Coulscott’s white Georgian manor and original farmhouse peak through the trees in a lovely leafy valley near the North Devon coast but closer inspection reveals an exclusive hamlet of stunning holiday cottages and fantastic family facilities. Indoors and out, children and grown-ups alike are spoiled rotten, staying in the lap of luxury and having so many ways to while away the days without leaving the glorious 16 acres of grounds.

There are 7 properties at Coulscott, comprising Coulscott House, Georgian House, the Old Farmhouse, The Old Barn and three cosy cottages created from the old farm buildings. All of them have been designed and furnished to stunning standards which would be perfectly placed in the pages of swish interiors magazines.

From magnificent galleried living rooms to sumptuous period elegance, Travertine tiled bathrooms and four poster beds, all the properties provide somewhere special for families, and of course they come with all the baby and toddler essentials as well.

The home entertainment is bang up to date, including Smart TV’s, Sky free view, and unlimited WiFi, plus hot tubs where grown-ups can soothe away the stress with a glass of bubbly, admiring amazing views or gazing at the stars. If parents can’t be bothered to cook, a wide range of frozen ready meals from ‘COOK’ are available to buy from the honesty shop, along with delicious local ice cream or book our fabulous private chef to cook you a sumptuous 3 course meal or amazing tasting menu.

What’s especially great about Coulscott for families are the superb facilities that will keep everyone happy whatever the weather. The lovely indoor pool is toasty whatever the weather with seats around the side to kick back with a book. An adjoining games room includes table tennis and table football, whilst babies and toddlers have their own soft playroom, with giant Liquorice Allsorts! There's also a new communal firepit which is great for toasting marshmallows on come sunset!

There are acres of garden and grounds for children to play hide and seek, have picnics by a stream or build dens in the woods, plus a outdoor play area includes a wooden pirate ship, 2-storey Wendy House, adventure climbing frame and swings, custom made tractor with a slide, and a large, netted trampoline.

Children may well meet a peacock strutting around the garden and will be delighted to get acquainted with the Coulscott menagerie of hens and ducks, alpacas, pygmy goats, pigs, lambs, rabbits and guinea pigs. Other wildlife are regular visitors to Coulscott, including owls, foxes and badgers who might just make an appearance in the dusky twilight.


Accommodation Overview:

Coulscott comprises 8-bedroom Coulscott House, 5-bedroom Old Barn, 5-bedroom Georgian House, 3-bedroom Old Farmhouse, 2 bedroom Peacock and Aylesbury Cottages and 1-bedroom Bantam Cottage, all set in 16 acres of gardens and grounds with an indoor pool, adventure play area and friendly animals

Old Barn (sleeps 10 + extra bed + babies in cots), with is 5-star gold award from Visit England, is a fabulous conversion, laid out over three levels that combines traditional character with modern flair. On the lower level, an amazing living room is the heart of the house, being open to the second floor rafters and overlooked by a minstrels gallery but also featuring an oak floor, stone fireplace with a wood burner, huge comfy sofas, Sky freeview TV & smart TV. The farmhouse style kitchen includes a dining table for 10 and is well equipped, from an AGA oven to the American style fridge freezer, dishwasher, microwave, food processor etc. Adjacent to the kitchen is a utility room and a WC. One of the bedrooms is on the lower level, with a super king size bed, ensuite shower room/WC and a cosy sun room where parents can have quiet time with a baby or toddler. Two more bedrooms are on the first floor, on either side of the gallery: the master bedroom with a super king size bed and ensuite shower room; and the other with a super king size bed (zip and link so can be twins if required) and ensuite bathroom, which also has a door from the landing to double up as the house bathroom. The remaining two bedrooms are tucked under the eaves and both have twin beds – one is accessed from the first floor landing and one from the master bedroom which effectively make an ideal family suite. The first floor landing and bedrooms open onto a large private sun deck with garden furniture, sofa and loungers, chimnea, a barbecue and private hot tub.

We had a great three generation family stay. Plenty for the children to do, they loved feeding the animals, playing in the Wendy house and pirate ship, exploring and of course the pool.

We had a fantastic weekend at Coulscott and couldn't ask any more from either the property or the service received. The Old Barn has been beautifully renovated and is equipped with everything you could possibly need. The location was lovely, set in a very picturesque valley.

