If you are looking for the perfect spot for a family holiday, then Beach View is the place for you. Situated with direct access Middleton on Sea beach and on a quiet private road you couldn't ask for a more idyllic spot.

Great location for our family of 11. Everyone enjoyed the space the house provided. The bedrooms with balconies were a special treat. Plenty of crockery, cutlery and cooking utensils. And a dining area which seated us all. The towels provided were lovely and soft and the showers always hot and powerful. There was plenty of parking for our 4 cars and room left for more. We all loved walks along the beach and some of us were brave enough to venture into the sea.
There were several dead light bulbs which made some areas rather gloomy and we couldn’t find instructions on how to operate the fire or heating. But we enjoyed a fabulous few days reuniting with our family. We made some very happy memories.

Family gathering somewhat spoiled by sub-standard accommodation

We had chosen what we thought would be a good property for our family gathering. While it was big enough and there was enough crockery, cutlery etc, there were a number of issues.
1} the cooking implements, pots, pans etc were inadequate for a house that we had rented for 9 people but I think actually advertises its for 12. There were 2 small pots and a medium one, a couple of large frypans without lids
2} , All the baking pans were so scratched/stained we couldn't use them.
3} The chopping boards were dirty and well past their use-by date.
4} When we took some of several quite nice serving platters/bowls out of the cupboard they had not been washed as they had food residue on them. We felt we needed to wash everything before we used it.
5} The dishwasher filter had not been cleaned, there was 1 dishwashing tablet left for us,
6} there was no clothes washing powder
7} no kitchen towel, the end of the roll of kitchen foil which we used to line the baking sheets and the end of the roll of plastic food cover
8} the Dyson vacuum cleaner was left full and not charged and had fishing twine all entangled around it. It looked disgusting
9} there are cobwebs all over the place, especially in the upstairs rooms
10} the carpet in the lounge is filthy and stained
11} several occasional tables and chairs have screws missing
12} the games equipment room is dirty and the equipment and games have bits missing
13} underneath the beds have not been vacuumed by the looks of it in years
14} not enough towels were left for the number of people
15} the kettle was unusable due to lime scale
16} they left 2 toilet rolls in total for 9 people for 5 days
17} there is a build up of black mould in the downstairs shower
18} the only operating instructions left were for the fire. We had to find the modem to work out the internet password

It was a Friday night when we got there and over the weekend we got no response from Henry Adams. When we did hear from them they told us to send our complaints to the owner who we had never heard of. We suggested, as they were supposed to be the managing agents that they forward our email to her, which they did. Her cleaner arrived on Monday with new baking trays, de-scaler, new chopping boards, and opened the supplies cupboard to give us more toilet rolls, towels and dishwashing tablets. She said she had been away for several weeks and someone else was cleaning the property in her absence so it was not her fault. She gave us a bottle of sparking wine as compensation.
The owner sent me a MSG on my Australian phone number which I am not using and while I can receive messages, I can't respond to them as I am not using global roaming. I had provided an Italian mobile number which is Vodaphone and works right across Europe. We sent a message to her from that mobile but got no response. It may be she didn't recognise the number so didn't open the message so I called here on her mobile to tell her to check the message but got voicemail and no further communication from her.
All up we felt the property was inadequately managed and maintained and was far more expensive than could be justified. We were actually embarrassed to host our family there.

Thank you for your review. However we feel this review is unfair. You responded to your access details, which state the owner is to be contacted if you have any queries or issues during your stay, with a list of issues on the 8th June at 9:30 am, one of our team responded to your message at 4:41 pm on 8th June stating you must forward your details onto the owner whose details were listed in the message you replied to. You then did not send this on like we had requested and had responded to us again on Sunday stating a list of faults issued. As at this point the owner was still not aware even after we had requested you forwarded this onto the owner we had sent the owner the list of complaints listed. The owner got out to the issues quickly and rectified these with you. If from the initial email the issues that you reported were forwarded onto the owner like mentioned in you access details the owner would have ensured any complaints were dealt with quickly. Please understand we make it very clear that are only a booking agent for this property and that the owner is the main point of contact. The phone number the owner sent a message to was the one on your booking. We must also add that the property is self-catering this means that there maybe some items that need to be purchased during your stay.

We were a family mix of adults, children and toddler/babies and this property gave us the space for all and the comfort an facilities that everyone needed.

In particular we loved the balcony overlooking the beach with the chairs and sun loungers - but were delighted to be able to have a big family BBQ on the lawn one evening - a fabulous large table and chairs available and a wonderful large gas BBQ.

Some problems with the electricity on our first night were swiftly rectified on the next day thanks to the owner stepping in quickly to get someone round to fix the problem. A big thank you to Katie.

We hope to return again next year and repeat our lovely family event.

We had a lovely weekend with family at Beach View in February 2024.
The house is spacious and a great location overlooking the beach with plenty of space for all the family to enjoy.
I would say only two toilets in a house with ten guests is not enough. No en suites in any rooms either.
Unfortunately on our arrival the downstairs bedroom was not set up as two singles as I had requested, but as one king, which meant that one of those guests needed to sleep on the sofa. The owner came the next day to rectify the issue.
On return from our trip we were shocked to receive an email from Henry Adams Cottages unfairly withholding the majority of our deposit. After much wrangling they agreed to return most of it, but the intervening period was stressful and time consuming.
I was dealt with badly by both the owner and Henry Adam Holiday Cottages, in my view.

Thank you for taking the time to leave your review. I am sorry that your stay ended with your security deposit being held at the end of your rental. We felt that we handled the situation with care and listened to both parties fairly. The owner did standby her request for the original amount due to be held but as a gesture of a goodwill; she let part of the claim go to resolve the situation as amicably as possible. As per our previous email if you have any further comments to make please do contact us directly. We take all feedback very seriously . Our customer is experience is very important to us. We never like holding deposit money and it isn't very often we need to. Sadly on this occasion it was necessary. In respect of the feedback on the bathrooms, the property is exactly as advertised. I hope that despite the above issues you enjoyed your stay at Middleton on Sea.
