A short walk from the picturesque waterfront village of Emsworth, Avocet Quay sits in a quiet position only yards from the sea with fabulous balcony views. Adjacent to the yacht harbour with it's own launch ramp and boat storage, it is hard to beat this unique waterside get-away.

This is our third time here and it didn't disappoint. The only negative was the oven smoked very badly when used because of a dirty element and set the smoke alarm off but it did not spoil our stay. I would recommend an extractor fan.

Super cosy little apartment near the sea. Extremely comfortable and great location. A tad disappointed that the pond had been temporarily drained, outside of the apartment, but only detracted from the experience slightly.

First class in every respect - super location, comfort, fixtures & fittings - all thoughtfully done.
The visiting grandchildren from nearby Portchester think the deckhouse is fan-tas-tic!!!
So much so we have booked again next year
And grandchildren tell us they’re coming to stay in the second bedroom!!

We thoroughly enjoyed our stay at this property. The location is fabulous, the apartment was warm and comfortable and extremely well equipped for food preparation and cooking. There are also lots of excellent eating establishments within easy walking distance, and so great dog walking too.

Comfortable relaxing living room with great balcony, views over the water stunning. Kitchen slightly limited in space but well equipped. Comfortable beds. The walk through the marina to the charming village of Emsworth a delight. The area has so much to offer in terms of days out. Already planning our next visit to 6 Avocet Quay.

The property has everything you need for a wonderful stay in this picturesque part of the world. There are walks from the door, a fantastic view from the balcony and all the amenities of Emsworth are a lovely 15 minute walk through the marina and the harbourside paths.
The beds are comfortable and the bedrooms have plenty of storage. The main living space is well proportioned and the kitchen has everything you need to cater for yourselves, but there are also lots of great places to eat within walking distance. Water pressure is great and the bathroom is well equipped.
We loved the quirkiness of the property with a well equipped utility area located on the ground floor with all the rest of the accommodation on the first floor. The stairs are quite narrow but not too steep.
It's lovely to see the property full of pictures of the surrounding area and the actual sunset one night rivalled the picture above the television. The broadband speed wasn't ultrafast and some streaming services on the TV buffered too much. It might be an issue for a reclusive teenager but us "oldies" were fine with it. All in all a perfect, relaxing place to return after the excitement of the Goodwood Revival racing.

It's been a few years since we stayed at No 6 but it is still just as good. Cosy and comfortable with a lovely view. Best equipped holiday let we have stayed in. All the kitchen utensils you need with an ample supply of washing up liquid, hand wash, kitchen roll and toilet roll. It's a great location and we enjoyed some very nice trips out to Beaulieu, Arundel, Chichester, Wickham, Lymington and more.

The deck house is in a great spot at Emsworth Yacht Harbour - beautiful views of the water and lots of bird life to watch in the pond below the deck - our little border collie loves doing birdwatching! There’re lovely walks from the door. Emsworth has everything you could need, and The Huts at Thornham Marina is a great café just a short walk away. The deck house itself is equipped with every possible comfort and is very, very quiet at night. I can’t fault anything about it, it’s a wonderful place!

We have stayed on a Deck House before but the location of this particular one was stunning. The lakeside views from the balcony were so relaxing.

Internally, perhaps the deck house could do with a bit of an update, although perfectly clean and comfortable.

We will happily return, it’s just such a perfect spot. Emsworth is also lovely. We will be back.

Everything you need for a quiet, comfortable stay.
Whether you need a base to explore the general area or just somewhere to sit and enjoy watching the wildlife, then 6 Avocet Quay is for you. Comfortable, warm and cosy with all the amenities that you require. Fast broadband, humongous tv for the technophiles, spare in the main bedroom. All good. It's so dark at night, you can sit out at night and sky watch, listen to the bird sounds, who needs a tv. But when the weather takes a turn for the worse, you can sit in the warm and just watch through the huge patio doors. Or, the tv! Amazing place.

