It’s hard to imagine when you step inside this fabulous cottage that is actually one the oldest properties in Whitstable as The Modern Cottage has been completely transformed into a contemporary and stunning holiday home.

On the ground floor is a marvellous open plan living space, with smooth poured concrete floors warmed by underfloor heating, a seating area with cosy wood burner, and a light and airy kitchen and dining area. The perfect space for socialising with family and friends. Through the bifold doors is the large, enclosed garden, offering more space to enjoy the warmer weather, and after a dip in the sea you can rinse off in the secluded outside shower.

Upstairs over two floors are two Kingsize bedrooms one with ensuite, a Single bedroom and a Jack & Jill shower room.

Whitstable is a lively coastal town famous for its oysters, but it has lots more of offer. There is working harbour with seafood stalls and independent hut shops, a water sports centre, a thriving arts and creative scene and lots of live music in the pubs and cafes. Further afield are the historic market town of Faversham and the medieval City of Canterbury.

The cottage is great, very well furnished with everything you need for a comfortable stay.
The location is ideal with Whitstable beach and High St within walking distance.
Some people may find the spiral staircase a challenge.
A nice spacious garden.
We would love to return.

On the positive side first, the ground floor living area was excellent, bright and with floor-to-ceiling glass that welcomes the sunrise, the doors giving on to a large garden, and made a really pleasant communal area for the property. The kitchenette was well stocked with equipment and there was plenty of crockery and glassware. Though the road the property is on is busy and noisy road, the noise was well excluded from the interior.
The local authority should take drastic road-calming measures in hand in Whitstable, but that is nothing to do with the ownership and accommodation in The Modern Cottage.
A written kitchen guide and a wider range of cutlery would be useful.
Most of the property had been well cleaned but the downstairs rug was a disgrace. We had a 5-month-old in our party, and we had to clean the rug - even with a broom, we were fetching up dirt; a photo can be provided. Fortunately we had a large - and recently laundered - playmat, as otherwise the baby couldn't have been on that floor. There was a Henry vacuum available, but should the guests be expected to vacuum the soft furnishings?
As warned in the property description, the stairs were steep and the ceilings low in the stairwell, but they were manageable with care. A railing at the top of the second flight of stairs came away when an elderly gentleman in the party was carefully making his way down, which could have been serious. Fortunately he was nimble in holding on to the newel-post (and has survived to write this review).
There are no true wash-basins in either the bathroom or wet-rooms and, however charmingly idiosyncratic this might be, this is most impractical.
So far as the wet-rooms are concerned, the one on the first floor had a blocked drain and flooded during our stay. Apart from the damp that ensued with water soaking the carpets of the rooms at that level, everyone had to use the top floor wet-room if they didn't want to use the ground floor bathroom - which opened directly onto the living room.
All-in-all, these observations are reflected in my answer to any recommendation I might make to the next question, and my feeling about the value-for-money for the rental.
