Set in the heart of the popular North Devon village of Braunton, Kittiwake cottage is a stunning barn conversion. The interior has been designed using lovely, fresh, neutral colours that reflect the nearby sea. It sleeps 4 in two beautiful en-suite bedrooms. Bedroom 1 is a bright and airy room with a stunning French style antique double bed and has a large en-suite bathroom with pretty blue tiles and a marble counter top with hand-basin and mirror. There is a large walk-in shower plus heated rail and wc. Bedroom 2 is a charming twin room with z-& link beds so can be a double or a twin. This bedroom also has an identical bathroom with walk-in shower, basin and wc.

Enjoyed our stayed however I did experience some mobility issues with ie with steps up to the cottage and obviously the stairs. Would also have preferred a firmer mattress on the beds too ,
Thank you

Perfectly situated in the lovely village of Braunton. Great coastal walks for you and your dogs. Braunton Burrows is 20 minute walk from this lovely property, and saunton Sands is a 6 minute drive away. So many Beautiful places to visit, too many to mention. Pubs and restaurants on your doorstep. The cottage is well equipped and cosy. The garden is amazing, the dogs absolutely loved it, zoomies first thing in the morning is unheard of. Will will be returning.

We chose this cottage for its location, we paid a bit more than we would have normally paid for a cottage but we want to stay in Braunton. The cottage was nice but for a family of 4 it needed a little more storage downstairs and a bigger fridge and a freezer would have been nice.
The location was quiet and we had a lovely week. The property did have a couple of big steps as you entered the cottage which I was a bit worried about as we carried our luggage and things in and out and on a wet day but they was a railing on one side you could hold on to.
It was nice having the parking with the cottage as we knew we would always be able to park. The owner was nice in the text messages I received and the cottage management company were very helpful .

The location was great but overall the cottage was a bit grubby. Floors under beds really dirty.
Towels smelt, bedding was clean though.
Attention to detail poor. Clock on wall not working. Only 3 decent sized mugs for 4 adults!? Sofa/chairs very uncomfortable. Walls scuffed. Think it needs deep clean and lick of paint.

My daughter and I (and our little Border Terrier, Molly) thoroughly enjoyed our stay at Kittiwake. It was located in a perfect position to explore the coast - and great to have amazing cafes, takeaways and some lovely shops a walk away…
The cottage was exceptionally comfortable and cosy, beautifully decorated.
We’ll be hoping to stay again…
Thanks.

Comfortable Cottage, very peaceful, some of the kitchen equipment needs replacing, (wall clock, battery dead) interior walls need painting, but overall tastefully refurbished probably tired after a busy season?

What a lovely cottage and the location is idea for the beautiful surrounding area. Cottage is clean and cosy. The kitchen is well equipped and the equipment was all clean, which for me is important. Really delicious cream tea and milk in the fridge, which I thought was a lovely touch. The feather duvets, with white cotton covers, and the sheets smelt gorgeous, all week. We took our two beautiful whippets, Donald and Kenneth. They absolutely loved the garden, ideal for morning and evening zoomies. We walked to Braunton Burrows, half hour walk and the dogs were off lead for at least half of that. We drove to Saunton Sands as it mainly road and my dogs like being off lead. Took about 7 minutes. What a beach, never seen one as big. The dogs loved it. Walked from Lee to Ilfracombe on the costal path, hard going but worth it, walked from Putsborough to Woolacombe along the beach which is easier. The town of Braunton has at least 5 dog friendly pubs within walking distance, India and Thai restaurant/takeaway, highly recommended. We didn't try the fish and chips but other reviews say they're good. Lots of lovely artisan shops. Couldn't fault any of it. I highly recommend this cottage. We will all be returning next year.

This cottage was very clean and well equipped. It is also within easy walking distance of all Braunton amenities as well as easy driving distance to lots of tourist attractions. The garden is a little wild, but I liked that and did find the stream at the end. A nice touch was the cream tea on arrival. I would definitely stay here again.

We have stayed at Kittiwake three times now. It is a lovely cottage walking distance from Braunton itself. Two good sized bedrooms with ensuites-- with comfortable beds. Downstairs a very agreeable living area and decent kitchen area. Private parking in the rear courtyard is a real bonus. The landlord lives next door and is a very friendly guy.
The only downside is the lounge furniture. A settee ( comfy- no problem ) plus two armchairs which are not so comfortable.
Overall a delightful place to spend a holiday.