Absolutely gorgeous but two things needed addressing:
1. No hot water so had to boil up the kettle to have our washes and do the dishes.Elderly mum of 83 so a little difficult- did not want to hand around for a plumber or electrician to come to fix as we had a very, very full itinerary.

2. There is an old car parked under the property on left hand side. We arrived in dark so it un-nerved us in case there was someone else in the property when we got there although it was in darkness. Taking a parking spot but just feel you should let other visitors know so they are not worried like we were

Great location right by the water and nature reserve. Easy access to the slip way for small boats and water craft. The bed was really comfortable. Emsworth has great eateries and useful shops, just a short walk away. Being by the water attracted midges and one night there was a strange smell. Overall a very relaxing stay.

You are so close to the water that this time of the year midges can be an issue, with the hot and the damp this has likely been the reason , however we don't normally experience any serious problems. I'm unsure what the smell would be accept for perhaps seaweed. Temperatures did reach 30 degrees and this can make the seaweed strong smelling at low tied. We are so pleased you enjoyed your stay and hope you will return.

This was our fifth stay at 6 Avocet Quay. Always clean , both premises and bedlinen/towels. Only things to make it more comfortable would be some shade on decking plus some recliner chairs for use on deck.

We have visited numerous times over the past 10 years and thoroughly love the deckhouse. Unfortunately Wi-Fi needs updating as it is not robust enough - we had no Wi-Fi all week. However, as always we had an amazing holiday. We appreciate the extra touches to make it a home from home experience.

There is a huge difference between a simple holiday let and a loved second home, and 6 Avocet Quay is most definitely the latter. We found every possible comfort, nothing missing. The deck overlooks a wildlife pond and is a wonderful place to sit and enjoy a meal or a drink. It’s very, very peaceful at night. There are lovely walks from the door which was great as we had our dog with us. We had a great stay, and would recommend.

Loved this place. Great for a dog. We were very unfortunate with the weather and the design of the deckhouse just worked really well. You are under cover as you go through the door and then there is an area downstairs where we could dry the dog downstairs before you went to the main living area.
Great views, easy walk into the town. Comfiest bed I have ever slept in. Lovely warm bathroom and just a homely feel to the place.
Will definitely return.

Excellent property to stay in whilst on work placement in Portsmouth for 3 weeks, and hope to return for a 'proper holiday'. The property is clean, tidy and has everything that is needed (and more). It was also surprisingly warm and cosy throughout a very cold week in December. The views and surroundings are stunning and made for an enjoyable place to return to, and explore the area, on the day's off work. A blind in the bathroom would be advantageous, but the underfloor bathroom heating was a bonus.The owners thoughtfully provide items in drawers and cupboards that are useful, as well as sundry items and condiments in the kitchen. Binoculars, a variety of books/novels and useful maps all help to make a relaxing and enjoyable stay, and to take advantage of the local area. We look forward to returning in the future.

Location is superb, so close to the harbour and so much interesting wildlife. Cosy and warm in November, comfortable and well equipped, and with plenty of local choice for food to eat in or out and wonderful places to visit. Wine glasses are a bit chunky but that’s just personal preference. Could well become an annual treat.

Just got back from two heavenly weeks at 6 Avocet Quay! Lovely and clean, so well stocked with everything you could need. Plenty of space for the four of us. We have stayed in a few deck houses over the years and this is by far the best. Surrounded by beautiful views, lots of walks and so many things to do close by and further away. Wishing we were still there and we will definitely be back!

What a lovely place for a relaxing holiday, everything we needed was provided we honestly can't think of a single thing that wasn't there if we needed it!The beds were so comfortable and everything was clean.We were very lucky with the weather it was fantastic to sit out on the balcony first thing in the morning and last thing at night.So peaceful.Perfect location for some lovely walks and Emsworth has some great pubs and restaurants in fact we didn't use our car at all! It was a quick and easy bus ride into Chichester but if you want to get out and about and explore the area there are lots of places to visit nearby.We walked the short walk into Emsworth every evening and had some nice meals out.*tip don't walk the road way into Emsworth there is a much more pleasant walk via the Slipper mill pond.We definitely hope to return next year.

