We just came home from a fantastic weekend in Deal. The Pink House was the perfect base for our stay. It’s absolutely beautifully decorated, so many perfectly curated little touches really make it special. The beds are super comfortable with lovely bed linen. It really suited us having the bedrooms on two floors, each with their own bathrooms. We had a lovely week-long break over Christmas at The Old Cherry Barn. The property is fantastic - very modern fittings, nice bedrooms & bathrooms, kitchen well-stocked with everything we needed for our stay, and they even set-up a beautiful Christmas tree for us. Hosts were responsive and helpful with our enquiries too.
We loved French House. It’s in a great location, and is cosy, warm and really well-equipped. The beds are super comfy.

The cottage was perfectly equipped and beautifully decorated. We loved the record player and vinyl collection. Very comfy beds and super comfy sofa. Just a short walk into Deal with some lovely places to eat and drink.
The studio was just as good as the first time - and I shall be coming back again. Maybe this time I shall come during the colder months.
My party of 6 literally had the best stay. There was the perfect amount of space so that we could all have our own space as well at times, but enjoy time in the lounge too. We brought one of the sofas from another space and placed in front of the window, just so that we could all spread out a bit more, which worked well for us. This house is right on the seafront at Kingsdown with amazing views from so many rooms in the house d footpaths in three directions from the doorstep. The lounge has large, comfortable sofas, an open fire and great views out. The kitchen is large, very well equipped and a lovely place to gather with another fire place. Bedrooms were very comfortable, clean and spacious. The only thing I would suggest is better curtains in the downstairs bedroom as there are only very thin currently and this window does overlook other properties and makes it feel uncomfortable at night. Prince's Cottage was a lovely place to stay. Beautifully presented, immaculately clean and very comfortable. Just a short walk to the shops and cafes and an even shorter walk to the sea front. We found the house to be well organised and well equipped. We would definitely stay here again. Thank you.
We thoroughly enjoyed our stay at Liberty Cottage. The place is so comfortable, beautiful and well appointed with really good kitchen facilities and comfy beds. We enjoyed some nice walks in the local area and by the beach, but given it was January, the weather was definitely not on our side-- but the cottage itself was so cosy, warm and comfortable--so we also didn't mind staying inside. The cottage is on a lovely street, and we had some nice treats at the bakery as well as stopping into the pub for very good burgers and some nice chats with the pub landlords and locals. The Admiral Penn is the perfect social house for a large group of friends. It has all the amenities to have a really fun stay in Deal. The house is to an incredibly high standard and in the perfect location. Highlights include the basement cinema room and the bar with ice machine/wine cooler/fridge/cocktail shaker that looks out to sea. Check in process and host contact was very easy and efficient too.
A lovely quiet compact place to stay. The hosts were very friendly and helpful. Photos were very accurate.
We had a wonderful stay at Star Cottage. The house is comfortable and well equipped and beautifully done, feels like a real home from home. There is easy parking either outside the cottage or close by and it is a short walk into the centre of Whitstable. Keepers cottages have been really helpful with any queries. Would highly recommend, book now!
Our second visit to this accommodation and we will return. the house is immaculate and very comfortable. The parking and small suntrap garden with summer house are a bonus. The quality of the furniture, and decoration is excellent. The house is very near to the seafront and within walking distance of shops, supermarkets, theatre and pubs and restaurants. The bus service is great and there is no real need to use your car to get to places of interest. Deal itself is an unspoilt gem.
Keepers Cottages' staff were extremely helpful in helping me find two properties in close proximity to each other for an extended family stay - not an easy from just looking at websites. The location of the Lavender Apartment was ideal, situated within walking distance of beach and two castles. Well equipped, comfortable and easy free parking across the road, we couldn't ask for more.

