Saddle Room is on the ground floor of the Coach House and sleeps 4 guests in two double bedrooms. It was built in the 18th century as stables and the saddle room for the horses at Brackenborough Hall.

In Saddle Room you can enjoy:

  • Open plan living space with seating and dining areas, TV and DVD player
  • Kitchen equipped to a five star standard (including dishwasher, electric cooker, microwave and washing machine with drier)
  • Bathroom with bath and separate shower
  • Two double bedrooms each with access to the garden
  • Original features including hay racks, saddle hangers, manger and herringbone brick floors

The accommodation and its setting within an historic Hall and farm were delightful and everything that one could wish for. Saddle Room (and the other Coach House properties) provided the perfect location for our large family gathering. We enjoyed having our own, very comfortable, accommodation, whilst also being able to get together in Granary for multiple large birthday celebrations. Paul and Flora did everything - and more - to make us welcome and accommodate our large party; they even organised perfect weather enabling us to walk and picnic in the beautiful Lincolnshire Wolds!

We (husband & wife) were first-time visitors to the Saddle Room of Brackenborough Hall Coach House, a very idiosyncratic space for a holiday let. Great fun and a few frustrations. Some former horse stalls are now the freshly floored kitchen & lounge, but there is a sloping and cobbled hallway and dining area to be negotiated inside the Saddle Room entrance, before reaching them. The kitchen area was constrained by the width of a stall. And the lighting in the bathroom is very dark. On the plus side, there were fresh fruit & veg on a table outside the door, so much local information, games, ping-pong, a rocking horse and a well managed estate to walk around. The conservatory was lovely and the history was great to explore; we had to buy the book! Plus Louth was in the valley below, visible from the Folly with its table and two chairs thoughtfully provided. Families will have a tremendous holiday here and our two week stay was most enjoyable. Paul & Flora are great hosts, even with the pressures of harvest time.

Fabulous few days away, very clean, comfy, lots to do. Fresh air. We even got to see a badger after all these years we’ve been going. Loved it, we will be coming back as it’s like our second home. 100% recommend. Great dog walking too. Very dog friendly. We got to see, ducks, cows, calf’s, bulls, badgers, hares, squirrels.

The Saddle room is very comfortable and well appointed. We booked the Granary and the Saddle Room and this provided us with plenty of space for all members of the extended family.

This was my 2nd visit to Brackenborough & it again has excelled expectations, I am revisiting in November.

My reasons for staying & people I came with have been different each time as have the time of year.

The area & building is gorgeous, very calming & nothing is too much trouble for Paul & Flora the lucky owners.

Fresh vegetables from their garden, eggs from the chickens & beautiful docile cows around, what's not to love?

I highly recommend staying here!

We read Sarah Baxter’s review of Brackenborough Hall Coach House in The Sunday Times titled “The crowd-free rival to the Cotswolds“ and was inspired to go. We have been to Lincoln but never explored Lincolnshire. A trip over the magnificent Humber Bridge was the start of our adventure. On approaching Brackenborough Hall the verges were strewn with wild orchids this was followed by a half mile smooth drive through Brackenborough Hall parkland. Upon arriving at the Coach House we were greeted by Flora and Paul who introduced us to the Saddle Room. This converted stable keeps all its character while being very comfortable and well equipped. The information for the Saddle Room is very comprehensive but never prescriptive and then when you look at the bookcase in the entrance you couldn’t want for more. It covers the history, places to visit, walking information, where to eat and much more, it is a tourist information centre in itself. We went Loath and walked the Louth Heritage Town Trail, visited the museum, you must see the “panorama”, St James’ church, peregrine falcon’s were nesting. The Lincolnshire Wolds are not far and we walked part of the Viking Way. There is much more to do and explore, we had a very enjoyable week, so much so that we have already booked again. Everyday Flora bring some complimentary fresh produce from her garden, Paul leads walks around the farm and takes children to see the animals.

Since having this experience booked as a surprise by my children we now meet up here every year. We book the whole place. The grandchildren are safe and the dogs love it too. Paul and Flora (the owners) can't do enough for you and Paul will come and get the Grandchildren when a calf has been born. The properties have been done up sympathetically, keeping some of the old features. We love our yearly gathering and would recommend Brackenborough Coach House to anyone. Brilliant!

We decided to come for a later break mainly to see the seals at Donna Nook. So pleased that we did amazing sight to behold. Plus the farm tour was really enjoyable. We were in desperate need of a short ideally somewhere we could arrive and we would start to enjoy things straight away.
From the very start our dogs tail just kept wagging, he almost forgot his arthritis as he enjoyed the freedom of roaming everywhere. There were lovely walks right from the door for him and us to enjoy
The saddle room was quirky with original features and extremely warm and comfortable with plentiful hot water and a lovely cosy bed

Three of us stayed and, from start to finish, Paul and Flora made us feel very welcome. The amount of information and knowledge of the local area was outstanding, along with the care taken both of the property and of us, the guests. The quality of everything in the apartment was very high indeed - great to sleep in such comfortable beds with lovely linen and very good eco cleaning products. Everything had been thought of - local produce on sale, free fruit and veg from the garden, very well equipped kitchen and above all the kindness of the owners. Having a farm tour with Paul and Poppy made the stay truly special.