The surroundings are beautiful with the pond and lots of wildlife to see from the large balcony. A short walk to the estuary and Thorney Island. Emsworth village itself is lovely with a very good bakery and lots of places for evening meals. Would recommend The Driftwood cafe, JJ's, The Coal Exchange & The Sussex Brewery. All very dog friendly as are the locals. Plenty of places to visit nearby like Bosham, Itchenor & West Wittering beach. We had a lovely week here and didnt want to leave!

First time visiting the Chichester Harbour area and it didn't disappoint. The accommodation was well equipped, welcoming and comfortable. There were fabulous views from the property where you could while away the time just watching the boats sail back and forth. We were also lucky enough to experience large amounts of geese flying overhead at sunset, and the aerial displays of sand-martins and starlings flying around our heads when sitting on the balcony. Good walks, fantastic beaches (Thorney Island and West Wittering) and great pubs in Emsworth for food and drinks. We really enjoyed our stay at the deck house and can't wait to return.

Excellent location, comfortable accommodation, only issue was the storage heaters that were off in the bedrooms when we arrived on a cold day and didn't warm up until the next day leaving us with a rather chilly first night without much sleep

This is an outstanding holiday let. It's warm, very comfortable, quiet and decorated by someone with a good eye. The view from the deck is beautiful, overlooking a reeded pond with a view of the harbour over some trees to the right. The location is convenient for a bird reserve, harbour-side walks, a pub plenty of outside space, an exceptionally large millpond, a wooded nature reserve, a cafe situated in the working boatyard next door, and Emsworth itself. A good place in which to recover from lockdown. The only fly in the ointment was non-working broadband, which couldn't be fixed within my five night stay; I did however get a cash discount for it.

Unfortunately shortage at the manufacturers has meant this couldn't be in place for the summer. A small freezer for the downstairs area is being planned also. We had a brilliant stay in 6 Avocet Quay mainly because of the following points:

+ parking direct under the house (no hazzle with parking as elsewhere in Emsworth)
+ ideal for coastal walking (direct access to Thorney Island and towards up to Bosham)
+ very tide flat, nice decorating (lots of nice pics from Emsworth hanging in the rooms)
+ perfect bathroom with heated floor tiles
+ really comfortable beds (cannot rememeber sleeping so good)
+ kitchen fully equipped plus 2 large TVs
+ if you are into sailing etc. that is the place to be, a marina just round the corner

There was one issue:

- I found it difficult to operate the night storage heater (it was either too hot or too cold),
but I am not used that sort of heating (it might have just been my fault)

Just come home from our 3rd great visit of the year with two more visits already booked. Making around 12 in total in three years.
We love the Deckhouse a real home from home, We also love the area, Emsworth is a lovely little village with great Coffee shops, and places to eat with dog friendly pubs. Love it! We never what to go home, the week always goes by so quick.
However,two weeks to go and we are back again for another week. Can not wait.

This is our 5th stay at this deckhouse - we love it - especially if the weather is good and you can take full advantage of the amazing views from the balcony. Our recent stay at 6,Avocet quay was perfect for our requirements.We were visiting family for the birth of our grandchild.
The deckhouse was fully equipped with every conceivable item that you may need.
It was so comfortable ,and canine friendly which is important to us.
We have been staying around Portsmouth for 10 years ,mainly self catering and sometimes hotels etc.,,but this is the accommodation which we have felt the most comfortable.
We hope to book the deckhouse again in the future without doubt.