We had a great time at One the Slipway, we were a party of 7 - 6 adults and a 10 month old and the house was a fantastic size for us all with comfy beds and a great sized living room, with high spec finishes including a massive TV! Location was ideal for exploring the town and the shoreline and the views from 2 of the bedrooms were spectacular. The only thing we would feedback on is that we couldn’t control the heat of the shower on the top floor so all had to share the middle bathroom for the weekend but this wasn’t a problem! We had a lovely stay at The Green House. It was beautifully furnished and the children's toys and books went down well. It is well located for the beach and is a 10/15 minute stroll to the heart of Deal town.
A wonderful cottage in a blissful, quiet rural location near Sandwich. Beautifully set up and impeccably clean. Rarely available, it felt homely and comfortable and the lovely owners, who live next door, were extremely welcoming, unintrusively. Thoroughly enjoyed the stay and would be delighted to do so again. (Several booking issues but these were resolved satisfactorily.)
Just had a week at the Boatman's Reading Rooms. The house wonderfully combines its history alongside a clean and modern interior. It's location is perfect, offering a short 10 minute walk into Deal centre with all its bars and restaurants. The house has everything you need and more for a relaxing stay. Luxury by the sea. Easily accomodated eight adults. Would highly recommend.
If you are going to Deal we can thoroughly recommend the Blue Lodge, we had a long weekend there in February, it was really clean, comfortable and had everything we needed, including our own parking space. The location was perfect, easy 10 minute walk into the town, we barely used our car while we were there. The owners were very nice and were there for anything if we needed them. My friends and I had a fantastic stay in Kingsdown at Downs Cottage. Amazing cottage that is both stylish and comfortable, would love to go back. Loved the sound system and the lights, the cooker that steamed our rib of beef and the amazing decor. Managed to swim in the sea for @ 30 seconds then ran back to the house to get warm. Thanks again
Lovely cottage, well located, warm and super clean. The only reason I gave 4 stars for condition is that we had trouble with the oven not working properly, and the kettle kept tripping the fuse box (easy fix!) The service was excellent, we rang on Easter Monday morning for help to find the fuse box and the person was super helpful. The whole place was immaculate, and super comfortable. Would definitely go back.

A group of 7 ladies stayed here for our 12th annual walking weekend. This was a really special house, full of character, out of an Agatha Christie story! We cooked in both nights in the well equipped kitchen, ate in the beautiful dining hall and played games in the lounge, with its fabulous wooden panelling.We did a lovely 12 mile walk on the Saturday and some of us swam in the sea a couple of times. We have stayed at Blue Skies before, it's a lovely old house in a great position very close to the both the seafront and the High Street. Very little through traffic adds to the tranquility of the whole area around Middle Street. For tranquility, charm, and convenience Blueskies hits the spot. Free parking all day is not more than 100 m away.
From the warm welcome we received from Rosie, to the comfort and location of the cottage - we had the most wonderful stay. The cottage itself is warm and cosy so is a perfect bolt hole for colder weather. On warmer days the doors can be opened to let the sunshine in! The property has all the general essentials provided and this applies to the kitchen equipment as well. We had everything we needed but you could always bring along anything else you wish to add in some home comforts - we brought some extra throws along! This flat is wonderfully positioned and perfect for good weather and exploring. The downside is no table in the well equipped kitchen which means eating in the elegant little salon if the weather is bad and a very small bathroom. If this doesn't bother you a good choice.
We absolutely loved our stay at Rogue's Cottage. It is decorated so beautifully. We all particularly loved the big copper bath. It was brilliant being seconds from the beach - I even popped down to watch the sunrise with a coffee, in my pyjamas. I have family roots in Deal and we would definitely book Rogue's Cottage again.
We had a great time and the house was lovely and much more spacious than it seemed in the photos. Really well positioned for both Thanet locations and places like Folkestone too. Our 5 year old loved the climbing frame and swing in the cottage. It could just have benefitted from more storage or surfaces in the bedrooms - a small dressing table and mirror would have been really helpful and easily fitted.
This cottage is an absolute gem. The décor and interior have been done to a really high standard. We had the perfect stay and it was a joy to be in the cottage.

