Stables is on the ground floor of the Coach House and sleeps 3/4 guests in a double and a single/twin room. It was built in the 18th century to stable the horses at Brackenborough Hall.

In Stables you can enjoy:

  • Open plan living area with seating and dining table, TV and DVD player
  • Kitchen equipped to a five star standard (including dishwasher, electric cooker, microwave and washing machine with drier)
  • Bathroom including a bath with overhead shower as well as a separate wet floor shower
  • A king size bed in the larger bedroom
  • Single bedroom with garden views with an additional pull-out bed
  • Original features including hay racks, manger and herringbone brick floors

Stables (and the other Coach House properties) provided the perfect location for our large family gathering. We enjoyed having our own, very comfortable, accommodation, whilst also being able to get together in Granary for multiple large birthday celebrations. Paul and Flora did everything - and more - to make us welcome and accommodate our large party; they even organised perfect weather enabling us to walk and picnic in the beautiful Lincolnshire Wolds!

A beautiful apartment in a monumental building, in which many beautiful old details have been preserved and a very comfortable stay is now offered. We had the spacious Stables apartment, on the other side of the central hall was an equally spacious and attractive and slightly lighter apartment Saddlers Room. In the distant past, the horses in these Stables certainly had as good a time as we did. A sturdy, cozy living room, excellent kitchen, bathroom and comfortable beds. Inside it is quite dark, but one step outside your front door you enter a beautiful high central hall of about 100 m2 with bookcases and a ping-pong table and open doors on two sides that connect you to the wonderful estate around Brackenborough Hall. A combination of nature and a mixed farm with cattle and arable farming. As a guest you are free to wander around the estate, good for a walk of about 2 hours through fields and forests and along a stream. Host and hostess provided a warm welcome with some useful and tasty things in the fridge, every day there were bowls full of delicious fruits from the vegetable garden and orchard on a table outside our apartment. At the country house there was a beautiful garden of the residents and a super romantic and well-maintained lawn tennis court. We could have used rackets, but there were so many activities to do in this beautiful Lincolnshire that we will do this with our own rackets next time. Particularly nice was how the host was prepared to introduce us to his work on a gigantic harvesting machine (white beans). We will definitely come back.

I have stayed at Brackenborough Hall before and previously booked 'The Stables'. For us, i.e., myself and my black Labrador retriever, it provides ideal accommodation for relatively short breaks and holidays. The Stables are very well equipped, spotlessly clean and well presented. There is easy access into Louth and plenty of space for man and dog to walk. Paul and Flora are very good hosts and very attentive to the needs of guests. For us, Brackenborough is a great place to go 'off grid' for a while and just wind down, dog permitting given the space he has to run around and enjoy being off the lead which he likes to be as much and as often as he can. We have already booked our next visit and will be returning to Brackenborough Hall in May 2025.

Our stay at the Stables was very pleasant and comfortable. The farm is a little, quiet, beautiful gem in a part of England that we did not know. Paul and Flora are very kind and enthusiastic hosts. We really enjoyed our ride in the harvester ;-) and the fresh vegetables.

I had stayed at The Stables twice before, but both times in the early Autumn. This was my first Springtime visit. The accommodation was spotless, as usual, and having the run of the park and farm for the dog very liberating - well certainly for my black Labrador! For the most part we had fine weather with just one day when it rained but that didn't stop us getting out and about. Having more daylight made for more opportunities to explore the local area, and this time we actually got to the coast. The Stables are relatively modest in size but well laid out and lack for few if any facilities. I have booked two more stays, one for later this year and one in May 2025 and look forward to returning again - and not least enjoying the local produce available in Louth or nearby. A great 'get away' location with thoughtful hosts and friendly staff.

We occupied the Granary, Stables and Saddle room for a family Easter gathering. All 3 accommodations were comfortable, clean and unique. The hosts, Paul and Flora, could not have been more accommodating. Our children loved the farm and in particular the cow shed visiting the calves. The facilities included outside toys, an abundance of indoor games and activities, and every kitchen appliance/utensil you require. The grounds are beautifully maintained and are open for you to wonder around. Dogs are accommodated for with ample grass fields for exercise. Plenty to do in the area including walks, small villages and coastal seaside resorts. A massive thank you for Paul and Flora’s help with facilitating my mother’s medical requirements. In summary an excellent place for a family get away. Kind regards Marshall and Wendy.

A great holiday for relaxing, walking, visiting the coast, comfy beds, fully catered apartments, lots for children to do on the Farm.

We only stayed for one night because we were en route to Yorkshire but it was a great place to stop and relax with our dog, very friendly and nothing was too much trouble. The accommodation was very comfortable and had everything we needed.

