Coulscott’s white Georgian manor and original farmhouse peak through the trees in a lovely leafy valley near the North Devon coast but closer inspection reveals an exclusive hamlet of stunning holiday cottages and fantastic family facilities. Indoors and out, children and grown-ups alike are spoiled rotten, staying in the lap of luxury and having so many ways to while away the days without leaving the glorious 16 acres of grounds.

There are 7 properties at Coulscott, comprising Coulscott House, Georgian House, the Old Farmhouse, The Old Barn and three cosy cottages created from the old farm buildings. All of them have been designed and furnished to stunning standards which would be perfectly placed in the pages of swish interiors magazines.

From magnificent galleried living rooms to sumptuous period elegance, Travertine tiled bathrooms and four poster beds, all the properties provide somewhere special for families, and of course they come with all the baby and toddler essentials as well.

The home entertainment is bang up to date, including Smart TV’s, Sky free view, and unlimited WiFi, plus hot tubs where grown-ups can soothe away the stress with a glass of bubbly, admiring amazing views or gazing at the stars. If parents can’t be bothered to cook, a wide range of frozen ready meals from ‘COOK’ are available to buy from the honesty shop, along with delicious local ice cream or book our fabulous private chef to cook you a sumptuous 3 course meal or amazing tasting menu.

What’s especially great about Coulscott for families are the superb facilities that will keep everyone happy whatever the weather. The lovely indoor pool is toasty whatever the weather with seats around the side to kick back with a book. An adjoining games room includes table tennis and table football, whilst babies and toddlers have their own soft playroom, with giant Liquorice Allsorts! There's also a new communal firepit which is great for toasting marshmallows on come sunset!

There are acres of garden and grounds for children to play hide and seek, have picnics by a stream or build dens in the woods, plus a outdoor play area includes a wooden pirate ship, 2-storey Wendy House, adventure climbing frame and swings, custom made tractor with a slide, and a large, netted trampoline.

Children may well meet a peacock strutting around the garden and will be delighted to get acquainted with the Coulscott menagerie of hens and ducks, alpacas, pygmy goats, pigs, lambs, rabbits and guinea pigs. Other wildlife are regular visitors to Coulscott, including owls, foxes and badgers who might just make an appearance in the dusky twilight.

Accommodation Overview:

Coulscott comprises 8-bedroom Coulscott House, 5-bedroom Old Barn, 5-bedroom Georgian House, 3-bedroom Old Farmhouse, 2 bedroom Peacock and Aylesbury Cottages and 1-bedroom Bantam Cottage, all set in 16 acres of gardens and grounds with an indoor pool, adventure play area and friendly animals


Old Farmhouse (sleeps 6 + up to 2 babies in cots), with a 5-star gold award from Visit England, dates right back to medieval times, and the authentic character has been preserved whilst being brought luxuriously up to date. An amazing living room is the heart of the house, being open to the first-floor rafters and overlooked by a minstrels gallery but also featuring a slate floor with a large Persian rug, an inglenook stone fireplace with a big wood burner, huge comfy sofas, Sky Freeview Smart TV. The dining room is just around one corner of the living room and the modern kitchen is well equipped and has a central island breakfast bar. Helpfully for elderly relatives, one twin bedroom is on the ground floor with an ensuite shower room and WC. The two other bedrooms are beautifully furnished, including an antique super king-size 4-poster in the master bedroom, which also has an ensuite shower room, and a twin room with wrought-iron bedsteads. The Travertine tiled family bathroom includes a bath with an overhead shower. Old Farmhouse opens onto a big, private, paved terrace with outdoor dining table, barbecue, fire pit and hot tub.

What a beautiful place! Would recommend it to everyone and although we were all in our 50's, 60's and 70's even we enjoyed the facilities -swimming in the pool, and relaxing in the hot tub and walking the dogs in the allocated field where they could run free. Lots for kids to do as well, including play area and visiting the animals. The holiday cottages are relatively close to great veaches and lovely woodland walks.

