Whether you are looking for a romantic retreat or a family break 4 Avocet Quay is the ideal setting. Situated in a pretty, idyllic spot in Emsworth Marina overlooking the saltwater pond across to the sea you couldn’t want for a calmer or more relaxing setting for your holiday. The Marina is a short walk to the village along Slipper Pond, Emsworth itself boast a host of excellent pubs, restaurants and traditional village shops.

Very clean lines to this property but very sparse on furniture.
Very hot inside when it's sunny due to windows in roof which I believe don't open?, and due to its location the property sits in sun most of day so the inside is only cool in morning and evening.
The shower also is either hot or cold, and you can't seem to regulate the temperature as the water pressure then drops if you add too much hot or cold.
The bed/sofa in the lounge area is also hard and uncomfortable, I spent most of my time sitting on the chairs on the balcony.

Thank you for your review of your stay at 4 Avocet Quay. The windows do not open however having the balcony doors open allows a flow of air to come through cooling the property down. We will have someone look at the water pressure the property.

We enjoyed our stay at Avocet Quay, it was very well equipped and we enjoyed doing the jigsaw. The bedding on the bed was a little annoying as the fitted sheet seemed to be slightly too small for the mattress and there was an odd smell in the main bedroom too. My husband did get to go out in a kayak and we had a lovely meal at the Deck. I would recommend this accommodation if there were a couple of improvements made.

Thank you for taking the time to leave your review. We couldn't find any odd smells in the main double room but rest assured we cleaned high and low throughout. We will change the fitted sheet for a new one as we certainly don't want our guest's experiencing any discomfort. We are so pleased you managed to get out on the water and enjoyed a lovely meal at the deck.

Peaceful spot, with scenic walks to charming Emsworth with its great little cafés and shops.

Very quiet location right by fascinating yacht harbour. Well-equipped deckhouse, right down to torches for evening strolls. A generous offer by owners to use their kayaks. Lovely walks around attractive bay. Café and fresh fish market very close by. Had visitors - kids and grandkids - we and they all loved it. Hard to leave!
Only suggestion to earn a 5 for comfort would be an extra lamp in the sitting area, and a variety of books and board games for cosy family nights in.

This was our second time at 4 Avocet Quay and we enjoyed it almost as much as the first. The Weather let us down plus I was recuperating. But we love the quirkiness of this property and it's location. I think my son has outgrown the bunkbeds now but it truly is a great house

Our 3rd stay at the Beach House with our family of 4 was a home from home experience. Perfect location to paddle in the water, explore Thorney Island or to sit on the balcony and watch the sunnset. We would highly recommend this unique location.

Perfect location near marina, nice walks just in front of the doorstep.
No hazzle with parking :-)
Emsworth with pubs nearby, only a few minutes walk.
Comfy beds and settee plus a decent selection of DVDs.
Kitchen well equipped for our needs.

Good service for Henry Adams team, everyone are doing a brilliant job.
Immediate response to emails, perfect service.

Will book again!

I have spent a number of weeks at No4 this year.

It is wonderfully peaceful and in a great location. The sun seems to shine constantly and the windows are always wide open!

I will return!