Since having this experience booked as a surprise by my children we now meet up here every year. We book the whole place. The grandchildren are safe and the dogs love it too. Paul and Flora (the owners) can't do enough for you and Paul will come and get the Grandchildren when a calf has been born. The properties have been done up sympathetically, keeping some of the old features. We love our yearly gathering and would recommend Brackenborough Coach House to anyone. Brilliant!

The surrounding farmland and gardens are charming, with plenty of things to occupy a busy toddler! Our 2 year old daughter had a wonderful time saying hello to the cows and exploring the grounds. We were close to Donna Nook so were able to go visit the seal pups; it was a quick 20 min drive away.

The stables is clean, quirky and warm, well equipped for families, and with lovely original features. My only note would be - the cobble floor is gorgeous but slightly uneven, so tread carefully, and look out for low doorways if you are tall! (my husband is 6'5" and banged his head a few times haha!)

We didn't get to meet Paul and Fiona as they were away, but their son Chris was very helpful and welcomed us as we arrived. We appreciated the thoughtful details of the welcome note, plum bread, and milk. All communication with Paul and Fiona has been gracious, warm, informative, timely, and helpful :)

We highly recommend this stay and would love to come back!

This was my second stay at Brackenborough Hall, having stayed there for the first time in September 2022. The property is well equipped and it's hard to think of anything not provided. The layout and space of 'The Stables' is somewhat quirky; however, given the original purpose of the building, the owners have effected an impressive conversion - and promoting environmental sustainability in the process. For one man and his dog, it's a good solution to the challenge of holidaying with an energetic Labrador with acres of space to walk with said hound; and being clean and comfortable - somewhere to relax at the end of the day. I hope to go again.

A beautifully serene, rural setting, with views over trees and fields, kept company by the cows! We stayed in the Stables but our group of 17 had the whole facility, the hayloft was a magnificent area to congregate and facilities for children to play in the gardens were excellent. Paul & Flora were excellent hosts and made sure everything was in order and our needs were catered for. Well kitted out apartments and communal areas. If you go the book, written by Pauls mother, on the history of the farm and area is well worth a read.

The coach house is only a few miles from our home, but it can accommodate our large and wide-spread family and seems a world away from our everyday life. From the moment you see the coach house at the end of the long drive, through an extensive pasture dotted with majestic trees, time slows down, colours brighten and the trials and tribulations of the world seem a long way off.

We firdt stayed last April 2022. We had booked for April 2023 but felt we needed a break and was lucky enough to get in during Oct half term. The setting is idilic with enough surroundings for the kids to play and explore. The rope swings in the woods, the cows to see and fields to walk in. The accommodation has been done up so well with so much thought that you don't need to take any extra packing. And accessible for wheelchair users in the stables accommodation. Paul and Flo are lovely and really do set the scene for a lovely break. Being 30min from Mablethorpe is great for a day out and all essential shopping is within 5min drive to Louth.

Absolutely spotless, 5* it is. Everything you need, definitely recommend. Booked again for next year. We stayed for 8 nights. Nothing is ever a problem, we can venture out around the farm, see the bulls, cows, ducks, lots of wildlife. Lots for kids to do, tennis, football, table tennis. Beautiful place & location with fabulously friendly hosts! Plenty of room and absolutely everything you need. We maxed out the occupancy and had 24 of us stay (half adults half children and a dog) . We had more then enough room, and all enjoyed a cooked meal and BBQ. Hardly saw the children once we got there, was nice to see them all (teenagers!) playing games and exploring the outdoors!
It was a surprise for my sisters 40th, she loved it as did each guest! She was greeted by Paul & Flora with a bottle of Prosecco which was very thoughtful!

It really is beautiful, the more I stayed the less i wanted to leave!

The Stables have been beautifully converted into an accessible apartment, with a lovely shared garden and outdoor eating area. Our hosts could not have been more accommodating, providing us with cots, high chairs and toys for our young twins, as well as really helpful information on the local area. There are a tonne of guides and recommendations on things to do in the region, whatever your interests, but the farm and surrounding area itself is just as worthy of exploration. It was such a lovely base for our short break and we definitely wish to return to check out more of the nature walks around the grounds.

Lovely accommodation in a beautiful setting. Paul and Flora were great hosts and went out of their way to make our stay the best it could be. Both the adults and children in our party did not want to leave. It really was the perfect place to come for all ages. We hope to return in the future.

Our welcome was friendly and helpful and all our needs were amply catered for. The Stables apartment was super clean, the beds were very comfortable and Brackenborough is a beautiful place to be with lots of natural, fun activities for children. I really enjoyed the farm tour and as well as climbing into tractors and feeding cows, Paul was extremely informative about Brackenborough and farming in general. We will return.