We had a fabulous family holiday at Coulscott despite indifferent weather. The facilities were first class and the accommodation excellent. The complex is brilliantly located for the widest range of activities. We would strongly recommend the location for a family holiday.

Lovely property. We enjoyed feeding the animals, the chickens and ducks were very funny. Loved the pool and hot tub. Chilly , windy and wet week so after a bracing walk we came back and had a great fire to enjoy. Devon out of season is excellent.

It is hard to find somewhere to stay with 3 lively dogs which also lives up to the comfort and luxury which us two legged folk would like. The old farmhouse at Coulscott house holiday cottages had it all. Spacious, clean and comfortable with a wonderful farmhouse kitchen, hot tub to relax in whilst looking at the glorious views over the valley, smart tv to keep everyone happy on evenings in and wonderful surroundings including a field just for the dogs to stretch their legs. Other facilities on-site include a heated indoor swimming pool, bbq facilities and little shop on site.
Alice, the owner, was always on hand to offer advice on the local area, good places to eat and the best beaches/ cliffs to walk the dogs.
We would thoroughly recommend Coulscott to anyone looking for a dog friendly holiday where you can also spoil yourselves!

We had an absolutely fantastic stay at The Old Farmhouse at Coulscott. The house had so much character but also space. Beds were wonderfully comfortable and we all slept brilliantly after all the sea air.
The kids loved the animals, the play area and the pool plus there is so much to do in the local area. Combe Martin beach is an absolute gem - I almost don’t want to tell people about it!

Alice was super helpful with recommendations for local providers of kayaking and surfing and the digital guide was a godsend.

We had a wonderful time and have already booked to come back next summer…. Just need the same fantastic weather!

Our second holiday at the Old Farmhouse and we enjoyed it just as much as our first visit. There was plenty to do for two pre-school children with an outdoor playground complete with pirate ship, playhouse and trampoline, an indoor play space and plenty of chances to feed the animals.

Our three generation family all loved the beautiful, warm indoor swimming pool as well as the private hot tub on our terrace with fabulous views of the Devon hills. The main rooms of Old Farmhouse were spacious and comfortable with lots of games, books and a doll’s house. A great week with a warm welcome from Alice who looks after her guests in a friendly relaxed way.
The property is perfectly positioned close to beaches as well as countryside and we enjoyed trips to Woolacombe, Linton and Lynmouth, Braunton and Ilfracombe and Arlington Court (National Trust).

We have just returned from the most wonderful stay at the 'Old Farmhouse' at Coulscott Estate.

Although Familiar with Devon and Cornwall, this part of Devon was somewhere we had never visited before and wondered why! Coulscott is set in the most idyllic location nestled atop a valley with amazing views across the hills and valleys and only a short distance from some of the most beautiful beaches in England (at least in our opinion). It seemed less crowded, and the coastal walks and scenery were breathtaking. We didn't have children with us although wish we had as there was a swimming pool, activities, and animals galore (we rather took to the Alpaca)! Alice our host provided such a warm and friendly welcome and pointed us in the right direction to the best walks, beaches, pubs, and places to visit – thank you. To sum up - A hidden gem and on driving home talked about when we might return!

We stayed at the Old Farmhouse for a week over Easter and couldn't have been happier. From the moment we arrived my children (aged 7 & 8) fell in love with the animals and grounds, and we did too.

Alice and her family did everything possible to make our stay perfect down to the small things like a lovely welcome basket of goodies, a few laundry tablets (which were a life saver), dishwasher tablets, and an absolutely stellar welcome manual in app form which we made endless use of.

The accommodation and onsite amenities couldn't have been better; the animals, pool, hot tub, play park, games room, lookout and views were all spectacular. We enjoyed evenings bat spotting from the hot tub while looking out to the changing colours of the valley as the sun set, listening to the sheep and cows across the valley in the various field - we even witnessed a ewe give birth to two lambs a field along.

