunately we misunderstood Alice when she talked about the heating not working if a window was open - we though it applied to the door from the games room and the kitchen and not an upstairs back bedroom. As a result the living room and dining room were cold and not as comfortable as we would have liked.
All information about the house is provided digitally which suits some people but I feel that the important basic information should be provided as hard copy. Without a younger generation we would not have been able to access QR codes!
Although there were 3 bathrooms (2 ensuite) the showers were rather poor, apparently due to water pressure. However, for a property of this calibre and price, this should be improved.
Overall a fun weekend for all.

Alice and Luke are excellent "hands on" hosts and ensure everything is perfect. We were 6 adults and 4 children ( 3 months up to 5 years old ). Superb house with lots of room and lovely high ceilings. Lovely lounge and dining room, plus a great snug where kids can watch TV. Big bedrooms with excellent beds. Bathrooms clean with good showers, etc. Great kitchen that was fully equipped. Large games room useful for storing wet clothes. The kids a bit small to benefit from the table tennis table and the table football table....will come back when they are a bit bigger.

We used the indoor pool and indoor play area a lot...weather prevented much use of the nice outdoor play area with trampoline, etc. Having our own hot tub was a treat at the end of the day.

Feeding the animals ( alpacas, goats, sheep, pigs, ducks, geese, rabbis and guinea pigs ) every day was a huge hit with the kids. Alice helped ease the kids into the routine so they lost any fear or inhibitions. Animals all very friendly.

Combe Martin village and beach is walkable but a bit of a trek back up the hill. Great beaches ( like Woolacombe ) and pretty towns ( Lynton, Lynmouth, etc.) nearby, plus some excellent walks like the Heddon valley. The kids loved the train ride at Woody Bay. Further afield,

The location was lovely and the views beautiful. We enjoyed having a BBQ on the patio overlooking the beautiful scenery. The children (a 3 year old and a 10 month old) loved the play park, the animals and the swimming pool, plenty to keep them amused for hours!
The free range peacock was lovely although one of our party has a bird phobia so it was a little awkward at times!!
The honesty shop was a lovely touch especially in the first couple of days when you are settling in.

The Georgian House proved to be a perfect place for a three generational family holiday with flexible bedroom space and two beautiful formal reception rooms as well as it's own much used games room with a table tennis and table football table. As one of seven holiday lets in the grounds it also benefitted from a range of other activities - including the hot tub on the terrace, the swimming pool, beautiful hilly grounds with hidden playground and sports areas and perhaps for us the "piece de resistance" - the opportunity to enjoy and feed the animals each day. Perhaps the thing that made this holiday home refreshingly different was the attitude of the owner, Alice, and the maintenance manager, Roy, - who both went out of the way to make sure that we had everything we needed throughout our stay.

We had a wonderful week in the Georgian House. The facilities were excellent. Our grandchildren enjoyed the playground enormously. With such warm weather the swimming pool was also much in demand. The Georgian house is absolutely beautiful, spacious, extremely well equipped and furnished and comfortable. The children had a great time with the animals, the lambs and the alpacas were big hits. Alice was very welcoming and recommended local restaurants, we especially enjoyed the Kentisbury Grange, the food was good plus it was dog friendly as were all the local restaurants and pubs.Wayne Pearson came to cook for us on our last evening which was a fitting end to an enjoyable holiday. We’ll certainly be back. Very envious of Alice waking up to the stunning view across the valley every day. Missing it already, our granddaughter cried when we left, she’s planning to return as soon as possible.

We went to Coulscott for a 4-night family (6 adults and 2-year old) break and to celebrate my wife's birthday in March. The setting of Coulscott House, the facilities, the service and the house itself were absolutely wonderful and we were very fortunate with the weather. We particularly enjoyed a fantastic birthday dinner cooked by Wayne, the chef.