We had a wonderful week at Kittiwake Cottage - although we were spoilt with the beautiful sunny weather all week... The cottage itself is really well presented and has everything you need for a family of 4 (+ dog!). The kitchen in particular was really well stocked and provided a lot more than I would expect from a holiday cottage of this size. It was great that each room had its own bathroom and they were really beautifully presented - the only issue is that if we had both showers running at the same time, the pressure really dropped. The bedrooms were really nicely done, although the mattress in the double room is very soft - which isn't ideal if you're used to a firm one! The courtyard was a lovely sunny spot (great for drying wetsuits and towels after a day at the beach!) although it was a bit annoying that the gate didn't shut properly so we had to wedge it with a couple of bricks to stop our dog from running out into the road... the garden needs a bit of work but out dog loved it, and we didn't really need to spend any time there to be honest, as we were out most of the time, and used the lounge and/or courtyard when we were at home. The location was really great - just a 5-min drive to Saunton Sands and walking distance to lots of shops, pubs and takeaways etc. All things considered, we loved our stay here and would definitely come again...

Three very deep steps up to property which were very challenging and without a handrail. No handrail in the shower.
Courtyard gate did not close or stay closed and no gate between courtyard and field/orchard. When we arrived weeding was needed in the courtyard and the outlook on an old barn was horrid. We couldn't sit outside with the dogs unless on leads.
There is no bread bin, dishwasher dispenser not working, and no instruction to say washing machine in the shed. Nespresso machine a nice touch and bathrooms were lovely except 2nd bedroom had issues with the cold tap having variable supply at the sink and noise from house next door.
The fridge had a bad smell and the oven not spotlessly clean.
The advertising of the cottage was not as we found it and it was a disappointing holiday although Saunton Sands is beautiful and Braunton is a lovely place.

A beautiful little cottage with a wonderful garden, perfect for dogs! Amazing location, easy access to beautiful beaches and burrows.
This is the second time we’ve stayed here. The property is perhaps a little tired compared to last year. It would benefit from more towels ( a bath towel and hand towel per guest isn’t sufficient for a weeks stay), I would prefer bin bags and toilet rolls to be provided rather than the cream tea. It needs more crockery ( otherwise the dishwasher goes on every day half full) and new frying pan/ oven tray.
We paid an extra charge to have dogs but then got our deposit withheld because the cleaner felt there was excessive dog hair in the property. I’m not sure how you define ‘excessive’ in this instance!

The cottage is well equipped and positioned for a lovely holiday. It was ready to hand over on time with clear instructions for use. There is great outdoor space for children. The only slight downside is a lack of drying space after the family has been at the beach all day.

A lovely cottage in the village of Braunton , great location for exploring North Devon . The cottage is really pretty with off-road parking and ample garden for four legged friends . It’s well equipped although limited kitchen surfaces for food prep so hard to cook a full meal but not a problem as we ate out or had takeaway most nights . Our main complaint is the matresss on the double bed it is far to soft and needs replacing to one of better quality in line with test of the cottage..
We loved our stay and would stay again ,assuming standards are kept up , one bit of note we had people walking through the.courtyard to the main house which we were not aware was an access route .

A lovely place to have a vacation. Peaceful but within walking distance of Braunton which has excellent restaurants and shops.

There was a lovely surprise in the fridge on our arrival, a delicious cream tea. Just the ticket after a long journey.

We met the owner too who is a very nice man and very helpful. We also met Natasha who takes care of housekeeping and again a lovely person who is extremely kind and helpful.

Kittiwake cottage makes a very pleasant stay because it is beautifully designed and thought out. The atmosphere is clean and fresh and the accommodation very comfortable for two people and more than adequate for four. The steps up to the entrance are very deep so possibly not suitable for the less mobile. Some Covid safety measures were in place. In that part of Braunton the value of a private parking area cannot be underestimated.

Very comfortable stay lovely big garden
Only issue was not enough pots and pans for cooking a decent meal could do with a saucepan large enough to cook pasta and a saucepan/casserole dish for making the sauce
And no cafeteria
Although this cottage is very small as each of the 2 bedrooms had on suite it comfortable suited 4 adults
Parking extremely good and secure

This has the potential to be a really lovely
place to escape to for a weekend break, like we have just done. It has been done up beautifully, there’s just a few places where money has been saved that bring it down, in my opinion. The first one rally being the bed. The mattress was awful and the bed is so low that with a squidgy mattress too it felt like an effort to get up - mind you the coastal path could walking possibly has something to do with the struggle too. I’d prefer a proper shower too instead of a waterfall one, but I appreciate that changes the aesthetics of the bathrooms.
It’s all been done beautifully, is well equipped and these two things wouldn’t necessarily stop me from coming back because it was an extremely convenient location with an amazing garden. We were two adults and a Parson Russell and it was the right size for us. I couldn’t imagine it with two more, at least not downstairs.