Our family (5) spent the Easter break at Holbrook House in Deal and it more than exceeded expectations. Location was perfect, in a quiet street that is close to the High Street, lovely shops, pubs and restaurants and of course, the wonderful coastline. The accommodation was excellent. We had a brilliant weekend at Bowden Lodge. The customer service both before and during the stay was excellent (quick responses, useful local tips) and the property itself was perfect for our group. It was immaculate and kitchen was well-stocked with crockery etc. We loved the dining room and sitting room in particular. We were a group of adults but we can imagine it being perfect for a number of families too (2 sitting rooms, a separate dining room, main kitchen and smaller one off it). Our family of five had a lovely time in a wonderful house with a real factor. It's immaculately presented and in a great location with everything you could possibly need for a comfortable stay. Greg & Naomi were perfect hosts and I'd highly recommend it for any family looking to stay in Margate close to the sea.
We enjoyed our stay at Peace Cottage. The cottage itself was lovely, light and comfortable. The location was perfect, just metres from the beach and close to shops. We enjoyed the walks to neighbouring villages along the coast and thoroughly recharged during our restful break!
The house is very well situated and nicely furnished and equipped. The one problem we had with one of the toilets was swiftly sorted. Highly recommended.
The cottage is excellent. It’s positioned a short drive from 3 fantastic golf courses so is perfect for a golf weekend. 4 large bedrooms meant we all had our own rooms. A small welcome pack of biscuits, milk and a few other bits was a welcome surprise. It’s a short walk to the town of Sandwich in the evening. Clean, warm and spacious the cottage is definitely somewhere I would recommend.
We stayed for a long weekend in March at this beautiful home in Whitstable. Everything is gorgeous and so well thought out. It definitely feels like a home, rather than a house done up as a holiday rental. We loved the vibrant, fun decor, had plenty of room to relax and also WFH, and found everything to be very comfy, from beds to sofas to cooking in the light-filled kitchen. We would love to return!

We stayed over the Christmas break and was a fabulous welcome with a decorated tree and gift box from our agent Keepers Cottages. Customer service from the team is second to none can’t fault them, from finding a place to making sure we’re settled in - great team. The property is beautifully decorated located in the conservation area of Deal seaside town. Very close to the town, everything is a walk away. A beautiful holiday home providing great accommodation for our party of 8 adults and one very small dog. The house has been tastefully furnished and is extremely comfortable with plenty of space for everyone. The location of the cottage, in the historic centre of Deal is fantastic. The shops and restaurants are a short walk away. On the other hand you can find the sea and the beach around the corner, to start your stroll along the coastline. The street itself is a quiet side street where hardly any car passes through. A beautiful cottage, very clean, everything provided. Lovely situation close to seafront walks. Due to the age of the property, the steep stairs may be problematical for some people (and dogs, we found!) although we were glad we could bring the dog. Overall, we thoroughly enjoyed our stay.

Hired the Barn for a 50th birthday celebration, it was the perfect setting. The accommodation is luxurious, modern, spotlessly clean and with all the amenities needed for a short or long stay. I would highly recommend this property.
We had a great stay at Steadfast. It's a beautiful apartment which is perfectly located for both the old part of town with the lovely shops and Saturday market as well as the beach. It is tastefully decorated and really well equipped, especially the kitchen. We were lucky with the weather and even managed to make use of the lovely roof terrace. Bay tree house is beautiful. It feels like it is much loved and used by the owners. There are lots of lovely touches such as ample tea and coffee, olive oil etc. There is beautiful art work on the walls and the house is tastefully decorated and furnished. Good quality towels and bedding, which I love (although hand towels per person would be a useful addition). The location couldn’t be better. Walking to everything, but quiet. We found parking easily. We stayed here for 6 weeks and it’s a great little home. The location is great, 20 minutes walk to the high street, 5 minutes from the slopes and local shops. Clean and beautifully renovated. Driveway for a single car with additional on road parking. Beds are comfortable, has WiFi, plenty of hot water and great showers. Also a pair of resident foxes that explore the street at dusk and was a treat to see each night!
I’ve had a 50th birthday celebration to remember at this property! It’s absolutely stunning with the sea view, window seat, balcony and hot tub - a place to just sit and relax. The house is really well supplied with kitchen equipment and the bedrooms are comfy and smart. (For those with small children I noticed a stairgate has been installed, but it’s worth considering that the communal area floors are granite tile which little ones could slip on.) After initial access issues, we were given the wrong key code, the flat proved to be almost idea. Excellent kitchen, a microwave would be nice though, and very comfortable throughout. Parking might be a problem in high season though.

