Nice cottage, with all comfort needed for a weeks stay. Big kitchen and sitting room with wood fire place. Shower could be more powerful and tall people could'nt stand upright under it.

Great place to stay to visit the highlands. Quiet and remote (suited us). Warm, and fire was well used. It's an older property but seems well maintained and very comfortable furnishing / beds. The plumbing is likely equally old, so water pressure relatively low, but not a problem for us. Really enjoyed out time and would definitely visit again.

We were' nt sure how to get the key to the cottage. But everything has been managed. It was a nice holiday and we had enough wood for the fire place. So the house was always warm.

A revisit to Dunalistair and to this cottage. It is a truly peaceful location and very secluded. Perfect for a couple or family as there is only one bathroom, but great atmosphere. Very well equipped kitchen and bathroom is clean and modern. Love the bedrooms with views of Schiehallion. The garden is good too as two parts and a nice seating area. What can I say, we love the area, the cottages at Dunalistair and have been many times. That's my recommendation

We had a wonderfully relaxing stay in Rose Cottage, part of the Dunalastair Estate. We chose Rose Cottage as it suited our needs. There was everything you could need and it was very comfortable for four adults. We loved the homely feel of it. Each morning we would breakfast looking out of the window watching the red squirrels and the birds - bliss!

We enjoyed walking down to Dunalastair Waters and exploring around Loch Rannoch as well as going further afield.

It wasn't our first stay at Dunalastair and it certainly won't be our last!

Rose cottage is a beautiful place to stay. It is perfect for sightseeing, activities, wildlife watching or just relaxing. The cottage is very cosy, warm and comfortable and the garden is beautiful to sit in,with amazing scenery all round.
We stay at the Dunalastair estate cottages on a regular basis and all of our family massively sulk when we have to leave for home.
There is so much to do in the area, killecrankie zip line and bungee, Pitlochry, house of bruar for shopping and amazing fish and chips, or for the more exotic takeaway lobster and chips, bruar falls, dunkeld and the Hermitage , Aviemore , landmark forest adventure, and for a longer day out but beautiful drives you have glen coe and the road over to balmoral. You can also ring Jerry (number is on the notice board in the cottage) for archery, which is great fun. All in all we had an amazing time when we were there. On your journey home it is worth driving by loch Tay and through Callander, as you can feed the highland cows there, and it is a beautiful drive.
I will finish by saying, thank you to Rose, Beartrice and all at Dunalastair for another amazing holiday, and we can't wait to see you again very soon. Xx

Perfect spot to get away from the crowd. Cottage had everything we needed and with walks from the door made it perfect for us. Being on a working farm made it fun, especially as it was lambing time.

If you're looking for somewhere remote in Scotland, Dunalastair Estate is the place to go. Beautiful location, cottage is so quant with everything you need. Great walk around the house ruins and Dunalastair Water.

We enjoyed another escape to the Dunalastair Estate and this time stayed at Rose Cottage. The cottage is so cosy and inviting in a beautiful setting with views of Schiehallion and Dunalastair water.
On Easter Sunday we enjoyed breakfast sat outside in the garden. Great sat listening to the birdsong and seeing the many birds at the bird feeders. Kept these topped up daily and its worth it to se the many birds.
The weather was a bit of a mix but we still managed to get out and about. The days we did not get out it was just nice sat inside next to the log burning stove. On our last morning we woke to find it snowing and the place still looks magical in the snow.
Thanks to all on the Dunalastair Estate who make visits to the cottages so enjoyable. Love the personal welcome touches such as cut spring flowers and tea and biscuit tray on arrival.
We will be back as always.

Nice and cosy, beautiful location. Suitable for 6 people. Nice kitchen with all equipment needed and a separate livingroom with fireplace. 3 bedrooms and a bathroom on the ground-floor. We enjoyed our stay. We had one little problem with a damaged showerhose but this can be fixed easily.

We had a fantastic white Christmas here at Rose cottage. We have stayed at Dunalastair many times over the years and have never left disappointed.
There are plenty of amenities and things to do within 30 mins drive but if you prefer quiet seclusion and beautiful scenery with hikes right on your doorstep then this is for you.
The house was well equipped with everything you need. It was lovely and warm. The dogs got very muddy so the washing machine was great, don’t forget plenty towels and laundry detergent if you bring dogs.
The water to the house is from a spring bring bottled water if you need it.
Our two dogs had a lovely time exploring, and enjoyed watching the cows from the fence line.
We all had a lovely lunch in Pitlochry at the auld smitty pub, dogs included.
We have already booked a return trip and our friends who we have recommended dunalastair cottages to have also returned on numerous occasions. The drive from Devon is long but well worth it.