Nearby we enjoyed days exploring the caves at the beach in Combe Martin, the sand dunes at Saunton Sands, shell hunting at Baracane beach, digging and building sandcastles at Woolacombe, taking the funicular in Lynton (to find ourselves above the clouds in Lynmouth) and finally, climbing at Valley of Rocks and a hack across Exmoor from Brendon Manor Stables (Lynton).

The week really couldn't have been better and our children are already begging to go back - thank you!

Brilliant February half term break in the Old Farmhouse at Coulscott House. Loads of space for our family of five (3 teenagers). Very warm welcome from Alice and family with lots of advice on things to do and see. Information app was very useful to have prior to the stay to help plan our few days and get familiar with the facilities. Great location in north Devon for beaches, walks and days out. Had fun in the games room with table tennis and table football - very kind of Ella and Daniel to take us on! Log fire got plenty of use in the evenings. Lovely heated indoor swimming pool plus our own hot tub with fantastic views of the valley. Looking forward to a return visit (minus Storm Eunice!)

Dishwasher did not clean properly in spite of attention from hosts, crockery and glasses needed cleaning (manually) on arrival.
Throughout week we were double washing crockery and glasses. Oven was not clean on arrival.
In spite of demonstration from host the coffee machine did not make a single decent cup of coffee. Too weak!

Cannot speak highly enough about external chef, he provided two meals for us which were truly excellent, ranking among the best meals we have ever eaten.

Hot tub and pool were excellent, sitting in hot tub during a winters rainstorm an experience!!

Disappointed that windows were too small and too few to appreciate magnificent views

A very friendly welcome to a beautifully situated property. The views are superb and you are just a short distance from Combe Martin.
The beds were very comfortable and the farmhouse was filled with traditional features. We didn’t realise it had so many places with low beams and found this difficult.
Hot tub and pool added luxury. Plus the sunshine made it a lovely relaxing holiday.

We had a lovely stay in The Old Farmhouse. Our granddaughter loved feeding the animals every morning and swimming every evening. The honesty shop is a fantastic idea and we had a few lovely evening meals. I have never stayed in a cottage with such a well stocked kitchen. We had a week of mostly rain but we managed to get out and about with lots to do in the surrounding area. The hot tub was an added bonus after a long dog walk in the rain. We would love to return bringing our extended family but maybe in the summer months when the sun is shining and the evenings are longer

The Old Farmhouse was perfect for three generations of our family to enjoy a relaxing late summer week. There was so much on site to keep the two pre-school children happy and active and it was an easy drive to the seaside. The house felt spacious and comfortable and had great views from the terrace. A spacious house, suitable for families to share with lots of facilities immediately on site for young children. I could say how awful the place is to discourage others from booking and making it easier for our family to book again. However that would be unfair as everything was just perfect. I loved that the proprietor Alice lived on the site with her family, Ella and Daniel are lovely to chat with, it made the experience feel even more homely and of course it was easy to ask questions, get ideas of where to go in the area etc.

The whole set up is just wonderful. Highly recommended.

This was our fourth stay at a Coulscott House property and we were not disappointed! The house is very comfortable and is very well equipped and the facilities onsite are excellent. My sons were very excited to discover there was a new viewing platform and communal fire pit within the grounds. We enjoyed two evening fire pit sessions where we toasted marshmallows and read bedtime stories by the fire, a lovely way to spend an evening!

A special mention must go to Roy who remembered us from our previous visits and welcomed us back. As ever, he was very patient with our sons during the daily animal feeding sessions, which were definitely a highlight of the holiday and always made time to chat to us when we saw him.