We thoroughly enjoyed our stay in the Old Barn which provided excellent and comfortable accommodation for the whole family.
The on-site facilities were excellent and varied and really helped to entertain the children (from 20 months to ten years).
We particularly enjoyed having our meals out on the deck with privacy, peace and a great view.

This is the second year that we have had a family week at Coulscott. It is an exceptionally good place for a family in a safe, yet interesting, environment. Lots for the children to see and do, they love the animals and the play areas as well as the swimming pool. You feel that everything has been thought through to make your stay successful - even buckets and spades available to borrow and lots of books for bedtime stories. If anything goes wrong it is sorted out immediately!
Just one comment about the Barn. Why are the doors for the dishwasher and waste bin cupboard so inconvenient?
It’s true that the best sandy beaches and other attractions can be a distance away, but the children really enjoyed Watermouth Castle.
Altogether it makes a great place for a family to stay.

This was a holiday break for a family group of ten. There was plenty to do outside the property to entertain small children including a pool, hot tub and deck with outdoor eating. The faciities were excellent which matched the welcome we received.

Great repeat trip to Coulscott, this time to the Old Barn.
The great draw of Coulscott is the atmosphere- peaceful country hamlet, well resourced for families (animals! swimming pool! Play park etc) surrounded by glorious countryside and near to Combe Martin and a short drive to the fabulous Woolacombe beach. But the key to the “feel” is Alice, the owner and manager, who is so friendly and so energetic. A treat after difficult years.

We stayed at The Old Barn and had a wonderful week. The house was extremely well equipped and very comfortable. Our teenage grandsons were very impressed with the huge tv! The swimming pool and hot tub were an added bonus especially on rainy days. Alice was a wonderful and very approachable host and went out of her way to make sure you had everything you needed. Beautiful location with fabulous views. We would highly recommend.

A delightful and spacious barn conversion which was well equipped and with lovely views from the upper terrace. New owner was helpful and friendly and always available if we had any questions or problems. Beds were very comfortable and towels and robes provided in abundance. Our older children made good use of the pool and loved the friendly animals. Our two dogs were made very welcome. The location is good , on the edge of beautiful Exmoor for dog walks and a short distance from the sea at Combe Martin where we rented sea kayaks. We also went surfing at Woolacombe nearby and found several good pubs for meals in neighbouring villages. Would highly recommend this property. The only downside is that one of the twin bedrooms is off the master bedroom but fine for a young family.

We had a wonderful stay at The Old Barn, ages ranged from 2 years to too many(!), all agreed the quality of the beds was very good; great nights sleep on high quality beds (a must after a long day's hike or a day on the Beach).
The accommodation is superb with high quality paintings in abundance; beautiful Oak woodwork gives this property a feeling of luxury.
The children loved feeding the animals in the morning, Alice (owner) had great patience with the children, most of whom were from 12 months to 6 ears old.
We (family group) stayed in 2 other very nice properties at Coulscott this year (due to Covid-19 restrictions); this was our favorite.
Yes this probably was an Old Barn once but the restoration makes it a very New and Luxurious Barn.
Lots of things to do locally, wonderful coastal walks from Heddon's Mouth (National Trust), breathtaking views of the coast from the Coastal Path and The Tarka Trail.
We had a wonderful week at the Old Barn and will definitely return - highly recommended.

We had a lovely time staying in this very charming cottage. Lots of character and attention to detail. Very comfortable and spacious with an amazing view from the outside patio. This was our second year staying in Combe Martin at Coulscott House and cottages.
We stayed in the Old Barn which is a beautiful, comfortable property for us all, 7 adults and 4 small children and dog.
The facilities are fantastic and there is a lot to do even if the weather isn't too good.

Stayed at the Old Barn last week and must say we had a great stay.
The cottage itself is really spacious and even with 10 of us it didn’t feel crowded at all.
The views, especially when you’re sitting outside on the large decking area are truly spectacular.
There are animals on site which are lovely for both children and adults to go and see.
The walks in and around the Old Barn are also really lovely.
Although you may feel you are away from things, you can get to Ilfracombe, Woolacombe, Croyde, Lynmouth and Linton, Barnstable, within 25-45 mins with Coombe Martin within 10 mins.
Would highly recommend.