Excellent location with stunning views and all the amenities you would wish for. The house was comfortable, clean and very well equipped for the family stay. Access and parking was easy and there was a large sitting area outside the property with jacuzzi and barbeque - ideal for the evenings. Rooms were all of a good size and ideal for all the family. An enjoyable and relaxing stay with helpful on-site owners. Would thoroughly recommend to anyone for a relaxing break.

This was our second visit to the Georgian House & The Old Farmhouse with our extended family of 8 adults and 5 children.The houses are both very clean, well designed & comfortable. Alice the new owner was very welcoming and helpful. There is everything on site a family needs - the indoor swimming pool (a great favorite) hot tubs, games room, outside play areas and animals to enjoy. The children and grown ups always enjoy table tennis in the games room in the house. There is plenty of space for children to run around safely and go on walks outside. We loved eating outside in front of the house. This year Coulscott have collaborations with local providers and we have a great 3 course meal from Wayne, an outstanding chef and treatments from Hannah a really good masseur. The beaches nearby are great; Barricane (with a super beach hut providing food and drinks) with lots of rock pools to explore, Putsborough a lovely sandy beach at the far end of Woolacombe so is quieter and far less busy, Woody Bay is well worth a visit as it is spectacular and usually deserted. All in all a family paradise.

If there's ever a perfect English holiday, this is it! The Georgian House, a classic but cosy building, looks out over well kept gardens, down to paddocks and ponds where chickens, ducks and alpacas wander all day, and beyond to the lush rolling hills of Devon, where the sun sets (if you're lucky enough to get it!) while you sit in the hot tub with your cuppa or cocktail.
It's just 10 minutes drive to calm coves and sandy inlets you've never have heard of, where you can swim and paddle board, and half an hour's drive to the great surf beaches of Woolacombe etc (but get there before 10 if you want to be sure of a car parking space). And should the unthinkable happen and it rains, there's the indoor pool and games room.
The house is well equipped and feels like you're staying in a friend's home, with comfy bedrooms, modern clean bathrooms and a big country style kitchen, next to which is the table tennis room where many a competition took place.
One part of our family, with a 10 month baby, took the smaller Bantam Cottage, which gave them space, and was just 20 steps from the main house, so close enough for baby monitor to work.
Best of all are the owners who run it as if you're truly guests in their home, with Alice invariably somewhere looking after the animals, veggie patch (to which you can help yourself) and guests.
We all said we want to go back as soon as possible, and we will... many thanks for a great holiday!

We were six adults so more than enough room for all of us but plenty to spare. Couldn't fault the Gerogian House for facilities or comfort. The games room, hot tub & BBQ were well used & just what we needed. The separate pool was an added bonus with the booking arrangments simple to use with plenty of available slots (but we were there outside of the school holidays). Alice was a perfect host making sure we settled in ok.

We would have no hesitation in returning for another stay & would definitely recommend to others.

The Georgian House was ideal for our family - from 18 months to 82! The house was very well equipped; lovely comfortable beds, towels provided, good quality baby equipment. The pool was clean, uncluttered and accessible, the hot tub a real hit. Surrounding grounds were well maintained as was the children’s play area. Everyone enjoyed the variety of animals in the beautifully maintained farm area.
Lovely weather was a bonus - alfresco dining facilities were ideal and at no time were we stuck for things to do at Coulscott. This was our second visit and there may well be a third, a great time was had by all!

We booked "The Farmhouse" at the same time and had a very happy stay (please see our review on "The Farmhouse" for the same dates).
Facilities on site; in and outside the house were very good, the owners went out of their way to please their guests; nothing was too much trouble; they offered great advice on local ameneties and were open and generous with their time.
We had a great week in spite of the inclement weather - fresh fish for sale at Ilfracombe (on the harbour) was great; we had lunch at Hunters Inn at Heddon Valley, the views were amazing on the short trip there - the food was well served and of good quality.
We (aged 2 to "very old") visited the Thai Restaurant (Nartnapa) at The Cottage Inn, Lynton; the family really enjoyed the experience; tastes were amazing and very authentic served by kind, enthusiastic staff, the decor of the restaurant was not of the best standard but the quality of the food and service made up for that.
Note: the Car Park is down a steep slope in front of the "Inn", slightly daunting but manageable in a family car; if you can find a parking space on the road, you might find that more comfortable.