Sandy Villa has plenty of space for everyone to enjoy the peace and quiet or relish in family meals together with the lovely kitchen and dining area all in one space and the football table was a great addition and gave us much entertainment. Our family group was made up of 3 generations - Grandparents, Mum and Dad and 3 children. All enjoyed the comfortable beds and en-suite facilities. We have just spent a lovely week in Corner House which was one of the nicest holiday rentals we have stopped in. It was our first time visiting Deal and Corner house was in a perfect place to explore Deal and surrounding areas. Shops and restaurants were in easy walking distance. We worried about the lack of parking but there was ample free parking along the sea front as long as you don't mind a bit of a walk. We would definitely recommend Corner house.
We had a lovely long weekend at The Captains Cottage. The location is good for both Deal and Walmer. The house was spotlessly clean and very well equipped. Wifi good enough to do some work zoom meetings while there.

17 Farrier Street is in a brilliant location, close to both beach and High Street. The house is very comfortable, homely but stylish, and the owner provides some nice welcoming touches like a lovely bottle of wine and upmarket toiletries in all the bathrooms. We would definitely stay here again.
We liked our stay here, Im a local but live away at the moment so was a good base for us. My only thoughts are, if your a tall person like me, then you might struggle with height of the door ways. But most houses in Deal are like this anyhow. The attention to the detail was great - well thought out. Would I stay again, Yes I would.
We had the best time at Number 3 in Margate and will definitely be back. The apartment is much bigger than the photos suggest and the property is fitted out very tastefully. Extremely comfy beds and all the appliances you could need in the kitchen. There was a snag with check in where we had been sent the incorrect key code for picking up the key which meant it took about an hour for us to get in the property after arriving. Some holiday house photos make you think there is more than there is. The Beach House was the other way around: our expectations were completely surpassed. The social spaces are extremely spacious and comfortable, and views to the sea fantastic, so we could enjoy the location whether outside or in. Excellent, helpful service throughout.
We travelled to Sandwich to visit with my dad's family we haven't seen in years. The cottage was big enough to hold us all. The garden was lovely and big for the kids to play and you can watch the sunset through the trees in the back garden. I'd say the house, being so old, was charming but definitely not designed for anyone over 5'7" as there were many bumped heads on doorways during our stay. We tried to duck as much as possible but sometimes we forgot. We stayed while we were waiting to move into our new house nearby. It is a lovely cottage- a bit challenging (stairs) for people with mobility issues. Very well situated for shops, pubs, restaurants and the sea. The beds - mattress and pillows- were a bit soft for our taste. An issue with the heating was quickly & efficiently sorted out.
We had a very enjoyable holiday at The Heights and found it a well set up house. My one small criticism is the convenience of watching the TV. There is not enough space in front of the TV with one person looking at it from the left side.
We had a fantastic stay at Angela’s Cottage. It has been beautifully updated and furnished with high quality furniture, fittings and fully equipped kitchen. The fact you look out over very well kept allotments gave it an open, light outlook. We had no trouble parking although we were out of season. Walmer is a great location as you are close to everything you need without being in Deal centre.
Malvern House was the perfect house to spend an exciting week in Deal. The rooms were very clean and spacious, the bathrooms perfect for our eight-people-family… the living-room was our children‘s most favourite place to relax in the comfortable sofas or to read books during short rain periods. The Hufe dining table was ideal for pur common meals or to sit together and Play games. We enjoyed every moment in Malvern House.
Had a lovely Easter weekend in this cozy cottage. In a lovely position right by the sea with a great pub nearby. Very comfortable inside & every thing you need. Short drive to Deal for shops, restaurants and the buzz of a small town. Kingstown was such a pretty village wi5h friendly locals. Thoroughly recommend a stay here.

We chose Downsview for its superb location and proximity to the beach. We were a party of two with our Lakeland Terrier, Ted and as such didn’t make use of the upstairs of the property. Downsview is next to the coastal path and we walked to Walmer and Deal very easily and paid several visits to the Zetand Arms, which is approximately a 20 minute walk. The cottage is spacious, with a very large kitchen/diner and is very well equipped. This is the second occasion that we have stayed at the Hoop & Griffin, and have always enjoyed the comfort and convenience of the accommodation.
We had a wonderful week in Trafalgar Cottage. Really well appointed house and such a treat being so close to the sea and the Zetland.
Unfortunately the house was cold on arrival and took sometime to warm up. Some of the instructions need updating as not everything was as stated. Overall the house was ideal for a large family gathering and a great time was had by all.
The house is amazing, perfect location right next to a castle. The grounds are wonderful. It's the ideal location for a large group. Also kids will love the "Harry Potter" style of the stairs and nooks and crannies in the house. Points of attention: - We found a piece of glass on the bedroom floor, reported it to Keepers Cottages. Fortunately, no injuries. - A plumber came unannounced to the house to fix the downstairs toilet which was not working when we arrived. Geralds Place is ideally situated very close to the seafront, park, shops. The kitchen was very well equipped with dishwasher, washing machine and dryer. There is parking for one car directly in front of the house and in adjoining streets. The cottage is very warm. With a toddler it was ideal, so much better than a hotel. The owners were on hand if needed and very friendly and helpful.

