We loved our stay at Swan Cottage. The cottage was extremely clean and we had absolutely everything we needed.
The location is very beautiful and peaceful.

Time to relax, forget about the normal flow of life and be absorbed into a rural hush. We sat and read, watched some movies, talked and gazed out of the window and spotted the first bird of the day. This was our third stay at Swan Lodge, Rural Roosts and it was yet another lovely time. Lodge was very clean and tidy and provides everything you could need for a little break. Had a few very wet days, but picked up a jigsaw from the 'Roost' and spent some time doing that before heading back to the lakes for some fishing once it had stopped raining! We will no doubt be back again in the future for some more R&R!

This is our second visit this year in a matter of a few weeks. Short break Monday to Friday but went far too quick. Different lodge this time but every bit as lovely as the other lodge we were in. Attention to detail is second to none and everything supplied you would need including a lovely lemon drizzle cake which we enjoyed. Bed and sofas comfortable, hot tub was so relaxing, hubby enjoyed the fishing and caught plenty of nice fish. If you like peace and quiet and beautiful surroundings, this is the place to be. Will definitely be booking for next year.

Having had a dreadful week, we needed to get off the grid for a while. Rural Roosts was recommended to us by a friend, and they were right to. The team there were communicative and flexible through the booking. Then, on arrival day, the Lodge was clean, ready, stocked with tea, coffee, milk (and cake!). It was clean, spacious and exactly what you'd want for a break like this.
There are some lovely walks on site, and some nice villages and pubs to walk to if you prefer to do some more mileage! The Farm walk there was enough for us though, and was enjoyable.
If, like us, you want some away time just for you then this really is just the place. Highly recommended :)

This was our second stay at Rural Roosts in Swan lodge and we will be back it is a peaceful haven away from the hustle and bustle you can unwind here for sure.
Everything you need is here just bring food and drink, the Hot tub is amazing
if you like fishing you have the choice of the lodge lake or the reservoir both great fishing my best fish a 15.5 lb common carp from the reservoir.
My wife took our Cockerpoo on many walks around the farm and in the runs the new Bark park is a great addition where they can be let off the lead and enjoy the toys.
If you want to venture out you’re not far from Wragby ( nice Butchers Fish and chip shop and Co-op) and beyond .
All in all we love it here Katie and the team do a great job

Our first visit to Rural Roosts and we were not disappointed. Swan Lodge was so spacious and comfortable which exceeded our expectations as normally a 2 person accommodation can be more on the snug side. The lakeside location was idyllic with a fishing swim directly opposite, which is great if you don't want to lug fishing gear too far. It was our first mini break with our 5 month old puppy and it was great to have a gated enclosed decking to keep him safe. Some great walks around the site and also an enclosed woodland dog exercise area for those off lead runs. The hot tub is a bonus and is secluded for privacy to the side of the lodge. We really can't fault Rural Roosts, everything we needed was to hand and the lemon drizzle cake was yum, and the pup loved the little pot of treats. We definitely plan to stay again in the near future.

The lodge was spotless , everything you need is provided , its comfortable warm and being miles from anywhere it’s quiet. If you want a weekend to relax then this is the place and the very reason I take a yearly winter break here. I enjoy the walks around the farm land wildlife spotting, I spend hours in the hot tub. We’ve been many times and take enough groceries to get us through the weekend , if we run out there is a supply of eggs milk and frozen meals in the reception but ideally take everything you think you might need for your stay…..

We had 4 nights at Swan Lodge. It was a lovely cosy lodge set in beautiful surroundings. The hot tub was a real luxury - while listening to the owls hooting each evening. Only complaint was that we didn’t catch any fish - though the other people fishing were much more successful! A great break away

Our second stay at Swan Lodge, and likely not our last! As before, the Lodge was beautifully clean and tidy for our arrival and had everything we needed to make our stay comfortable. The weather was a mixed bag for the week but both my wife and I managed to get some fishing in on both the reservoir and the lodge lake - both catching a nice amount of carp between us. We made use of the hot tub a couple of times too, which is maintained every day by Katie/her team.
Katie, Tim and their team are so friendly and helpful whenever you bump into them around the farm. It's always a shame to leave! And it wouldn't be a complete review without making note of the amazing lemon drizzle cake.