We had an amazing weekend at Georgian House,if you like the ancient style this is the perfect place to stay. Our kids enjoyed all the facilities over there, from feeding the baby lambs to indoor heated pool which was all for us(booking made each day because of Covid-19)they even made new friends over there!We had everything we needed for a perfect family break!
The family who is running over the business is very friendly and makes you feel very welcome from the start of your holiday, we will definitely book again!

We yet again enjoyed a great holiday at Coulscott, staying in the Georgian House and Bantam cottage. The swimming pool booking system worked well, and the few Covid restrictions didn’t impair our stay.
In Andrew’s absence we were well looked after by Roy, who is always friendly and on hand.

Coulscott is a wonderful family holiday experience, and has given us so many happy memories. Thank you.

What a fantastic house to holiday in. Nice, large rooms, very comfortable beds, kitchen spacious enough to eat in although a beautiful dining room as well. We were blessed with excellent weather and there is so much to do in the area. Evenings at home were spent playing table tennis and bar billiards which is really nice when it is in the actual house. The swimming pool was very nice which we booked when we wanted it and were never unable to book it. The hot tub outside was a nice extra after a swim or a walk that day, overlooking the beautiful valley. Grounds were kept nicely, the dog field was ideal to exercise them morning and evening. A really fantastic week away with family and we are certain we will return again sometime.

A super house and grounds with everything you could want ! The house was spacious, clean and well equipped. The games room, and indoor pool were loved by our older children and we enjoyed relaxing in the hot tub with views. The animals , especially Ozzie the alpaca were gorgeous too. The property is in a quiet lane in a beautiful part of Devon, with many beaches and Exmoor walks a short drive away. Thank you for a lovely week with our family.

We had a one week stay at the Georgian House in August. Coulscott House is situated in a beautiful valley. We had the most glorious countryside views from the house. The house layout worked ideally for a stay for us, our children and 3 grandchildren. The children particularly enjoyed the swimming pool and petting the guinea pigs. We enjoyed the hot tub and the barbecue facilities! We had lots of lovely day trips out to Exmoor, coastal towns (Lynton & Lynmouth, Ilfracombe) and the beach (Woolacombe). Very good local restaurants. All within easy driving distance. The service was excellent from Andrew and staff on site. I would highly recommend and would happily stay again. We just had a wonderful week at Coulscott with all the family; 6 adults and 2 children in the Georgian House and 2 adults and 3 children in the Old Farmhouse. Great accommodation in a beautiful setting. There was ample space for the children to play inside - with the extra games room (Georgian House) too and everywhere was spotless, the "secret" door between the 2 houses was a boon and used all the time. We ate out nearly every evening on the terrace and combined the tables and chairs from both houses so plenty of space for everyone. The children had a great time swimming in the indoor pool every day. The outdoor playing area with pirate ship and "wendy" house was well used and safe. The children enjoyed seeing the animals. There were several excellent beaches within easy reach. It really was everything we hoped for and more.

Our family of 14 with ages ranging from 2 to 72 spent an amazing weekend in the Georgian House. The accommodation was super, catering for everyone. A real plus was the games & books to occupy all ages plus a games room, soft play room, a heated indoor pool and hot tubs. The house was brilliantly equipped with everything we needed & the farmhouse kitchen had a table long enough to fit us all. A fabulous time was had by everyone.