We booked this property as a late decision and glad we did. We had seen the properties before when walking around Emsworth and had always wondered what they were like to stay in. Certainly 6 Avocet Quay was a real gem. It comfortably slept the 3 adults (plus it was dog friendly - with the usual restrictions). It was probably the best equipped holiday let we have had. We were able to get a view of the water at an angle but of course is was a 1 minute walk to coast path anyway. At night it was lovely and quiet. The cafe in the marina was 5 minutes away and beyond that a nice stroll round the pond into Emsworth. All in all a great stay and would love to come back.

A friend and myself stayed here to celebrate a special birthday. The apartment was beautifully appointed looking directly onto the estuary and out over Chichester harbour. The apartment was clean, spacious and bright and with every conceivable comfort, and eating at The Deck brasserie only 5 mins walk on the marina was a plus. Lots to do and visit in the area. We arrived by train into Emsworth station which is only a short hop away and also walking back into the town was easy and convenient for shops and the weekends provisions . We had a glorious stay, we could have just stared at the view forever.

First time stayed here and I doubt will be the last - my mum and dog agree too! Lovely accommodation with fantastic views. 6 Avocet Quay is a real find - clean, bright, "homely"; all the equipment you could possibly want (including a wicker picnic basket with all the crockery, cutlery, glasses); really comfortable beds with first class linen and thick, thick towels; massive TV in living room with surround sound; very big TV in master bedroom; DAB radios; coffee maker; pans of such good quality that they took some lifting when full!; bincoculars, books; loads of stuff you don't usually get like bin liners, washing up liquid (not that we used it as there is a dishwasher - with wash tablets!), loo rolls, kitchen rolls, clingfilm, foil ----- oh, I could go on!! I've stayed in a lot of rented holiday homes and this has to be one of the best for equipment - quality and just how much there is! Comfy outdoor chairs on the balcony. Excellent wifi. Situated by a pond with loads of wildlife and the sea just over the bushes. Honestly, I cannot fault it and wonder why the Tourist Board have given it only 3 stars (according to the board displayed when you enter the property). Thoroughly enjoyed our stay at Avocet Quay in Emsworth Marina. The location was perfect for walking into the village or driving to the various lovely places in and around the area. The accommodation was extremely comfortable, with everything we could think of provided. The views from the balcony are exceptional...both sea and small lake. Lots of wildlife, including foxes, swans, rabbits and numerous sea birds. Will certainly be back!!

We had a really lovely Long weekend away in this lovely little gem of a find. The location is great with the village in walking distance and Portsmouth and Chichester really close by.
The house is very unusual being on stilts, it is so well presented clean and tidy and the views are great. Lovely walks right from the house with lots of wildlife.
I would highly recommend a stay here and would love to visit again.

We were late arriving after a long journey from the north of England. We did not locate the instruction manual until the next morning after a very cold and uncomfortable night with no heating and no extra bedding.
I would recommend that, for winter visitors, the night storage heating is checked and turned on the day before (and also adequate bedding); this would avoid the need for over use of the booster heating facility. Also, the instruction manual could have been in a more obvious place
The underfloor heat mat in the bathroom was greatly appreciated.
The accommodation was ideal for a family gathering in Emsworth.

There is an instant heat setting on the heater in the living room, this is controlled by a thermostat, electric fan heater in the wardrobe and further electric radiator downstairs. Extra bed linen and blankets can also be found in the wardrobe and under the bed. We will make sure to ask the cleaners to keep an eye as to where the house manual is left as this has all the information needed in it. We will also send out a message in respect of the heating instructions out to all of our winter guests so this doesn’t crop up again. We hope your family gathering went well. Perfect place to stay and all you could ever need in the deckhouse. We have stayed a number of times now and never get bored as there is so much going on both in Emsworth itself and in the boatyard area. You could spend hours on the sunny balcony watching the birds. On one occasion this year we had two Herons, six Egrets, one Cormorant, Coots, Moorhens and plenty of ducks in the pond outside the deckhouse - wonderful.