We have had numerous visits to Rural and have never been disappointed. We have come to expect high standards and are never let down in any way. We have found our new place to go for relaxation in a beautiful peaceful setting
Its so quiet you can listen to all the birds the hot tub, was also really nice which had plenty of use and will be missed

The lodge was again spotless on arrival, There is Tea, Coffee and some milk on the fridge, and the best Lemon Drizzle cake you will ever taste just to get you settled in.
It is so quiet and tranquil a perfect place to recharge your batteries, you can sit and watch the wildlife the family of Squirrels were quite entertaining, we also had a pair of stunning Egyptian Geese make a visit.
Or you can explore the local area, Lincoln Cathedral, BBMF Museum at RAF Coningsby is well worth a visit,
Of course then a dip in the Hot Tub makes a perfect end to the day.

Our last trip to Rural Roosts was as a group to Kingfisher Lodge - which was just as lush as Swan Lodge. This time the holiday was a treat for my husband on his birthday so Swan Lodge was absolutely perfect, the hot tub was a great addition too!
The lodge itself was just spotlessly clean upon arrival and the kitchen stocked with everything you'd need for two. The shed outside is very helpful to store tackle in and it is also very handy to have nets/mats provided when space is tight for travelling with four legs in tow!
The farm walks and surrounding views are beautiful - along with the view from the lodge obviously! We were mostly lucky with the weather, experiencing balmy warmth most days with a couple of deluges thrown in.
My husband had a great time fishing most days, as did I on the couple of occasions I joined him.
In a nutshell, we had a lovely holiday and have already booked to come again next year. Just returned from a break at Rural Roost what can I say apart from perfect.
On arrival the lodge was spotless, a welcome gift in the form of a Lemon Drizzle cake, tea, coffee, sugar all there even a pint of milk in the fridge.
Clear instructions on how to use all the appliances.
We went for a quiet break to unwind and this is certainly the place for it, surrounded by trees and a stone's throw from the lake makes it a lovely peaceful setting.
The fishing is excellent and the included shed for storage is a great idea.
The hot tub is the perfect way to end the day.
Well done to all at Rural Roost you have nailed it, already planning a return visit

When we arrived our first impressions from out side was wow this looks nice then once inside the lodge it was even bigger wow, it was spotlessly clean and tidy, very comfortable the bed was the best bed Ive slept in away from home. I couldnt fault the fishing, the fish were certainly lively and put up a good fight and were in excellent condition and the lake was,nt to far from the lodge, I didnt fish the resavoir as due to lack of car space I didnt take my Carp gear, I was so impressed with the place I have booked for next year

Swan Lodge is spotless. Very well equipped in the kitchen area. The other holiday makers were quiet/well behaved and generally nice. I only fished the lodge pools on waggler and maggot. Lots of roach , perch and bream all in good condition and plenty of them. Just all in all a lovely place to be, to relax and spend time in lovely surroundings. Katie the owner very nice and amiable and basically a great week we had. Ps when we went for a walk ...the most happiest cat we have every seen...Rocky ...lives in Barn Owl Lodge(not sure)... followed us all the way around the woodland and even he was happy to see us!! The only downside is, you have to leave...the good side is, you can come back !!

As we are regulars we know what to expect.
Even though there are places to visit not too far away, once we arrive we rarely leave the site. We go to switch off and relax.
We try to go twice a year. Once as a couple and once as a family of 6 plus a dog.
The owners work very hard to make the site and the facilities as perfect as possible. They are very successful even though nature provides them with lots of extra work.
Rural Roosts keeps us going for the rest of the year.

A very pleasant site in a quiet and relaxing location. My husband enjoyed the fishing and I enjoyed the hot tub. While this was private I missed having any view.