I don't have the words to truly express the joy I always feel when arriving at the Dunalistair Estate and especially Rose Cottage for our holiday. If your looking to really unwind this cottage is the place to be. The views are spectacular with plenty of wildlife right outside the door. The property is tastefully decorated and the log burner and Raburn ensure its always warm in the winter months. The housekeeper Beatrice is always helpful and takes great care to ensure guests have everything they need. The estate and surrounding area are some of the most scenic in Scotland . I highly recommend all of Dunalistair Estate cottages and the Kinloch Rannoch area if your looking for a perfect holiday

I am sorry to hear that Rose Cottage did not meet your expectations, the bath and sink have only recently been changed in the bathroom as too have the cupboard doors in the kitchen. We have installed a new water treatment works for that water supply and unfortunately were having some teething problems which would account for the low pressure you experienced.

We stay on the dunalastair estate many times each year, and we always have the most amazing time. Everything is always to a great standard, cleanliness, customer service and facilities. It's the most relaxing place to visit, scenery and peace and quiet, but at the same time plenty of places to visit. We can't recommend the cottages enough, they are so cosy and comfortable. The dogs are made welcome and absolutely love it, especially the treats that await them on arrival. We can't wait for our next visit, which is already booked. Thank you again to Rose and Beartrice for a warm welcome, thank you for having us.
I would also recommend ringing Jerry to try out the archery, its great fun. His details are usually on the notice board.

Lovely quaint cottage in a rural part of Scotland. My brother was staying at Old Laundry Cottage at the same time and it was great to within walking distance from each other. Lovely walks amongst forest, old ruins and the Loch. Our cottage overlooked farmland and we were greeted with cows, calves, sheep, lambs and deer most days. A bird feeding station just outside the kitchen window kept us entertained with various finches, tits, robins and woodpeckers. A hardware store in Pitlochry sold the additional bird seed we needed to keep them coming! We were also lucky enough to have a red squirrel scamper by. Cottage very comfortable and clean and was very well equipped. We would definitely go back.

Our family of four adults and two toddlers had a lovely time at Rose Cottage over the Spring holiday.
It was clean and comfortable and ready and cosy the moment we arrived.
All the facilities one would need for a self catered stay were provided as well as the various accoutrements a toddler might need (cot/high chair).
Though situated amongst the trees, there is still a nice outlook down towards the nearby loch and the comings and goings of farm vehicles kept the children readily entertained.
We had some great days out walking and exploring, heading to Aberfeldy, and Kenmore and as far a field as Aviemore.
We saw lots of wildlife, from the little birds visiting the well situated bird table to deer and red squirrels in the nearby fields and wood.
The near newborn calves in the field immediately in front of the cottage, were a big bonus especially for the kids.

All in all a great holiday and I would heartily recommend Rose Cottage to anyone planning on visiting the area!

We were very upset the weather was terrible and should have been told before we set of the snow was terrible we got stuck on the roads with snow and the Ice the fire brigade helped us lucky for us they were on the Same road coming into the estate and we got stuck going up to the rose cottage because the road had not been cleared we left on the Monday a day early the water was brown and getting a bath was a waste of time because it went cold very dissatisfied and would like some sort of refund please and the pictures were misleading as it was very close to a house and farm and noisey when they were chopping log's through the day not very happy it's not about the money it should have been safety of guests staying it traumatized is

I was very disappointed to read your review of Rose Cottage and I do not feel that your complaints are reasonable: The weather is always unpredictable in the Highlands in the winter. It is always a good idea to check road conditions and weather forecasts online before setting out. There was no snow here in the morning and it came on later in the day very quickly as it sometimes does. The drive up to the cottage was swept before your arrival but more snow might have fallen on top. With regards to the farmhouse nearby, it is about 100 yards away and in our description of the surrounds of the cottage on our website, it says “Our Home Farm is nearby where traditional farm work goes on from time to time”. Private water supplies are often brown in peaty areas especially after heavy rain or snow melt. It goes through two filters and a UV unit so it is sterilised before it reaches the taps and thus safe.

We had a very enjoyable stay at Rose Cottage. It is in a beautiful area, lots to see if you love nature. Some excellent restaurants not too far away. The house is clean and comfortable, some updating is required but everything works fine, and overall represents good value. We loved the walks from the cottage, and further afield some great natural scenery and wildlife. Very good service, very helpful and informative.

Our first time at Rose cottage for our holiday took place in 2009.
We fell in love immediately: the lovely cottage, the beautiful view over fields and Schiehallion, Pertshire itself, Dunalistair water, ( what we call ) the "haunted" house.
The beautiful colours featured by sun, rain and clouds.
Scotland has this magical touch and provides a deep inner peace.
That's why we keep coming back to this beautiful area and Rose cottage as our cosy and comfortable home.