An article in The Sunday Times Travel section alerted us to the delights of the Lincolnshire Wolds and to the accommodation offered by Brackenborough Hall. We received a warm welcome from Paul (joint owner with his wife Flora), and found the Saddle Room to be warm, comfortable and very well equipped, especially the kitchen. Our only adverse comments are these: 1) because the original stone flooring has been retained in the eating area we discovered that the chairs slope backwards from the dining table; 2) one of the photographs of the living area shows a standard lamp in one corner; this was absent, and would have improved the lighting for reading. These two niggles apart my wife and I would warmly recommend others to try out staying here.

We all thoroughly enjoyed staying here … a group off 17 and a few extras ..6 children aged from 1-9.. they had a great time .. felt very welcome there and the place is set up for families and children. Fantastic holiday yet again. Been coming for over 10yrs. Lots to see and do, spotless apartments. Everything you need is there. Clean bedding, towels. Nothing is ever an issue. Everyone on the farm is very friendly, and helpful. There’s the front lawn to play football, tennis court, table tennis. Even have a picnic on the lawn. You can explore the farm. We always end up coming back. It’s the cleanest place we’ve ever visited. Lots of lovely walks. Dog friendly too. They set the standard and all the staff are helpful and welcoming. If you are lucky enough to be escorted around the farm by Paul you will receive an introduction to the history and geography/geology of the land and buildings (greater detail is documented in the library in the coach house), pointers to the local wildlife, and hear about the current issues and technological changes which farmers are facing.

We have been coming to Brackenborough Hall self catering once or twice a year for 15 years . There is everything there that you need, always nice and warm in cold weather. A nice enclosed garden with garden furniture and a gas BBQ for those lovely warm sunny days. It is very dog friendly. For those who like walking there are public footpaths running through the farm. It is located on the outskirts of Louth which is a lovely market town with many independent shops and not spoilt with national chains. There is a wide range of restaurants and cafes that caters for all food tastes. You are only about 30 minutes from the coast and in Nov/Dec and a short drive away you can see the baby seals.
Flora and Paul are always very friendly and helpful which helps to make your stay very enjoyable

We stayed here last year as a combined 60th celebration. We enjoyed it so much that we will do it every year. Nothing is too much trouble. The only thing I would change is the mattress. I would change it to a memory foam but only due to my bad back. That been said we will all be back next year!

The Coach House at Brackenborough is the perfect location for a weekend away. The accommodation is superb, as is Paul and Flora's hospitality. There's lots to do and see nearby and we can't recommend a stay at Brackenborough highly enough.

I have visited Brackenbrough before and knew it would make the perfect place for a short Birthday break.
As before the rooms were perfect and the milk & plum loaf were a lovely extra (as was the birthday card). I had a lovely, calming stay and will (hopefully) visit again in the future.

We stayed at Brackenborough Hall Coach House for our Daughters 30th.
As a family we had all 3 apartments.
What an amazing place, everything we needed was there.
Had a fabulous time.
Paul gave us a tour of the farm and grounds, the Grandchildren and adults loved it. Thank you Paul.

We knew we would feel at home when we saw the same butter dish we have at home! The Saddle Room is beautifully appointed and is one of the few places we have found sharp knives in the kitchen.
The location is perfect for visits to the coast and into the Wolds and the farm tour is not to be missed .

This was our second stay at Brackenborough and it was as rewarding and enjoyable as the first. The standards of cleanliness and the general condition were extremely high. We had stayed on the earlier occasion in the Stables and appreciated the extra space and comfort of the Saddle Room. Paul Bennett is a most friendly and helpful host. The location of Brackenborough is excellent for walks in the countryside and visits to interesting towns and sites. We shall certainly return to Brackenborough.

We had a wonderful stay, loved everything about it and hope to visit again. It’s a perfect place for both adults and children (our little boy of just under 2 had a brilliant time), and Paul and Flora have thought of everything. The accommodation was fantastic. This was our first holiday away in the UK with both our dogs so a bit of an experience for all! The Saddle room was lovely, we loved how the conversion had been done and all the little touches. The welcome we had from Paul was lovely an we felt like nothing would be too much to ask. Their grounds are amazing an always felt like there was so much to explore!

All in all a fantastic short break an we hope to be back again in the future!