The Old Farmhouse was a really good place to stay, we are very pleased that we booked it.
Members of our family stayed in The Georgian House during the same week (see corresponding review).
The facilites on site for families are very good with numerous animals to feed; play equipment including Pirate Ship, "Wendy House", climbing frames and trampoline.
A super swimming pool is on site and each of the properties had a good Hot Tub (that was serviced often during our stay).
The venue is on the side of a hill - overlooking a beautiful valley (Combe), fantastic views.
There are plenty of places nearby to entertain families of all ages; rather reluctantly we took the children to the Dinosaur Park and were happily surprised - great indoor play area (it was pouring with rain!), Dinosaurs abound, great for the children and not too bad for the adults - quite interesting in fact!
Suggest guests place an order for delivery from a supermarket before arrival as local shopping is reasonably limited.
The local Farmshop "Besshill Farmshop" EX31 4SW served great meats and were very helpful, we ordered in advance for collection on Saturday incliding fresh bread - very good!
We booked (in advance) a takeaway from Nartnapa, the Thai Restaurant suggested by Coulscott delivered to the Cottage - great taste!

A well organised set up with great views. Wonderful for children once we get back to normal. The lovely extras of hot tub (although it would not accommodate 6), and the heated pool was great. The honesty shop was really useful offering the basics. We received a warm welcome and Alice was immediately on hand with any queries we had.

We spent 3 nights with our 3 children (9,7,3) and had a wonderful time. The adults loved the stunning views, country location and the detail inside the house (good linen, coffee machine, fresh eggs on arrival). Our children adored the animals, collecting eggs, roaming on a big, safe site with lots of fun play activities (trampoline, ship, play house) and a fire pit. Our hosts were great - responsive and made us feel very welcome. We’d definitely visit again.

This was our third visit to Coulscott House and our first stay in the Old Farmhouse, having previously stayed in Peacock Cottage. We had a brilliant holiday and were delighted to be back again. The Old Farmhouse is a lovely property and gave our family of five plenty of space to relax whilst on holiday. Our sons were very excited because you can see the animal enclosures from the house, as well as the swimming pool front door. As always, the Coulscott House staff were very welcoming and friendly . We hope to return again next year!

We've stayed at Coulscott three times now. It's always a lovely break, ideal for small children.
The little farm, playground, pool and grounds can all be enjoyed in good or bad weather and the beaches aren't far away.

Amazing family holiday at Coulscott. The Old Farmhouse was bursting with character features including large 4 poster bed, whilst also providing everything you could need for a luxury self-catering break, including BBQ, Netflix and hot-tub to ease the muscles after a glorious walk on the coast path. The children loved the well-equipped playground and the numerous animals (especially the friendly goats and feeding scraps to the pig). Grandparents enjoyed the flat nature walk through the fields taking in the stunning views down the valley. Next time we look forward to enjoying the indoor swimming pool and games room.
Coulscott is ideally located as a base to enjoy all the natural beauty and attractions that North Devon has to offer. We spent days on magnificent sandy beaches with rock pools and sand dunes, whilst also finding time to walk parts of the coast path with its impressive sea cliffs, explore Exmoor and its ponies, and visited lovely towns/villages such as Lynton, Berrynarbor, Ilfracombe Harbour. There is so much to do in the area. Next time we've got the dinosaur park, zoo and Watermouth Castle on the list of attractions to visit. We would like to thank everybody at Coulscott for their warm hospitality throughout our stay and for their thorough cleaning protocols that made us feel very safe in this first week following coronavirus lock-down.

We loved the location, facilities and comfort on offer at Coulscott House. We stayed in the Old Farmhouse and enjoyed the large rooms, the awesome character of the place and the hot tub outside.
Soft play, play ground, swimming pool, animals (especially the wallaby!) and stunning views were enjoyed by all of our party: from toddler upwards!
Can recommend highly enough...

We had a great week with our 2 year old and baby.
Coulscott is beautiful and very peaceful with plenty for our toddler to do. The ball pit and animals were particularly popular.
The house was really comfortable with a well equipped kitchen.
Nearby we enjoyed trips to the Dinosaur Park, Arlington, Watersmeet and Lynmouth, the little steam train at Woody Bay, walks at Baggy Point and the beaches at Saunton and Woolacombe.

