This Victorian farmhouse has 5 bedrooms and 3 bathrooms and is situated at the end of a mile-long rough track with magnificent sea views across to the Isle of Jura. Located on the eastern side of the island, this is the only house to boast 180 degree sea views. It is 10 min by car to the hotel and 12 mins to the harbour and shop.

It was just amazing in Bal-Dubh House, as always, with the great view the beach, the cosy house, the lange kitchen, the many bedrooms and bathrooms!
The realy only messing things were plates under hot pots for the table......

Get away from it all on Colonsay, and especially at Balerhomindubh House. Don’t even consider it if you need WiFi or phone signal. It is perfect for old fashioned off grid holidays.
The track is entertaining even in a 4x4 but with due care is easily manageable.
The house is clean and comfortable with a good serviceable kitchen which ended up being where we all sat of an evening. The multi fuel stove in the sitting room is wonderful.
Comfortable beds & simple decor (some a little tired but hey…!) it was a perfect spot for our fabulous stay & sleeps 2 families with ease.
Recommend heartily if the outdoors is your thing.

Our third visit to Colonsay, and the island worked its special magic again. Baleromindubh House is welcoming and comfortable. It could do with a restock of glasses, bowls, spoons and saucepans though, which we have passed on to them. I also think it a bit much to charge extra for beds being made up on arrival. Good to pay for extra clean at the end though. Electricity also an extra at the end, which is fair. They could also think about getting new larger bath towels (in different colours, so guests know their own) and leaving the old ones for the beach? All meant constructively, as we will return happily.

The house was perfect for our needs and with the added blessing of consistently sunny days we had a never to be forgotten summer holiday. We stayed for a week - with family in the cottage up the track - so enjoyed lively family meals in the evening - and pretty lively breakfasts in the morning. The garden was perfect for the children and we all enjoyed the spectacular views.

We were lucky enough to be able to get to Colonsay for October half term. This property was the perfect location with beautiful views and a beach in walking distance. Our only issues were the heating wasn’t left at the recommended setting therefore costing more money in the long run. In addition to this the water pressure in the kitchen was poor with very little hot water, other than that we couldn’t fault the property and would highly recommend staying there.
We would like to thank Colonsay holidays for another fantastic holiday on a beautiful island we will be back soon.

We stayed at the comfortable, cosy Baleromindubh house for October half term week, beautifully situated on the island with commanding views across to Jura and Islay. Visited beaches, Oronsay island, Gardens at Colonsay house, Ardskenish, saw seals, dolphins, Whooper swans, geese, swam at Kiloran. It was a welcome break and holiday away, visited the distillery shop and had delicious suppers at the Hotel out in the warm welcoming tent. We had a great stay and would certainly book the house again. Thankyou!

Had a wonderful week at Baleromindubh House at the end of September. We were incredibly lucky with the weather and absolutely loved the beautiful views from the house. The house was very nicely decorated and spotlessly clean, and the kitchen was large and well equipped. Having read previous comments about it being cold, we were grateful that the heating had been put on prior to our arrival so it was lovely and warm. There were only 2 of us so we closed most of the house off and only used the rooms we needed. Our bill for electricity came to £76 for the week and we did not feel cold in the house at any point.
What advice would I give to future guests? There were no oven gloves so I would bring a pair. Also the pans, which were v. good quality, were all very large apart from one, so if you are a small group, and have room in your car, you might want to bring a small saucepan. You will almost certainly need firelighters to light the stove. The track to the house is quite rough and may be tricky for cars with a low chassis but we took it slowly and it was fine. Think about bringing some food with you in case the shop unexpectedly closes early - as it did the day after we arrived. If you like meat, we would highly recommend the Balnahard mutton from the shop - delicious! Also the cakes at the Colonsay House cafe were lovely. We would be very happy to stay at this property again if we go back to Colonsay.

We’ve stayed in 10 different estate houses and love Colonsay, but this was our worst and most expensive experience yet. Arrived to a sea of sheep poo. My 91-year-old mum, my sons and I spent half an hour making a ginormous heap of it so it wouldn’t end up in the house. The house was very cold, as none of the storage heaters had been switched on, and the stove was extremely hard to light without fire lighters (we are experienced stove lighters as we have three of our own). At one point raw sewage leaked over the lawn so we couldn’t use the garden or the bathrooms for an evening and morning. No one rang to advise or reassure us, but at least it was efficiently dealt with by a friendly estate worker who came the next day.
We found the lack of WiFi and the minimally equipped kitchen with a tickle from the tap a surprise in view of the exceptionally high price - the most expensive we’ve ever paid. For less, we’ve stayed in much bigger, better equipped, more comfortable houses in the Highlands , one with a tennis court, one with a fantastic games room. We make allowances for Colonsay being so cut-off, but this seemed exorbitant, especially when we received a £150 bill for electricity to top it off. It is also quite an inconvenience to deal with two gates every time you come and go and still have no buffer from the sea of sheep. That should be reflected in the price.
Things we liked were the views. They are particularly lovely from this house with sea views on two sides. We also found the beds comfortable to sleep in, though you can’t sit up because of the coombed ceiling.
Colonsay is a special island, but this house was not a good place to experience it from.