A lovely weekend with friends despite the rain. Great to introduce them to Deal. They loved it! As always, good to visit the local shops, the market, walk along the front and attend a church service at St George’s.
We enjoyed our stay very much. Comfortable, clean, well presented and the welcome pack was a nice addition. Very put off by the toilet adjoining the bedroom which has no door or screen and stupidly didn't realise there was another toilet complete with door in the hallway until day 2!! Well placed for all amenities with a 10 min stroll into town and a 3 min stroll to the beach.
We had a very comfortable week’s holiday in this property. It is stylishly decorated, comfortable and very well equipped. It is located in a quiet street just a few minutes from the high street & beach and super convenient for the station and supermarkets. The only slight drawbacks are that cooking can be tricky as the cooker is right behind the kitchen door and the back yard would benefit from some (real) plants.

We stay in a good number of holiday homes and have to say this one was right up there with equipment in the kitchen and the rest of the house. Lovely to have a wood burning, prime tv and a Christmas tree. The location was fab just a minutes walk to the high street and a great tap house called 12 taps, down a quite lane and the house itself was at the end of a cul- de-sac so very quite. Had a great 2 weeks at Noggin in August. One of the many and varied little fisherman’s cottages in Deal, it’s on 4 floors and beautifully designed and well equipped. I’ve stayed in quite a few of them over the years, but this one is an interior designers dream and made it a pleasure to stay in as a family. The kitchen is properly equipped and it has the feel of a home rather than a seaside rental. No cheap furniture and peeling wallpaper there. Attention to directions to location required. Change name from Bothy to advertised name. Warn of steep steps down to property. Leave clearly visible guest handbook. Possibly sort TV system. Do that then excellent.

Having driven 190 miles to get to the house, we thought it mean not to provide a resident's parking permit, as everywhere had a 2-hour limit and it was a hassle. Other places we've stayed have usually been more helpful. For a rent of nearly £900 per week, a bit of help wouldn't have been too much to ask. "Instruction leaflets are in the drawer" - yes, for dishwasher and microwave, but not for TV and oven. A bit disconcerting when you turn on the TV and find "no terrestrial channels available"! Stayed five nights whilst visiting family and babysitting our granddaughter. Flat is very compact but the facilities are great. Well equipped kitchen, really comfortable bed and wonderful shower. Five minutes from the town centre and close to the best pub in Deal, The Ship Inn. Oh, and great value for money. What more could you ask for?
Firstly Admiralty House is a fantastic looking set of buildings situated close to Deal centre, the beaches and also easy access to lots of walking routes. Space available here was very good and could easily accommodate 6 adults with 3 good sized bedrooms, 2 with en-suites and an additional family bathroom. Very well-located cottage, but overall disappointing. Very poor value for money. There is only a downstairs bathroom, which is very inconvenient. The cottage was freezing cold in late March (not sure if the heating was even on?). It generally had a look of not being cared for, and coasting on its (excellent) location. At least the kitchen was well-appointed (if tiny). Given it was only marginally less expensive per night than Downs Cottage around the corner for it (where we had a most excellent stay in 2022), this was truly very disappointing. We had a great stay at the Cove. The cottage is comfortable, beautifully decorated and has bags of charm. The stairs are not ideal for v young children or those with mobility issues but the cottage suited us perfectly. Its location is excellent with the seafront at one end of the street and the high street (and Saturday market) at the other. Deal is a lovely town to explore with lots of great places to eat and drink. No car is needed - we took the train to Sandwich and bus to Dover castle for fascinating history packed days out. Highly recommended all round!