This was our second stay here and hopefully we will be returning. We had a great relaxing time. So peaceful out in the countryside but close enough to town if you wanted to go out. The fishing is good with well stocked lake and lovely walks around the area with our dog. With the added bonus of the hot tub which we made full use of. The cabins are very well laid out with everything you need. They are exceptionally clean and very private. The gift of the home made Lemon cake was lovely (best I’ve tasted). If you are looking for a relaxing, peaceful break then I would highly recommend Rural Roosts.

Wonderful week as usual and we got lucky with the weather. This is a gem of a place, so quiet and peaceful. The lodge and facilities were as pristine as always, excellent value for money. Katie and the staff are only a phone call away should you need them, responding quickly, always with a smile and never intrusive.
Fished on Lodge Lake every day, beyond the bridge. Caught plenty of ~2-5lb fish (common and mirror carp, bream, tench) and had carp at 10.7lb, 9.25lb and 8lb (all weighed). Also had a 7lb common during a short session on Swan Lodge peg. Some visitors are critical of the fish stock in this lake but this is unfair, there are plenty in there provided you use the correct method. Don't fish too light or you'll undoubtedly get smashed and leave a poor fish with a hook in its mouth until it works its way out. Recommend 12lb mainline, 8lb 4" hook length to size 12 (barbless of course!), 'bait-runner' reel, free running hybrid pellet feeder filled with Ringers micro-pellets with a hard, drilled 11mm carp pellet on the hook. I always fish with this set up here and it is generally successful. Hope this is useful and please treat the fish you catch with care and respect - use an unhooking mat, not the bank! If you prefer to catch larger specimen carp then head for the reservoir. "Tight Lines"

We had a lovely weekend away at Swan Lodge. Upon our arrival we were greeted with cake and a text from Katie who ensured everything was okay. The lodge was perfectly furnished and the place was spotless! Hot tub worked perfectly and someone came by every morning to check it was still working and to clean it. The walks around the lodge were clearly marked and were beautiful - we will be returning! Very relaxing!

We had a wonderful third stay in this lovely lodge. The location is perfect, near to the lake and the fishing at the lake was good. We fished the reservoir and had success there too. Superb, comfortable lodge, everything you would need and the fixtures and fittings are of high quality (even down to the supplied hand wash). Extremely clean and the owners must be congratulated for appearing to follow all the required anti-Covid guidelines. Fishing on Lodge Lake varied from day to day but this was not too surprising as it was unusually cold for April even when the sun shone. Didn't stop me catching a few large bream and small carp though and landing a 13lb common carp more than made up for the quieter times. I didn't fish the reservoir but a few anglers caught some even bigger carp on there. Even though we had not stayed at Rural Roosts before, we had booked a further two breaks here this year, a leap of faith one might say but now proven to be a good move.... we can't wait! Five stars to you all at Rural Roosts.

This is our 7th or 8th stay at Swan Lodge, and as usual it was a spotless and comfortable. Some of the home comforts are missing which was a tiny bit of an inconvenience - there is usually milk and butter and bread provided, but I'm assuming that due to covid this is no longer happening.
Unfortunately, we didnt realise this and it wasnt highlighted on Katie's pre-arrival email, plus the onsite shop is closed (also due to covid), so anyone staying at any time in the near future, make sure to bring these things with you! We also missed our lemon drizzle cake, but needs must in these difficult times.
The cabin and grounds are beutiful and so peaceful - a perfect stay to relax and rejuvanate, and the hot tub is fantastic. Highly recommended as always.

This is our seventh stay at Rural Roosts and as always the Lodge was absolutely fantastic and spotlessly clean with everything you need and the COVID19 restrictions that had to be put in didn't spoil anything.

This place is fabulous. The lodge itself was spotless, large, comfortable and a few paces away from the fishing lake. The kitchen area has everything you need including a dishwasher. The utility room has a washing machine / drying rack etc. Full central heating and hot water. Outside, over looking the lake , the lodge has an overhang so can sit out even when raining. Hosts , Tim and Katie were great- just a phone call away if you need anything. It was just a great chill out with lovely walks around the property and fishing.
Hubby caught a few large fish including a 15lb carp and he also fished the other lake on the property (The Reservoir)and caught great sized fish there too!
Cannot wait to book again. Beautiful and relaxing.

