Moat Farm House is an exquisite Tudor farmhouse recently beautifully and lovingly restored and refurbished to emphasise and enhance the wonderful period features. The generous accommodation provides seven bedrooms and six bath/shower rooms (four en suite), a huge vaulted farmhouse kitchen, a secondary kitchen and three reception rooms.The house is beautifully furnished throughout with a combination of antiques and more modern pieces, all selected and arranged with great care and skill. Set in 6 acres, it is surrounded by its own land. The large garden is a joy with deep borders containing mainly country cottage-style plants and with views of the church and surrounding countryside. There are several seating areas to choose from and a large table outside the folding doors of the kitchen seating sixteen people, with an option to seat more at other tables. The Weber grill can be wheeled to wherever you need it. Outside, a thatched barn contains an attractive games room which is very popular with the younger generation wishing to hang out separately from the main house. As well as being a wonderful family holiday home, Moat Farm also sets the perfect scene for a manor house wedding venue, in Kent.

Unfortunately the house was cold on arrival and took sometime to warm up. Some of the instructions need updating as not everything was as stated. Overall the house was ideal for a large family gathering and a great time was had by all.

We stayed at this premises over New Year and had a great time. The location was perfect, with a short walk to the village pub,and a short drive into Sandwich. There were 14 adults staying and the 7th bedroom (downstairs bedroom) was rather small.
The other sis were all perfect.

Myself and 6 friends had a wonderful weekend at Moat Farm House. It was exactly what we wanted - quiet, cosy, plenty of space and comfortable. Everyone had their own bedroom, which was really nice (very comfy, lovely beds). We relaxed by the fire, chatted, cooked nice meals (in a very expansive kitchen with everything we needed). We did a recommended walk on one day which was a loop back to the house, so explored the area, but January not as pretty as Spring i'm sure. A few decided to pop to the town of Sandwich to have a look around (10minute drive), so as an option of something to do, that was very easy and accessible.
I would really recommend Moat Farm House - the decor and ambience was homely, quirky and interesting - and so much space! Would book again.

It was great to spend time with our friends and family in the lead up to Christmas at Moat Farm House.

The house was perfect for our group size, well equipped and had everything we needed.

Our favourite thing to do was sitting around the fire of an evening. It was very cosy!

We would all love to go back next year.

We chose this house close to Ramsgate for our wedding weekend and for our family to stay with us. The house has plenty of space and has great character.

We hired a private chef who made good use of the spacious kitchen and 2 dishwashers, 3 ovens, 6 ring professional hob and large fridge.

We hired an actor for a murder mystery evening and the setting couldn't have been better.

Although the house is very old, all the bathrooms are modern most with heated floors.

All in all, we couldn't have dreamt of a better place to stay. Sadly the poor weather didn't allow us to explore the grounds.

A group of 14 of us age 2 to 72 stayed at Moat Farm House for a week in August and enjoyed it immensely.

The house was magical, with wonky floors and gorgeous fixtures and fittings throughout. There was plenty of space for us all to find the peace and quiet we needed, and it had all the essentials and much more that you would need when away from home.

The communication and customer service from Keeper’s Cottages was first class from start to finish, and they are a credit to the owners of the property.

Particular highlights were the bedrooms, all with new or nearly new mattresses which were incredibly comfortable. The bathrooms were also all beautifully appointed and spacious, with enough to satisfy even the largest groups. A real luxury retreat!

Be aware that the owners do leave their (wonderful) collections of trinkets and objects art in situ, so be mindful of small fingers. In fact the only criticism for the house may be that there were so many of the owner’s personal possessions around the place that there wasn’t much room for ours! This was particularly the case in the kitchen cupboards and pantry, where we struggled to store our dry goods for a group our size.

One further note - the gardening team turned up to mow the lawns during our family barbecue party on our last evening, which rather put a dampener on things with the noise and smell of diesel oil, we had to pull the children from the lawn and pause whilst they did the mowing! Not ideal, especially when paying such a premium.

Overall though, it was a magical place to holiday and I’d return in a shot. It’s a privilege to stay somewhere so special, and we made some very happy memories.