We had a great week in North Devon at Coulscott. The Old Farmhouse and the entire site is wonderful: everything was as advertised, and in great condition. Roy, who was on-site all the time, was friendly, open and knowledgable. The kids loved the pool and soft-play, and the farmhouse was very comfortable. Highly recommended.

We absolutely loved our stay at Coulscott. The house was very comfortable and well equipped, well stocked kitchen and high chair, bed guard etc provided. We felt at home immediately, as did our dog!

The facilities on site are wonderful for small children, our 3 year old loved feeding the animals and spending time in the play area. Beautiful views, close to several beaches and never felt busy, even though it was fully booked. Thank you - we will definitely be back.

Very satisfying week in the Old Farmhouse. Well equipped kitchen, cosy living room with fireplace. Great hot tub with panoramic view. All equipment worked splendid (apart from a small hiccup with the heating, which was swiftly solved). Actually nothing to complain about.
Surroundings also great. Nice walks along the shore and through the hills.
Definitely very recommendable.

The Old Farmhouse was spotlessly clean with lovely furnishings , washing machine, dishwasher, large choice of books & games and its own hot tub! Outside patio with table & chairs and barbecue.
The amenities provided were outstanding. Swimming pool , soft play area with table tennis & table football, trampoline and outdoor play areas. Goats, guinea pigs , alpacas , hens, ducks and pigs. Our grandchildren loved being able to walk freely in the animals pens .
The owners & staff were very helpful in the booking process and during our stay. They were able to recommend places to eat and where to visit. So many things to do within 15 mile radius. Fantastic beaches.
I can highly recommmed Coulscott cottages - 5 star accomadation & amenities.

A charming place with a charming host, stunning location, all beautifully done. Great facilities for families - the pool was fantastic and the play area, farmyard and grounds were a huge hit with the children. Lovely little touches too, with complimentary juices, White Company toiletries and eggs from the chickens. The only small gripe was around the heating which could have done with a boost on the chilly winter mornings, but even that was mitigated by the very effective fire.

What we loved most was that whilst our childrens' needs were fabulously met (all the games and books in the house and your amazing pool) we could feel like adults. Wow, wow, wow... we have just returned from a week at the old farmhouse and it was amazing. The location was great, we visited Lynton, woolacombe and the dinosaur park and on the days we didn’t go out we had a great time using the facilities onsite, the swimming pool and the tractor slide were favourites for my son. Will definitely be back next year!

This is a lovely cottage-full of character, spotlessly clean and very comfortable. We stayed as a family of 5 with three young boys and had plenty of room. The ‘extra’ facilities on site -soft play, COOK food on an ‘honesty bar’ basis, pool, trampoline, children’s garden is fantastic for a young family. And it’s brilliantly located-every day we were able to do dinosaur parks, zoos, beaches, ilfracombe town and theme parks within an easy drive. It is expensive but you get what you pay for. Lovely owners too!

The cottage beautiful, spacious and had everything we needed for our 2 week stay. The pool was excellent and never too busy, and our 3 year old loved playing in the outdoor play area, as well as checking on the animals and the number of eggs laid by the hens each morning. We stayed at Coulscott with our two sons (aged 4 and 5) and my husband’s parents. The old farmhouse is a beautiful property. It has lots of space inside and it is brilliantly equipped with everything to make it feel like a home from home. The beds were very comfy, the bathrooms are great and the outdoor hot tub was a lot of fun. The Apple TV with Netflix was helpful for our 2 boys when they needed a rest from all the outdoor activities and for us in the evening.
The facilities at Coulscott are fantastic - fabulous play areas, lovely and warm indoor pool, and best of all the animals. Our boys felt like they were real farmers for the week!
We will hopefully be back for another week’s stay next year.