This is the third time we have stayed in swan lodge and it was as great, as always.
Katie is great, makes you feel welcome popping round on arrival.
The lodge is beautifully clean and well equipped.
We live to come here to "escape" and relax, with the beautiful views of the lake sitting outside and enjoying the hot tub makes it that very easy and it's always such a pleasure.
And you cant forget the lemon drizzle cake, always a treat!!
We will be back again, no doubt!!

Everything was brilliant, the Christmas tree made the place feel festive and we got an email from Katie informing us of the closed roads due to flooding. Overall a great stay for a good price, I would recommend anyone who wants to relax and get away from stresses to come here.

Complete relaxation from start to finish, a long weekend here (for us at least) is a must . The lodge and the location has everything you need to wind down. This is our third visit to this magical place. We love the lodge and hot tub, clean spacious and well equipped it is a wonderful place to while away the cold nights. The fishing is excellent and despite the weather we spent a great deal of time at reservoir catching carp. The whole staff at Rural Roosts are fantastic and credit must go to the owners Katie and Tim for doing everything they can to make the stay enjoyable.

We thoroughly enjoyed our second visit to swan lodge. We were lucky with weather and enjoyed some good fishing on both locations. The site is peaceful and we enjoyed watching the different birds and animals around the lodge. We loved the welcome pack and especially the lemon drizzle cake. Katie is always welcoming and very keen to make your stay perfect. The lodge is clean and well equipped and the hot tub is a nice addition. We are already planning our trip next year .

Really enjoyed our first farm stay. Will be returning next year too. Lodge is comfortable and well equipped but needs a fly swat. Would also recommend a covered pergola over the hot tub. Couldn’t use it for 2 days due to heavy rain in the evenings. There are lots of instructions and a full notice board which can be intimidating when you arrive for Your first visit
Katie, Tim and Jane are really helpful and offer excellent customer service. Husband very happy with lakes, fish caught and the provision of landing net and keep nets. Secure shed is brilliant for storage of fishing gear during your stay. Big enough to be able to dry out very wet fishing umbrella overnight.

Spent the weekend here for my partners 30th birthday, the lodge itself had absolutely everything you could possibly need, the attention to detail was unreal! The owners were very welcoming and always on hand if needed. The absolute best lemon drizzle cake was waiting for us when we arrived! Hot tub was amazing to relax in after a day fishing. And wow, the fishing was crazy. Over the 3 days between myself and my partner we caught over 20 fish with 13 of them being over 10lbs! Cannot wait to come back, definitely the best lodge we have stayed at.

We stayed in the Swan Lodge and it is beautiful, it has everything you could possible need for a comfortable stay, it was spotlessly clean and well maintained. The hot tub was also amazing! And what can I say about the famous lemon drizzle cake! It was yummy and very appreciated, specially with a cup of tea after a long drive. The fishing was also great, both in the lake and the reservoir. I couldn’t recommend this place enough and we will definitely be back again!

Arrived at location around 6.30pm after 5.1/2 hour journey .We were straight away liking the set up .pulling up out side cabin my wife fell in love with the place .found the inside set up to high standard .the out look to the fishing lake and woodland also very nice .our two granddaughters 4 and six lives the zip wire wit and I liked the easy walks.

Despite the weather(influenced by storm Freya) we had a wonderful relaxing weekend in Swan Lodge, in a beautiful and peaceful setting. The lodge is fantastic, rustic pine yet spacious, fully equipped modern kitchen, comfortable bed, hot tub which we did use despite the wind, and a welcome surprise which consisted of lemon drizzle cake, bowl of fruit, tea, coffee, milk, loaf of bread and butter.
The lodges sit right beside the lake and the reservoir lake is just a short walk away, great for fishing.