This is a large characterful and well furnished house suitable for a family gathering and highly recommended. We enjoyed our stay here in a beautiful setting with the use of a personal hot-tub and games room and the communal swimming pool. Meeting the various animals and especially feeding them was enjoyed by all our family. The location is good for reaching many of the attractive beaches in North Devon and the NT property Arlington Court, RHS Rosemoor garden and wildlife parks. Like many roads in Devon, the lane leading to the property is only wide enough for one vehicle with passing places. There are local shops, garage and pubs in Combe Martin, a five minute drive away (but a steep walk on a narrow road) as well as frozen meals available to buy on-site.
We received a very warm welcome from Roy (as Sue and Andrew had been called away) who explained everything to us about the property.

Our group ranged from 2-80yrs and we all always found something to do. (There is a wide variety of games and books). Adults were able to walk and cycle in the vicinity and we used the Tarka Trail for family cycling. The site is extremely well resourced for children and always kept in "tip top" condition. Helping to feed the animals - who were housed in pleasant and humane surroundings - was a bonus. With plenty of room for children, the soft play area and indoor pool was a well-used amenity as was the hot tub.
The house was roomy, very comfortable and clean with a well equipped kitchen that had good quality equipment although we didn't discover the switch for the cooker extractor fan until too late! A large water jug would have been useful but if we had asked I'm sure their brilliant staff would have produced one. All pillows are feather but again we didn't ask for an alternative. The beds were very comfortable! Obviously cars are essential for access to the coast. We had a lovely stay at the Georgian House!

We range from age 80 to age 3, and all of us love Coulscott. Everything is well thought out with close attention to detail.I'm sure it is possible to enjoy a week there without leaving the house and extensive grounds.
There is lots to do and enjoy in the surrounding area, but we all return happily to the Georgian House.

A family of 6, comprising Mum, Dad, 3 boys aged 9, 7, and 5 (almost) plus Grandpa and two dogs. Spent one week here 19-26 July 2019. Plenty for the boys to do, both at The Georgian House (games room, board games, books, TV, DVD - take your own DVDs though) plus on site (pool, activity area, "menagerie") and plenty of walks nearby to take the dogs. The older boys surfed at Westward Ho! and they all rock pooled at Combe Martin.

Convenience stores nearby, and we had 2 Tesco deliveries for the bigger shop. The ready meals available on site were very useful too. Good quality stuff to boot.

The property was well appointed, we lacked for nothing.

One criticism, which is why "comfort" only gets a "good" as opposed to "excellent". The downstairs toilet has a very low doorway, which was a magnet for heads to bang on, in one case causing a fairly serious injury. I think the owners should put some of foam protection there (it may mean taking a couple of inches off the top of the door) and also a big sign "Mind your head!" on both sides of the door.

Otherwise, all excellent! We would have no hesitation in recommending the property to others.

Hidden away just outside Combe Martin, this holiday paradise has all you need to keep large and small families entertained while staying onsite. Travelling out, then is plenty of places and beaches to visit, all within a reasonable drive. Ilfracombe with its lovely shops and Harbour is a must and only 15 mins away.
The Georgian house itself is a terrific Listed Building and has that aura about it as you wander around it checking out the rooms, from the Family kitchen diner to the large sitting room and exquisite Dining room. All bedrooms are well furnished and clean. Great that dogs can stay here too as ours enjoyed wandering around the grounds with all the smells and of course all the animals that are kept on site. feed time each morning about 9.30 am is a must.
The hot tub was great to relax in in the evening after a day out and the indoor pool ample size with a toilet, shower and changing room attached.
Plenty of indoor and outdoor play areas for the young children, with table tennis, table football for the older ones and adults.
Combe Martin has enough facilities for emergency shopping , eating or drinking needs, with some nice pubs. Recommend the Pack Of Cards for sunday lunch, but book in advance....

The house was absolutely lovely , beautifully furnished and equipped with everything you could possibly need and more for all age groups . We felt perfectly at home from the moment we walked through the door .
There were 3 generations in our party and and there was something for all of us . The toddlers made use of the toys and games in the house and loved the play areas. The adults made use if the games room and hot tub and everyone enjoyed the pool and absolutely adored the animals .
The staff were friendly and helpful without being intrusive and kept the properties and grounds immaculate.
There were so many beaches to visit within easy reach of the property. A week wasn't enough to explore even part of the area .
We would all like to return in the future .