We had a marvellously relaxing time, just walking and exploring and getting better acquainted with the sheep! It was bliss, no people, no cars, just fresh air and green! We really enjoyed our stay in Rose cottage, it was perfectly fitted out for our family of 5. Lovely linen, more than well equipped kitchen and lovely surrounds. We had a marvelous week! We were sorry that the weather was so lovely as we never even lit the fire! We truly had a great relaxing time. We will hopefully be back in the very near future. Thank you!

We had a nice stay in Rose Cottage. The cottage is small but warm and adequate for the two of us for a week. I understand the water pressure issues due to being on a private water supply, but if you have long or thick hair be prepared to spend a good 30 minutes trying to rinse. The water pressure is so low that the shower can only be used hand held. It’s do-able, but it’s a good job you’re on holiday with time to kill!

Traditional cottage in ideal location for the many walks around the loch Tummel and loch Rannoch area. Amazing number of birds visiting the bird feeder near the breakfast table window - do bring bird seed and fat balls with you. As city dwellers the quiet at night and early morning very special.

A genuine and remarkable cottage well isolated on a big estate in the hidhlands. Plenty of great walking around in both hills and valleys.
And part of the charm is only a village shop nearby. If you want supermarkets and petrol stations be ready to drive, or stay at home. This cottage is for real holidays.
Just be careful if you're 6 foot+ and duck your head to go through doors. It's a cottage, not a palace.

Only one problem the shower was very poor.
It only trickled with water and as we were a party of five it made things difficult. We eventually after removing the head and unblocking it managed to get things moving but it was still poor.

We have been to the Tummel area before but had forgotten how remote it can be if you want to visit local attractions you definitely need a car, but it is a lovely part of Scotland to visit. The house of Bruar is not to be missed and we only discovered at the end of the holiday, it is about 20 minutes from the cottage and a def visit.
The cottage itself is in lovely location, the only neighbours we had were the farmworkers in their house slighty down the lane, and they were lovely, especially when we managed to lock ourselves out the cottage on the first night as we were too busy watching the red deer in the fields.
The little garden was enclosed but younger children would need to be watched due to steps and little hilly bits. But with supervision my daughter loved it.
The inside of the cottage was fantastic you felt welcome right from the start. The storage heaters took a bit of getting used to but other than that everything else was great. We managed to get WIFI so were able to watch our tablets but not really much need as we were out walking most of the time. There is a little track you can walk down all the way to the lake, if your using a pushchair it is a bit of push back up.
The customer service we recieved was fantastic, we had to make a last minute addition with our dog and they were emailing back within an hour of emailing them to arrange for us. They were super accomodating. I was nervous going somewhere dog friendly as I was dubious if there would be dog hair everywhere on the beds, sofas etc. But you couldn't tell it was dog friendly, meaning that there was no dog hairs or dog smell that I could notice.
There are a good range of cooking utensils, cutlery, crockery etc.
The bath was a bit smaller than we are used to but again not a major issue.
I would definitely recommend this to people wanting to visit the area and it would be an ideal base for people wanting to either get away from everything or lots of walking. We are already planning our return trip.

We had a very comfortable stay at Rose Cottage! The bedrooms were very nice and cosy with the electric heaters, and the kitchen was fully equipped. A lovely place to be in when it's a bit wet and miserable outside! The terms and conditions for how you're expected to leave the property are the most detailed I've seen. I've never had to scoot around with the hoover or wipe down the bathroom, sink and microwave before! I always leave places tidy but, to me, those particular tasks are what you pay for when you book a weekend away (and it wasn't easy to manage with a very unsettled baby). An option to pay a little extra at the time of booking for plenty of kindling and firelighters would be good.

We had the most wonderful week long escape to Rose Cottage. Tucked behind a small farm we were surrounded by a field of lambs and cattle, with lovely views of the surrounding countryside. The cottage had everything we could possibly need, especially a very well equipped kitchen, and Beatrice and Rose were incredibly helpful and welcoming throughout the booking process. Throughly enjoyed our week at Rose Cottage. We had glorious weather and spent the week going on walks with our dog. Great area to use as a base for walking. We had food collected from the Country Store for us so we had things in when we arrived which was really helpful. We also arranged a supermarket delivery. The cottage was lovely and secluded with everything needed for a good holiday. We were a party of a 2 yr old, 10 mth old, Mummy, Daddy, Nonna & Ramsay the golden retriever. The visitors to the bird feeding station include a beautiful woodpecker and we had a very handsome bull called Shadow in the field right in front of the cottage. We will definitely return.