For a group of 9 adults, 4 children and 2 dogs the visit to Moat House Farm had the requisite history, internal space and surrounding large gardens to promise the perfect venue for my annual family get together. Inside was large and there was one large lounge + dining table that we did not use. The house was stuffed (appropriate word) with pottery, paintings, glass for various uses and a plethora of bookcases filled with books covering every interest one could hope for and this certainly pleased the more academically minded of us. Unfortunately, the inclement weather precluded enjoyment of the gardens although we did manage one competitive round of croquet. After many, many years visiting large houses for our meet ups this is the first that did not have a folder of pamphlets giving ideas on places to visit locally nor was there a visitors’ book where one invariably picks up tips on places to visit, restaurants etc. The house guidance folder was comprehensive but towards the end of the week I was prompted to tell ‘Keepers’ Cottages’ of a list of defects that they would perhaps try to fix for those visiting after us. It would also be good to advise visitors that they should put weights on the outside food bins as overnight the foxes several times scattered food everywhere. One particular problem was that due to the weather the games room took prominence where there was a table tennis table and equipment and a dart board with no useable darts. There were also two large wooden doors locked with a key lock behind which the house folder stated there was a football table and other equipment. The key for this was not hanging in the kitchen where it should have been and, despite numerous telephone calls and emails with the polite ‘Keepers Cottage’ staff, no key was ever produced. In sum Moat House Farm would be the perfect house if good weather could be guaranteed but, failing that, much more effort is needed to make the games area more useful. There is no doubt the house has not been prepared ONLY for holiday rentals but that there was definitely the aura and feeling that we were using a family’s permanent residence for a week. To this end we, occasionally, in the pantry and in the outside store were not sure if the food and drink items belonged to the house or us and we hope we have not misused any of the owner’s stock.

Moat Farm House is stunning from the outside, and equally delightful inside. We were a party of 8 adults, 4 children, 1 infant and 2 dogs, and the House, including the cottage (which in truth is more of an annexe than a cottage) accommodated us admirably. the adults were very comfortable, while the kids were excited by exploring the house and the grounds. Well located for days out at the coast.

We had a wonderful stay at Moat Farm House. What a lovely old house which is full of wonderful features. The house was lovely to stay in and so well stocked with everything you would need for a lovely break. Ash is just a few minutes walk away and we had a great time in The Chequers, with their amazing manager Jessica.

All in all, a lovely place to stay and spend a few days.

Moat Farm House is a magical place and I wished I could have stayed longer!
I was celebrating a significant birthday with friends and family, and everyone was bowled over by what a stunning property it was in really beautiful surroundings.
It is truly unique, full of character, and real personality, an eclectic mix of furniture and decor, beautifully spacious and a wonderful homely feel too.
It is extremely well stocked and I'm just concerned I didn't have time to sit in every place!
Camilla and the Keepers Cottages team were brilliant to deal with. Incredibly efficient in replying, accommodating, and shared a wealth of information about local eateries, sights, etc.
They emailed during the stay to check everything was okay, although as I was having a technology free weekend, I didn't pick it up until my return!
The website is so easy to navigate and a lovely touch having a login where you can access all the information you need in advance about the property.
I would highly recommend them and look forward to using their services again in the future.

A quirky but lovely house, easily large enough for 12 guests. Bedrooms all beautifully decorated and all with en-suites or nearby bathrooms, which was very handy. Though some rooms have low ceilings and not easily accessible for tall or older guests. All rooms bar one have double beds - a choice of twin beds would have been better for some rooms. A large, modern and well-stocked kitchen made cooking easy and social. The living rooms felt like something out of a period drama! Sofas and chairs could benefit from updating - some were quite rickety! The house was incredibly warm and cosy for its size, though better instructions for the central heating needed. Lovely gardens for kids to play and explore (be aware of younger children around pond).

Overall, this was a lovely house, and we really enjoyed our stay. There was plenty of room for us all, every amenity we could have wanted was there, along with ample parking for our five cars. The proximity to a frequent bus service was extremely useful, especially for bus pass users!
There were a few maintenance issues, including a bed that partially collapsed towards the end of our stay, and couldn't be repaired while we were there. Some kitchen chairs need repairing.
The spacious kitchen is an asset, but, for our group, we would have appreciated more work surface and empty cupboard space.
If we want to stay in this part of Kent again, we would certainly consider Moat Farm House.

We had a large family get together here and it was perfect for this. A lovely big space so we could be together but not be on top of each other. The house had everything we needed plus more eg table tennis, table football and a huge garden to lose yourself in. It was really comfortable and we loved the decor and style too.
If you’re tall maybe avoid the rooms on the top floor as the beams are quite low. We thoroughly enjoyed our stay.