We had a wonderful stay at Brackenborough Hall with our two dogs. The Stables apartment has everything you need for a great stay and the fresh fruit and veg left each day by Flora is such a lovely touch. There are numerous walks for you to go on straight from your door with lovely views of the wolds. I would definitely recommend a stay at Brackenborough, it is such a great option for families, couples and dog owners. Thank you Paul and Flora!

We came for a short stay for our young twins’ first holiday. They loved seeing the cows, and Paul kindly showed us the chickens and the bull which they enjoyed too. The beach nearby at Mablethorpe is very pleasant with soft sand which the girls loved. Brackenborough was very welcoming and well-appointed. It was nice that fresh produce was available to buy. The local town of Louth was a nice morning out with independent shops and a farmers’ market.

The Stables were as described, every thing we needed was provided. The bed linen was really clean. I would say it would be suitable for 3 adults, or a couple with a child. Very atmospheric. The communal games room was a great addition

First of all thank you again Paul and Flora for having us again, amazing time at the working farm. Lots to do, plenty of walks, clean, very spacious, fresh bedding, has everything you need. Dog friendly. Our dogs have loved every minute. The kids are getting older but still have loved the freedom. Beautiful vegetable garden. The place is kept clean and tidy. The gardens are kept lovely. There’s also an enclosed garden for the younger ones to play. There’s a shed with everything in it, tennis rackets, tractors to sit on, sandpit outside, climbing frame. Small woods out the back, with swings from the trees. Play football out the front, a swing, got the cow shed, the bull, loads of ducks, the big woods which is a lovely longer walk, we managed to see 3 deers. There’s also nature walks which we’ve done in the past. We've also been on the combine harvester. We’ve been coming for over 8yrs and have booked it again next year. We already miss the place but will look forward to coming back☺️

This was the 4th time we have booked out all of the cottages for a family get together. The weather was glorious and we had a fabulous time doing very little in beautiful surroundings.. just what the doctor ordered! The hosts have thought of everything and are there in a flash if you need them. Great for children and adults alike. Fresh eggs from the hens for breakfast, complimentary plum bread (local delicacy which isn’t made with plums ). We used a local delivery company for a huge order of Indian food and it was with us in less than 45 mins and was very good. We played rounders, tennis, wandered the fields and climbed hay bails and the kids loved the secret swings, sandpit, paddling pool, and endless toys that are available .. oh and catching tadpoles was a favourite! Ask the hosts about St Ediths church ... wonderful little secret !

The Stables has been carefully transformed into a delightful living space, with plenty of room for the two of us. The bed was comfortable, the shower worked well and the place was warm and cosy. We didn’t use the kitchen to cook as we only stayed two days, but it seemed to be very well equipped. The complimentary fresh milk, tea, coffee and local plum bread was a thoughtful gesture. Contact with Paul was friendly and efficient from start to finish. We have booked to return in the Summer.

I'd highly recommend the Stables if you are looking for a getaway in the countryside. The Stables, which were transformed into a very cosy house was very clean and in excellent conditions.Being able to take a hot bathtub was a great plus. Ours was a somewhat brief stay but highly enjoyable. Primarily, in present circumstances, the Covid precautions were comprehensive and very reassuring. We appreciated the complementary fruit and vegetable and thought that the Lincolnshire produce hamper we ordered was great value. Everything about the accommodation was of high quality, and there were nice touches like the fresh flowers. There was a vast amount of information about the locality and Paul was a helpful and knowledgeable host. We thoroughly enjoyed the Stables - a great place to stay. We look forward to our early return to Brackenborough.

The Stables is a lovely, cosy retreat, on the edge of the beautiful Lincolnshire Wolds. The situation is idyllic, with acres of park and farmland to walk and explore and wildlife literally on the doorstep. Paul and Flora were very welcoming and helpful, and we enjoyed our stay very much, as did our dog. The nearby town of Louth is also very pretty and has everything you could want or need, although a trip to beautiful Lincoln is a must.

A wonderful place to stay. Very welcoming host, wonderful country side to walk or run in. The farm and gardens were a pleasure to see, the gardener took time to explain what he had done with the gardens and his plans for next season. Fresh fruit straight from the tree tasted so good.
The accommodation was everything we expected, very clean, lots of information and wipes around to ensure everywhere was clean. Would recommend it to everyone.

Gorgeous location, the house and grounds are beautiful and the coach house conversion is really charming. Our boys (aged 2 and 4) loved saying good morning to the animals each morning and seeing the tractors in the farm yard. It couldn't have been more perfect. Paul and Flora are really thoughtful hosts, never intrusive but so so welcoming. Every tiny detail was taken care of from fresh flowers in the apartment to a huge box of toys for the boys. Travelling with little ones can be really stressful and they definitely take some of that away. We were all very sorry to be leaving and are already planning our return!