Rose Cottage overlooks a working farm and beyond the farm is a gorgeous vista. It’s a quite spot to relax and watch the numerous birds that come to the cottage’s bird feeders (make sure to bring fat balls and plenty of bird food as they are hungry!!) The cottage is well apportioned and one of the highlights was cooking on the Rayburn Stove/Oven. We also used the modern electric hob - but the very old Rayburn was a real treat to use. The COVID safe measures were excellent and we felt safe immediately upon entering the cottage. The cottage is 2-3 miles from Kinloch Ranoch with a nice country store for food, a nice cafe and several nice art galleries. There are stunning walks all over the area.
The dishwasher didn’t work - otherwise we would give 5 stars all around. We didn’t alert the manager until the end of our stay that it wasn’t working, so we didn’t give them a chance to fix while we were there….but we weren’t really bothered either so didn’t call her to get it fixed. She is very responsive and helpful so no doubt it is sorted already!

While we were there we looked at several of the other cottages on the estate and we’ll definitely be looking to book some of those too.

We enjoyed a wonderful week at Rose Cottage. The location of the cottage is behind a working farm which provided both interest and privacy during our stay. The view of Schiehallion from the cottage on our first morning with the fabulous autumn colours set the tone for a week of outdoor activities and cosy evenings in front of the fire. The cottage had everything we needed for our stay and the local shop topped up our groceries. We didn't need to travel far to enjoy great walks and cycles. The area has amazing trees and the autumn is spectacular, The weather covered all seasons but that added to the experience. No problem with drying boots etc in from of the Raeburn stove.
Rose Cottage is a traditional Highland cottage and Dunalastair Estate provided all our requirements for a restful but active holiday to recharge our batteries. We would love to stay again!

The beautiful, unexpected, enchanting: Dunalastair is a bit of magic we all need right now. Rose Cottage took us away from cottages which are starting to look a bit the same and reminded us that warmth, comfort, beautiful surroundings and a bit of peaty water meant that we were in Scotland. I don't want a holiday that's 'home from home': I want to be reminded that we've come to somewhere wild and wonderful and different. I'd go back like a shot and only wish we'd had longer (I also want a Rayburn, which stood in the corner of the kitchen like a squat, friendly monster).

We spent 4 night here in July, it was our third visit to the Dunalastair estate but first time in this cottage. The cottage is in a nice location with near a farm so the kids got to see some animals. The garden was well kept and fenced in which was great for the dog and 4 year old.

It is well equipped and supplied with the basics one often forgets to pack (cling film, dishwasher soap, salt/peppers etc).

The fireplace is the lounge make the room nice and cosy in the evening.

If you are over 6ft tall the doorways are a low so you will probably bump you head a few times...

On a nice day I would recommend taking a boat out on the loch, we had a great time.

A lovely farmer workers cottage conversion, with charming period features, and set back off the road behind a working cattle farm. Enclosed gardens meant our 6 month old puppy could enjoy the outdoors, with freedom. The cottage was clean and well maintained with comfortable living and plenty of space for a family of 4, with a dog. Plenty of activities on the doorstep and access to the Cairngorms national park. Bagged the local Munro too, with a great climb up Sheihallion.

Very good information was provided before we arrived - excellent directions on finding the cottage, order fuel and food ahead for delivery and warnings about planning for food, car fuel etc because of the remote location.

Rose Cottage is lovely - very comfortable and warm and cozy.
There was a welcome pack to enable us to have hot drinks and biscuits on arrival, which was lovely.

Soon after we arrived the Estate Manager Beatrice came round to check that we had everything we needed and that everything was satisfactory - which it was, and she also reconnected the broadband and checked it was working satisfactorily.

Rose Cottage is a fantastic location for getting away from it all - really beautiful scenery round about, and plenty of walks and things to do within a 30 mile radius.

The cottage is very well equipped with all that is needed to make a lovely holiday - plenty of books, games and things to do if the weather is bad, and local walking around the Estate.

We were incredibly lucky with the weather and the colours on the trees was incredible.

A lovely time was had by all of our party of 5 adults.

A very comfortable easy to live in house. The welcome tray and flowers on the kitchen table on arrival a lovely touch. Lots of information files and leaflets to help organise your stay. We were just travelling as a couple but the garden would be great for children with lots of hiding places. Some more information on access points for the river fishing would be helpful.