I first stayed at Baleromindubh Farmhouse over 60 years ago, obviously before its modernization, which I think has been done well. The house lies at the end of a half mile track from the road. The track is very rough and can be tricky to drive over in places.

But from the house wonderful views abound, north to Mull, Scarba and even Ben Nevis on a really clear day, and eastwards to Jura with its Paps and raised beaches, and on round to Islay.

We enjoyed our stay but the house felt cold and damp, perhaps as we were only the second let of the season. The night storage heaters, off for the winter, took some time to warm up the house. In the fortnight we were there the electricity bill came to nearly £200. Other charges are for coal, dogs, transport from pier etc. If you want beds made up prior to arrival (charged at £30) it is advisable to agree with the Estate which bedrooms you want this in, prior to arrival.

The house is well fitted out for 10 adults with enough cutlery, crockery and chairs for all. Kitchen is well fitted too, with two fridges, electric hob/cookers etc. as well as washing machine and small tumble dryer.
In hot weather some out side "loungers" would compliment the hardwood table and chairs provided.

We had a great time at the house, great location with beautiful views and a sheltered beach in which to swim just a 15 minute walk from the door. The house was really comfortable for 9 adults, the living room was cosy and the kitchen/diner had plenty of space.

We had great, great fun staying at Baleromindubh Hse. It has wonderful views, a gorgeous garden and is well appointed. It sleeps 10 comfortably.

My only criticism would be that the sitting room is rather small but fine. Some people would prefer to have WiFi, others not !

Amazing location, house has the best views on the island! Weather was pretty wild for the whole week, not the easiest with two young children! We brought some games, but the house could do with a few items for the very young (2yo), in terms of jigsaws or lego... (we always bring some, but would be nice not to have to!). Lovely big rooms and lots of space for when the weather not so helpful, plus room for drying out wet outdoor clothes and boots which is excellent. Could do with some picnic ware or plastic cups and plates in the kitchen for use outside, or again, with young children. There was no smaller cutlery or plastic cups which would have been a great help in a family house advertised as child friendly. Fabulous island for exploring and we especially loved our boggy walk down to the 'secret' beach for a marshmallow bonfire and swim... would recommend, but bring some extra practical supplies if you have small children!

Second stay in Baleromindubh over the years but this time we really noticed the damp in the downstairs - particularly the bedrooms where even the sheets felt a bit damp. It wouldn't have been an issue probably if the sun had been shining and we had been out all the time - but sadly that was not the case every day. We had to use the storage heaters and incurred over £140 in extra heating costs.

Only other concern was the rubbish arrangement. Not having a wheelie bin (and I understand that the location is difficult) meant that rubbish bags were left outside the door awaiting the end of week pick-up and were inevitably eaten into by rats from nearby farm buildings etc. I kept double wrapping the bags but it was in vain. Sorry.

We loved this house, it has fantastic views from every room! The kitchen is new and modern. The sitting room is cosy and there are 5 comfortable good sized bedrooms. The downstairs bathroom is only a shower room but is adequate. We had a brilliant family holiday on Colonsay and this house was the perfect warm base to return to after bracing winter walks.

Large house in beautiful location with stunning views of the paps of jura. Swallows swoop all the time overhead. Kitchen and upper rooms fine but unpleasant dampness in one downstairs bedroom which pervades adjacent rooms. Had great fires on some evenings although on others it was beautifully warm. Wonderful weather first week of our stay.
On arrival huge and noisy sheep population around house which we later realised was because they had been corralled for the annual shearing. After that was done things returned to quietness.
Love the island with its beaches, birds and walks. Colonsay hotel a splendid hub for wifi and great meals and drinks. Ivan and Irina who run it are amazingly efficient and welcoming.
Colonsay house gardens are both beautiful and interesting.
And the rugby tournament was an unexpected gift.

There were only the wife and myself plus dog in the big house(sleeps 10) but rather than miss the chance due to no other availability on the island we decided to take it and what a fantastic place. Far reaching views to Jura and Islay along with masses of wildlife gave you a feeling of being detached from civilisation as we only saw the gardeners once in the week. The bed was very comfy and front room cosy with a real fire going. We will certainly be back again(probably with friends or family) to share what was the most relaxing holiday so far, thanks again

Parts of the property were good, but the sitting room badly needs a new sofa. It had a musty old fashioned feel.

The kitchen has been extremely well equipped.

Location superb except for very rocky long track which would have been a bit tedious if staying longer , and the gate which gave a poor first impression,as did the corrugated iron farm buildings.

Bedrooms have been brought up to a good standard of comfort and it looked as if there was plenty of heating available from storage heaters.

Baleromindubh House is in a lovely location with great views.
Only slight downside is the track leading to the house.I would advise driving very slowly to protect your car's suspension.