This was the perfect place for our family to have a holiday. We had three generations with 5 children ranging from 11 months to 5 years old. There was plenty of space for them in the property and it was safe for them to play. They loved both the indoor and outdoor play areas which provided a lovely variety of spaces to play on. The indoor pool was a real asset and gave all the children a chance to gain confidence. The adults enjoyed the hot tub, the views and the walks. We have booked again for next year!

the location is perfect and then the addition of the animals, the swimming pool and outdoor facilities make it very special. The Cook food is also great as you know you can always pull a meal together at the last minute.
Just as important is Roy, who is friendly and knowledgeable and a great asset to the set up.
We will recommend it to other families, giving it a gold star rating.

This was our second visit to the Old Barn. We loved it so much previously that it was an easy choice to make. It is ideally situated so that you are close to many attractions and beaches, but far enough away for peace and tranquility. Whilst sitting out on the generous decking in the evening, all you could hear was birdsong. So relaxing. The house was plenty big enough for our family and well stocked with essentials such as milk, sugar, tea, coffee, dishwasher tablets etc. The kids made the most of the swimming pool conveniently located onsite. The sun room was lovely as well, especially when the weather was not at it's best. All in all a fabulous holiday and we were really sad to be leaving.

We spent a lovely week here in April with our children and grandchildren aged 3 and 10 months (8 of us in total). Roy was on hand to greet us and was very informative about everything from how to use the tv to what animals were in the farm. We were given a talk on the animals on the Saturday and was left to visit them whenever we wanted after that. The rooms were very spacious and the beds and pillows extremely comfortable. There kitchen facilities had everything you could wish for. There were lots of dvd’s and games we could use and the house was so big you all felt you had your own space. Everyone loved the hot tub and it was a great way to wind down after the kids had gone to bed. The pool was really nice and warm and the children’s indoor and outdoor play facilities were second to none. The pirate ship and soft play area were a favourite aswell as the pool. The area is central to many attractions and Watermouth Castle was excellent value for money. It had various exhibits in the castle and dungeons, old fashioned slot machines and the outside amusements and rides were plentiful. There was also lots of buttons to press and things to see on the route in. Our 3 yr old kept going for 7 hours without getting bored.

Absolutely perfect place for us to stay with 3 generations and 4 children under 6. We used the pool and playground nearly every day and spent time at local places like Combe Martin and Arlington court as well as venturing further afield to the lovely croyde and Clovelly.
The barn itself is extremely well equipped and suited us perfectly, with the hot tub and it’s glorious views a bonus in the evening.
This is a very special place and I’m sure we will return again in the future.

The Old Barn with its splendid gallery sets the atmosphere for the whole house. All the rooms are spacious and well designed. Books,games,TV, good wifi, private hot tub, provide plenty of leisure options. The swimming pool,games area,play areas,and animal area provide further on site options for residents. Car parking area for the Old Barn for three cars is plentiful.
A good well kept site with fantastic views of the picturesque countryside.

The Old Barn was perfect for our party consisting of grandparents , parents and 4 children under 4. It is so well equipped, cots, high chairs, booster seats etc. There's also so much to entertain the children with the play area, swimming pool and the animals that it's not necessary to go out everyday of your stay. Michael and Sue are so enthusiastic about the animals - goats, pigs, hens, guinea pigs, a wallaby and alpacas - or old pacas as our grandson called them! I would definitely recommend the Old Barn or any of the other properties belonging to Coulscott House for a great relaxing family holiday.

The Old Barn was the perfect place for 3 generations to share for a summer holiday. Beautiful accommodation with v comfy beds and everything (and more!) that you could need. Friendly owners and great facilities for the kids with the animals, pool and play area. Everything well maintained and felt like every effort had been made to ensure you had a good stay. Also, great location to access beaches, Watermouth Castle and Exmoor. Looking forward to another stay to explore more of this lovely part of Devon.

This was our third stay in the Old Barn, and we all loved it once again. The children, now 8 and 10, loved going to feed the animals each morning, and the on-site facilities meant that we had no problem keeping them busy on the days when the weather wasn't so good. We would definitely recommend Coulscott House as a great place for a family holiday.
