Lovely Cottage with everything you would need for a holiday. Baytree only has one draw back and that is the parking at the back in the garage area. Neighbours have taken over the turning area in the compound for elec car charging and vehicle restoration. Parking in the street is the best option but dangerous because of the amount of traffic passing through Walberton.

Thank you for taking the time to leave your review. There is always one space available at the back of the cottage and the road side is only suggested for second cars. The road is not a main road , busier at peak times of day but we wouldn't consider it dangerous. There is good visibility both ways and is generally quiet. We are sorry if the neighbours were using up too much room. Now we are aware we can check this to ensure it doesn't cause future guests any issues. We are glad you enjoyed the cottage :-)

Very well-equipped holiday accommodation. Car essential.

This semi-detached house is really only accessible by car and by that means is well-placed for the A27, A259 and the coast. There are apparently(?) no nearby buses, but a taxi from Barnham railway station would not be an excessive cost.

The house has three upstairs bedrooms, a spacious lounge and kitchen and was among the best-equipped we have stayed in ANYWHERE. All local accommodation is relatively expensive; subject to that caveat, we do not hesitate to recommend this house. In the summer there is a small garden to sit in, and a barbecue (while respecting the neighbours).

The nearest hypermarkets are at Bognor and Littlehampton and a Tesco-metro at Felpham. It may be better to take a train to Chichester from Barnham, as the road congestion was utterly terrible, even outside rush hour. We avoided the nearest village pub, based on others' comments. However, there is a nice pub/restaurant next to Fontwell hippodrome; a golf course is close by; there is an excellent community-run shop next to the playing field at Fittleworth, and we enjoyed the village church there. Arundel castle (go early), Bignor Roman villa, Tangmere aviation museum, Arun leisure centre/swimming baths and Bailiffscourt are easily visited; there is the seaside at Littlehampton, Climping, Felpham and Bognor Regis, although it is obligatory to pay for parking in some places. There are fish & chips at Middleton-on-Sea and Littlehampton.

Nobody was present in the house next door, so we cannot comment on neighbour noise. Please check in advance with the letting agent concerning wheelchair access and if there is a possibility of sleeping downstairs.

For the letting agent: we gently urge that the broken bedroom window catch be fixed, as that room is slightly fresh and you can also hear the (limited) nocturnal traffic. A mirror at the end of the entrance drive would be a very useful communal safety feature for the five(?) houses that use it. The upstairs bathroom/toilet needs some replacement lightbulbs and maybe filing the shower door so that it closes properly. We had to put our compostable peelings and vegetable waste in somebody else's bin.

Regarding wheelchair accessibility, we do not have any sleeping facilities downstairs, which is why the property isn't listed as wheelchair accessible online, but we do have several properties that are wheelchair-friendly if required. A mirror at the end of the entrance drive is duly noted, and regarding the upstairs bathroom, we will ensure these issues are addressed and looked at. This was our second stay at Baytree Cottage and were pleased to find it still maintained the same high standard.
It was clean, comfortable and very well equipped. Walberton an ideal location for visiting Arundel, Chichester, Littlehampton and many more interesting places including Amberley museum.

A very attractive looking cottage with lovely outdoor seating area. Inside it was very clean and comfortable and the best equipped cottage we have stayed in. The location was ideal for visiting Arundel, Chichester, Littlehampton and many other places.