We have just returned from a week's holiday staying in The Georgian House. Five adults 2 children 11 and 9 and 1 baby of 6 months. Accommodation was superb and met all our needs. Lots of outside space for the 2 older children and everyone enjoyed time in the swimming pool. The animals were an added bonus and Ozzie one of the Llamas has become a firm friend and in many of our family photographs. An excellent holiday destination, close to Exmoor an easy drive to the local beaches of Combe Martin Woolacombe Putsborough and the beautiful coastline walks around Mortehoe and Lee Bay. We will return.

We stayed for a long weekend - 6 adults, 2 children and 2 babies - and had a fab time. The house was great for our party and the kids had a whale of a time with so many rooms to hide in! We were lucky to have the swimming pool to ourselves on both full days we were there and the kids loved it. They also loved feeding the animals (especially the goats!) with the lovely Mick. Mick also managed to find me a grill-pan on the Saturday morning! Had a great day out at the nearby Dinosaur & Wildlife park on the Sunday.

This was the nicest place we have ever stayed with children. The house had everything we needed and Sue and Michael were always nearby but never imposing. The farm animals were an added bonus that my son and daughter loved, and feeding the chickens was a regular morning activity. The softly was clean, bright and great fun as was the pool and we all enjoyed the gardens and table tennis.

I can't rate this place highly enough.

This was our third visit to the Georgian House, and was summed up as the best yet. We were a family of 9, with an age range of 2 to 79. The house and grounds are perfect for children of all ages, a lot of thought has been put into making Coulscott a safe but fun place.
The house is beautiful, somehow managing to be both large and cosy.There is plenty of room for quieter activities, but a garden room with table tennis for the more boisterous.
Outside there is plenty to do. The football area and goal was much appreciated this year, as was the pool and hot tub. The soft play area is great for under 5s, only problem being getting our toddler to leave!
We all enjoyed visiting the animals, and loved the new mini goats. Mathilda the wallaby was much in evidence, and Ozzie the alpaca his usual flirtatious self.
Sue and Andrew are very welcoming, and have put so much thought and care into Coulscott, we feel privileged to be able to share such a lovely place with them.

There were 2 young families and grandparents in our party and everybody had a great stay. There is plenty to keep children occupied with the swimming pool, soft play (suitable for under 5s only), the animals and the lovely playground. The house was set up with children in mind with added touches such as bathroom steps, baby bath, books and games available for use. The layout was perfect for us as it meant our family had a separate area upstairs which could be closed off to avoid disturbing everybody else as our children are early risers! The location is ideal for exploring all of North Devon's sights and the views from the property are stunning. The house itself has been refurbished to a high standard and has a fully equipped kitchen with more than you would expect from a holiday home. The owners were very accommodating and sorted out the minor issue we had very promptly.
Just a point to note; It is very hilly and on a steep site so all facilities may not be accessible to elderly/less able people in your party, but I imagine this is the case for most of the area.

We had a lovely long weekend here in June with family. The house was extremely spacious and very well equipped, including lots of toys, books and games to amuse our 3 and 6 year old boys. That was even before we explored the grounds.
An indoor swimming pool, games room. trampoline and outdoor play equipment meant that our sons never got bored and you wouldn't even need to leave the grounds of the house if you didn't want to. In fact, it was lovely just to relax in the beautiful house the first morning we were there while the children just played and explored. We enjoyed meeting and feeding all the farm animals and holding the guinea pigs! Sue and Andrew were extremely welcoming hosts and very attentive to our needs. Oh and the hot tub was obviously a bonus - nice to kick back and relax at the end of a busy day.
We particularly liked the big farmhouse style kitchen with long dining table and enjoyed all sitting round it for an evening meal. It was great the way it opened onto the games room extension with table tennis and then led through to the outside terrace.