Booked the granary and saddle room for a family get together, it was lovely, everything you could possibly want. The grandchildren loved exploring and the shed of toys, they thought they found the secret garden in the woods with the swings.
The tour was good and the children loved sitting on the combinder and tractor.

Easily one of the most enjoyable family holidays we have ever had!

The hosts were friendly and accommodating, they gave us a wonderful farm walk and talk, which we all enjoyed.

The farm itself has plenty of space to roam and explore, we had our small Patterdale terrier with us who was also made to feel very welcome and made a new friend in Poppy!

All of the accommodation was clean, well equipped and there was a plethora of activities and folders of things to do in and around Lincolnshire.

We have already booked our return and already look forward to it!

We had a really lovely stay. The setting was beautiful, we slept like babies, the accommodation was delightfully quirky, the kids had a great time and the summer produce from the garden was divine. The Saddle Room was all which it promised to be - a beautifully renovated property which had kept its character but with great attention to detail and to the comfort of guests. The welcome, the personal touches and care show by the hosts were much appreciated. The setting and grounds were an added bonus and again generously shared allowing guests to enjoy the rural surroundings, and other members of staff were friendly and helpful.

Here you will find a great experience that is wider than just giving marks out of 10. A genuine welcome from the owners, attention to detail and a sense of being a temporary part of a working farm and an historic estate are two qualities. Then there’s all that Lincolnshire has to offer: the rolling Wolds, nature reserves in the Marshes, local food delicacies and much more besides, including peace and quiet, except for the bird song! It does feel a special place.

Excellent hosts and met on arrival by Flora. This is a lovely place to stay with everything you need and much much more to make your stay very enjoyable.
The walks around the Farm are fabulous and you have access to the entire farm. They are dog friendly too which is great for exercising your pet. Paul and Flora are on hand for any queries that you may have.
Overall this is a super holiday retreat and is quiet and far from the madding crowds! Thoroughly recommended.

Brackenborough Hall has been a Luxury home away from home. Wow, the beauty and hospitality has been out of this world. My children have loved every minute of staying here and Flora and Paul are wonderful people. Poppy their Labrador is so amazing with kids. There is so much to do here for children and adults. We have not been away since August 2019 and found the property by chance. The reviews indicated that this was a good place to go. They were wrong. Its an excellent place to stay.

Paul and Flora appear to have thought of everything you could ever want. The touches, from more information about the area you could ever need through to the arrival of a pumpkin for Halloween, are superb. I had become accustomed from visits around the UK to accepting things were not going to be quite right but they have completely turned that on its head. I strongly recommend staying here. We will be going back and that will be a first for us in the UK.

Where to begin?!

The location is simply stunning, surrounded by the sights, smells and sounds of nature. The Saddle Room itself was lovely and we felt at home as soon as we opened the door. It has all modern amenities but done in such a way that the character of what used to be stables really shines through.

Paul and Flora were very welcoming and ensured that we were comfortable at all times, whilst also providing suggestions for little excursions in the area. The attention to detail was impressive, e.g. the super informative booklet that they put together, the plum bread upon arrival, any utensils you could possible need in the kitchen, the hand gel dispenser on the patio table, the local produce available, etc.

In terms of Covid-19, we couldn't have felt safer. Hand gels are readily available, all rooms have NHS QR codes, there are little anti-bacterial kits available, etc. Paul and Flora take this very seriously, which made our stay that much more relaxed.

I could go on an on, but in a nutshell, this is a beautiful, environmentally-conscious and family-friendly accommodation, surrounded by awe-inspiring nature and run by owners who genuinely care about their business and customers.

We really liked the quirky nature of the accommodation as some of the features of the old stables had been retained. Everything was very clean so we felt really safe staying here.The great draw for us was the beautiful countryside on our doorstep and the access we had to the fields and park land surrounding the property which was perfect for walking our two dogs.Paul and Flora were very friendly and helpful both before and during our stay.The property is not far from the beaches either, so we had ready access to the best of both the countryside and the seaside.

We enjoyed a brilliant stay in the Saddle Room. Paul & Flora were very welcoming. Our 20 month old loved all the indoor and outdoor toys available. We have just returned from lovely 3 night break in the Saddle room. Paul and Flora seem to have thought of everything, our children loved looking around the farm and veg patch and playing on the rope swings, even during the rain. Our youngest loved the cucumber and tomatoes that you had grown. We loved seeing the children explore the grounds. They have already asked when they can go back already. Thank you for a lovely stay. Pau and Flora have obviously given a great deal of thought to providing a positive experience for a wide range of ages. There were a variety of resources available- books of walks and local information, table tennis and children’s play equipment. The extensive grounds were beautifully kept and readily accessible.
The only thing they couldn’t control was the weather- but that was somewhat mitigated by being able to sit in a very pleasant conservatory!
