This was our second visit to this property so we kind of knew what to expect.

Let's start with the positive...

Perfect location situated in a private estate and enough parking space for two or three cars . Easy walking distance to the fabulous beach, local shops and pub with a really good bus service to both East Wittering and Chichester.
The house overall is beautiful and very spacious with lovely garden space, the bifold doors a lovely feature.

Not so positive...

We all felt that the property was not the usual standard of cleanliness with the amount of dead insects around the sky lights , one directly above the dining area was not pleasant. An extremely limited supply of cleaning materials meant we had to buy our own, not expected for the rental price.

Although the property was listed with SKY available this had been disabled so couldn't use, with sport lovers in the group we were lucky that the football was on mainstream channels. Also listed was a barbeque but there was no way we could use as not clean at all, maybe the previous guests forgot about it. The dishwasher and washing machine were available but again no tablets were provided, fortunately we had taken our own.

A little disappointed this time around but these are all things that can be addressed and fixed .

(Whilst the house is comfortable and very spacious the upstairs bedroom was a little dated and very hot compared to the others.)

We're sorry to hear that aspects of your stay did not meet your expectations. Cleanliness is very important to us, and we've shared your comments with our housekeeping team so they can pay particular attention to the skylights and BBQ. We also appreciate your feedback regarding the supply of cleaning products and consumables, and we'll review this for future guests. We would, however, like to provide some additional context. The property you booked was our sleeps 6 version, but during your stay you expected access to the additional bedroom, which is only included with our sleeps 8 booking. Despite this being a booking error, we arranged for the extra bedroom to be opened for you at approximately 5:00pm on a Saturday at no additional charge. This accommodation normally carries a significant additional cost, but we were pleased to provide it as a gesture of goodwill after your concerns about the SKY TV service. We were disappointed that this effort was not acknowledged in your review. Had the other issues, such as the BBQ or housekeeping concerns, been brought to our attention during your stay, we would have been happy to resolve them promptly. We value honest feedback and are always looking to improve, but we also strive to go above and beyond when unexpected situations arise. We hope future guests will take confidence from our commitment to resolving issues quickly and providing excellent customer service whenever possible.

We recently stayed over the Christmas period 2025.
Positives: comfy beds, well equipped kitchen and house, good location, nice welcome pack, made very festive for us.
Not so positives: no instructions for the digital heating/water system or ensuite bath/shower digital system which failed to function correctly and subsequently could not be used. The SKY tv has very minimal channels and kept switching off mid programme, few areas needed more cleaning attention and finishing, few radiators in property not working/switched off. In particular we feel there should have been a manual supplied with basic working instructions for all the digital systems and the notion it had SKY tv was misleading. We do not understand why such a complicated bath system would be put in a rental property. These issues unfortunately let our stay down when we were away to relax.

A spacious, warm, comfortable, well-equipped, modern holiday house. Everything we needed for a fabulous family week's holiday. Easy 20 min walk to the wonderful West Wittering beach, local pub and cafe.

Wow, although having viewed the house online it was amazing once we were in. Spacious, clean and everything that we needed for our stay. Enough room for 6 adults to join together or take off somewhere within the house.
This is our third rental proposition from Henry Adams and cannot fault them, very professional and friendly. Feel that we hit the jackpot with this house, location is superb and quiet - set in a private road. Garden was sunny from first thing in the morning, coffee and book to evening , cheeky little refreshment.
We all loved this so much that booking is in place for sometime next year.