The cottage affords cosy comfort in the a perfect location for exploring the Loch Rannoch area. Situated adjacent to a working farm, we found the neighbours friendly and the lambs and calves were a daily entertainment in the surrounding fields. We had the most wonderful time at Rose Cottage it is our 3rd visit to the Dunalastair estate and it is the best placed to stay! Why - great accomodation, incredible location with an abundance of wild life to see plus the Estate to explore, Beatrice gives you a lovely welcome and is on hand if there are any queries. Plenty of interesting places to drive to but you could happily spend a whole week just on the Estate.

I enjoyed this 3 night stay very much, the cottage was idyllic. I am an avid bird lover so really enjoyed sitting at the kitchen table watching the birds on the feeders, think we counted 17 different species over the 3 days. We were very lucky with the weather and enjoyed walking around the area attached to the cottage. All in all a great energy boost, will be back at some point.

We were first impressed by the beautiful location of the cottage with views across to Schiehallion.
The cottage was lovely, homely, and we found it very clean and tidy. The kitchen had all the equipment you would require during your stay and, due to the Raeburn stove is particularly cozy.
It is very well located, with spectacular scenery and endless opportunities for walking, sightseeing, fishing etc.
We have stayed in many holiday cottages over the years and found this particular cottage a gem.
Looking forward to another stay in the near future.

Yet another great week in Rannoch. Lots to do. The cottage is a great spot and you can spend much time just gazing out of the window looking at the wildlife.

Cosy authentic cottage which caters well for all your needs. The only thing that could do with updating is the shower.

Beatrice and her team do a great job.

We directly felt at home in Rose cottage. Enjoyed the birds and red squirrels on and around the birdfeeder. Made great walks and tours from Cairngorms until Rannoch moor in the west and Aberfeldy in the south. We had a wonderful holiday.

Rose Cottage lives up to its name and image it conjures up.
Location: About half a mile from the Kinloch Rannoch road. In a peaceful rural location next to a quiet farm apart from rather vocal cows on occasions the only other sounds come from birds and distant running water. View through the trees in front (South facing) are up to Schiehallion, to the left the hills over Loch Tummel and the right down to Dunalastair Reservoir. As there really isn’t much after Kinloch Rannoch, traffic is minimal.
Cottage: Old stone cottage with some modernisation. Good size kitchen (housed two Labrador beds) with all mod cons including washing machine and dryer which is useful. Old Rayburn but not on in June however could imagine it keep it cosy in winter. Sitting-room wonderfully cosy with 2 settees and an armchair. TV, DVD, CD and WiFi bit temperamental but does work. Wood burner and O/N storage heater......no shortage of heat or coziness. Downstairs bathroom functional. Water comes from own supply so has a peaty touch to it but is perfect safe. Don’t expect power shower! This is rustic but very clean. Upstairs there a 3 lovely eves bedrooms. A good sized twin to the East (Very peaceful feel) velux window and side window which open for air (can be warm in summer as in roof). A cozy single to the South with velux window and a lovely double with king size bed to the west again velux window which opens but side window does not. All very clean and tidy with extra blankets and heating in each room. Good hanging and drawer space. There is a hairdryer too!
Shopping and eating: there is a very useful folder telling you about local facilities. Pitlochry is a boy 30min drive away and is the last place for petrol. House of Breuer has great food Hall. Tesco also deliver which is useful at beginning of stay.
Entertainment: Fabulous walks all over, plenty of other outside sports available, great place to have a quite read or do a jigsaw, play games whatever takes your fancy....they provide all three.
All in all if you are looking for a rural getaway and enjoy the outdoors you would find it hard to beat. We went 7 days and extended to 10, think that speaks for itself. Enjoy.

The cottage was beautiful and well furnished the Beds were Immaculate, kitchen had everything even dishwasher tablets thank you.
One small criticism is the old front door has gaps underneath causing loss of heat and allowing various creepy crawlies to enter.
Caught some nice fish thanks for the boat.
Loch Rannoch was not very welcoming with only one launching slipway that was locked and a silly rule limiting the outboards to four horsepower, mine has five.
Thanks Beatrice for the warm welcome, the tray with tea, sugar, milk etc was lovely.

Had a wonderful weeks break over New Year and my birthday. The cottage was warm and comfortable, the kitchen well stocked with everything we needed. The location was stunning (the snow helped set the scene lol) and I could have sat watching the birds and the red squirrels from the kitchen window for hours. The WiFi was a big hit with my 14 year old and helped to divert several teenage strops!!! Highly recommend Rose Cottage for anyone looking for a peaceful, cosy break

We love staying in the cottages at Dunalastair Estate - we come shooting twice a year and the cottages are always clean and the service is very good. There was some grime on the bath taps and there is no markings on the oven knobs, but other than that it was perfect.