From the moment we arrived to the second we left we enjoyed every single moment. The lodge was fantastic with everything we needed. The little touces of providing milk, bread, and a lovely cake on arrival was great. The fishing was superb and over two days we caught about 110 lb of weight in fish. My husband and I was looking for a quiet getaway weekend break away from our busy lifestyle. I came across rural roosts. Upon reading the positive reviews I decided to book Swan Lodge.
I fell in love from the moment I walked. I instantly felt welcomed and at home. We arrived with a welcome lemon drizzle cake which was absolutely delicious, alongside some fruit, bread and butter. All the essentials were there. Everything within the lodge was thoroughly thought out. The views from the lodge was stunning, as the lodge sits near a lake, the grounds were beautiful for our morning walk.
And of the evening we enjoyed the hot tub.
The weekend was perfect, I could have stayed longer. I left feeling calm and refreshed.
I would highly recommend rural roosts and I would definitely return back.

We had a lovely short weekend break at Swan Lodge. It went too quickly so will hopefully book a longer stay next time. The welcome basket was a nice touch with delicious lemon cake and essentials included. Two nearby villages had takeaways. There were plenty of dog walks. The hot tub was great. As we are having a heatwave, we waited until late afternoon/early evening to relax in it among the fairy lights twinkling in the bushes. Can’t wait to stay again.

We swapped lodges after our children left for home and enjoyed the familiar surroundings of this well thought out two berth. Surrounded by subtle trees (not blanketing) the situation is private and intimate. The hot tub is secluded and after each occupancy is emptied, cleaned and refilled. You are well looked after and can feel like the world really is a beautiful place if you know where to look.
We have all (including the children) decided to book for next year already, knowing we will thoroughly enjoy our stay whatever the weather. We recommend Swan lodge for those who require that extra intimacy and quiet. A lovely place.

The Swan Lodge is a beautiful get away for anyone looking for a slice of serenity. Set against the rolling backdrop of the Lincoln countryside, the lodge is packed with all of the home comforts you need. Greeted with freshly made lemon drizzle cake, fresh fruit and more, Katie and Tim go out of their way to make it immediately welcoming. The private hot tub and on site fishing means you'd never have to leave the Rural Roosts for your entire stay. Strongly recommend.

We have stayed at Rural Roosts over the past 5 years whilst visiting our son who is at Lincoln university. We have stayed in several lodges, all have been of very good condition, providing a great base to visit the area. We are always made welcome by Katie.

We absolutely love Rural Roosts and Swan Lodge in particular. Fantastic, beautiful lodge and surroundings, and the hot tub is a brilliant way to relax! Everything is thought of for your stay here, from milk and butter in the fridge to fresh fruit and bread and of course the absolute world class lemon drizzle cake!
I can't explain how peaceful and serene Rural Roosts is - anyone who doesn't know about this absolute gem of a place in Lincolnshire is massively missing out.

This is the third time we have stayed in Swan Lodge - excellent as always! Thank you especially for the supplies you leave, especially the Lemon Drizzle cake! We will definitely be coming back again next year.
Feedback: all the kitchen knives are very blunt - could they be sharpened please or could you supply a knife sharpener? Shame the hot tub was not hot enough for our first night of a three night visit.

We absolutely loved our stay at Rural Roosts. Our lodge was very spacious and comfortable, we couldn't have asked for more. We arrived to find milk in the fridge, bread, fruit, tea and coffee were all provided and these little touches made all the difference. Star gazing from our tub was fantastic. The location was very peaceful and beautiful. While we were there we drove to the coast for a day out and went to the Ivy pub in nearby Wragby but could just have easily never left the lodge and been just as happy. We wouldn't hesitate to recommend Rural Roosts to anyone looking for a relaxing break away. We enjoyed it so much that we are hoping to go back after our wedding later in the year for a mini honeymoon.

The lodge we stayed in was of a high quality, excellent welcoming experience and nice touches including lemon drizzle cake, bread, butter and milk.