A very well equipped and cosy cottage in a prime location in Deal with a lovely log burner set in an inglenook fireplace. We loved the character of the property with its beams and original floor boards. The kitchen was well equipped and the main bedroom was large with a very comfy bed. The hot water and heating system was very efficient. Although there is no parking outside property, we stayed in November so had no trouble finding free parking within a few minutes walk. Plenty of walks from the property and lots of good eating places within the town . Thoroughly enjoyed our week.
Location wise, the cottage was excellent. But it felt a little out-dated and unloved. The radiator in the spare room - where our young son slept - was very tempermental and the valve fell off in my hand when I tried to adjust the temperature. There were also no curtains - just a thin blind - which is not ideal for a room for a 1 year old to sleep in. The blind cords were also not safely secured which was a bit concerning. The external building is dilapidated to be honest which is a shame because it is an inaccurate introduction to the wonderfully cosy apartment you will find inside. There is a large table for dining/work space, a very comfortable couch and a few board games. The heat settings in the house are great as well. The main room has a partition that has an addiitonal bunk bed that makes it a four sleeper. There is no second bedroom. The building is on the seafront of a very still town - great for walks and quiet days indoors.
Stones Throw is in an ideal location.Just yards from the sea and plenty to do if you don`t want to get in the car every day.The walks along the beach in either direction are very good, with plenty of benches to sit down and enjoy the views. The cottage itself has everything you would require and has plenty of space as all rooms are quite big.The only thing that would have made it better for us would be a small shelf/stand inside the shower to put your shower gel/shampoo etc on as keep bending to the floor is not so easy for people of a certain age (like us!) . We were disappointed with this property. A very late and as it turned out useless attempt to sort out a washer dryer as listed really upset our enjoyment - with two very young children it was a nightmare. We would NOT have booked it if no washer dryer - we would have gone elsewhere. It was also not that clean.
We had a genuinely wonderful week in Vince Cottage. Beautiful location just a few minutes from the beach where you can enjoy a drink from The Zetland Arms. The shepherd’s hut is immaculate and a beautiful place to stay. The main house is also charming but unfortunately the level of cleaning was under par and there were a number of maintenance tasks that needed attention. The property could be absolutely amazing with a thorough deep clean and a day of maintenance work.
We had a great stay in chalet no 5. The holiday park was clean with a beautiful view at sea and fun facilities like mini golf, tennis and a swimming pool. In the area are a lot of things to do and multiple nice cities to visit. Also 3 castles nearby! We loved it, and would recommend it to everyone.
2 families of 4 plus two small dogs stayed. The Victory is a quirky property, full of character in a fantastic location right on the beach in Kingsdown. We stayed over New Year when the weather was rubbish so spent a lot of time in the property - maybe my review would differ slightly if just used as a place to sleep in the summer when outdoors more. We wanted to carry on our routine with the kids the time to empty our house during the last week of school. The house is at good walking distance of Joy Lane Primary school, closes to the shops in town. Westcliff meets our requiments. The kids loved the toys at disposal in the sitting room, the basement with the ping pong table. It was easy to used the washing machines and dryer to travel light. Unfortunately we couldn’t open the windows to renew the air ( opening system was very fragile ) and it was a struggle to find a parking space on this narrow street. Following my stay at Old Chelsea I was very disappointed. I came to stay here as part of my week long celebrations for my birthday and wedding. On reflection the hot water wasn’t resolved following the plumber’s visit this was highly disappointing and the water remained tepid. This spoiled my overall stay and caused me a high level of stress and sadness during my stay. I felt that my wishes to be moved or refund were not heard or listened to by the team. We enjoyed a week in Whitstable at SeaFern cottage (one couple and a dog). The location is great. A moments walk to the sea front and harbour and even closer to the main high street with all the lovely restaurants and shops. There is one bathroom en-suite to the main bedroom. This will be fine for a family but may be a little awkward for two couples or a group of friends. This place was great for our dog who enjoyed exploring the little back garden. Cottage was a great size for a family of 4 (two children under 3). Good location. Overall look of the cottage was nice. Note the tv isn’t smart - which wasn’t a massive issue but would have been nice. Beds aren’t particularly comfortable - esp in the twin rooms.
Arrived at the property, there was a wire across the kitchen to living room floor that is a trip hazard ( this needs fixing) but shouldn't really be there, around the sofa and underneath is very dirty and hasn't been cleaned in a long time, the kitchen utensils and pans had to be cleaned before using them, the microwave was disgusting when opened, the location was perfect and was able to park near most of the time