If it had a more comfy bed, a proper shower head and maybe even a decking off the french doors, instead of garden furniture being on a slopey courtyard, it would be a fabulous little cottage.

I had a bit of an issue with the cleanliness, especially in the current climate and given they supposedly have longer to make it spotless and sanitised but I have raised this separately.

We had a lovely stay at Kittiwake cottage, the cottage was the perfect size for us (2 adults, 2 children) and in a fantastic location.

The cottage was very clean on arrival and off road parking is a bonus. Well equipped kitchen which had everything we needed and having two bathrooms was great.

Our children (5 and 2) loved the big garden to play in and there is a river at the end of the garden (very fast running so be aware!).

The location is great, Braunton was great, we ate in At One and SQ. Takeaway fish and chips from
Squires (order online) fantastic - we had it twice!

Visited Saunton Sands, Woolacombe and Croyde beaches - all fantastic and only a short drive from the cottage.

Great week away, location is great and cottage has everything you need! Would highly recommend.

We absolutely loved our week here with our 11 month old.

Saunton Sands is only a short drive away and there are great shops in walking distance for food and other bits a pieces (not to mention Squires fish and chips!). Despite being in the middle of Braunton the cottage is really quiet with a tucked away feel to it.

Everything at the cottage felt clean, fresh and well maintained. Beautifully decorated too.

We can’t wait to return!

Kittiwake Cottage surpassed our expectations and we're already looking at dates to stay again. It's in a really great location for trips to Saunton Sands and exploring the Devon coastline and makes the perfect base to come home to after a day out and about. The bedrooms are a perfect size and the en-suite shower rooms are modern and just perfect for our needs. The open plan kitchen, dining and lounge area is really well thought out and was just the prefect size for us. So great that it's dog friendly and our boy absolutely loved the garden. Would definitely recommend this cottage.

Our second visit to Kittiwake Cottage and as enjoyable as the first, even though the weather was not very good all week. The cottage has everything you need and the two ensuites are great. The local beaches are amazing and the dog had a lovely time too running on the beach and among the sand dunes. Plenty of places to eat locally. One suggestion I thought would be useful, and only a minor idea, would be a welly rack outside the front door where you could put your boots upside down before stepping into the cottage. This would save a lot of sand from ending up inside the cottage hallway.

This really fitted our needs with two walk in showers. The spacious ensuites are lovely with space for toiletries, so often ignored. The cottage is warm and cosy. We slept well. Good off street parking. It felt a safe calm area.
The garden at the rear is a quiet haven to read and relax in. We had great weather.
The cottage is close to the villages lovely restaurants. Several takeaways. Lots places to walk. Tarka trail walk/ ride. Interesting walks at Crow point. The village heritage walk was good plus the friendly locals. Loved Woolacombe and Putborough beaches.
Recycling in Braunton seems unusual but varies everywhere.

We were very happy with the location of the cottage.Lovely and quiet but right near the shops and amenities.Just a couple of
things, egg cups would have been useful. The step outside the back door is very steep,so I found that a bit difficult as I have arthritis.I think young children would fall easily---maybe worth putting another step there. The welcome pack was a nice touch! My husband and I ended up in a double bed each as we are both tall and had more room.

Although the cottage has potential to be very nice, the place seems to be neglected. The furniture was shabby, and not as the pictures in the website, there were several lights not working and no replacement bulbs, the oven was dirty, only two wine glasses for four people (and three flutes), one of the tumblers had a large crack in it, the outside furniture and the barbeque were rusty and unusable, the icebox lid in the refrigerator was broken, the small bedroom not suitable for a double, and when we tried to use both showers at the same time they both became unusable. There were other issues, but I think that I've made made my point.

Hi Geoff, thanks for your comments although I think you have been extremely harsh. This is the first negative review we have had in 5 years but we have received several 5* reviews. I passed on your comments to the owners and housekeeper who was genuinely upset as they pride themselves on providing a quality product. We will of course look into everything you have raised and make any required repairs. Thanks Harry

A clean well presented holiday home. Plenty of off street parking with a large enclosed garden. Great location for walking into Braunton. Sauton Sands and Croyde just a short drive away.
The beds were very comfortable, and both bedrooms had lovely on suite bathrooms.
Natasha had kindly left a goodie basket with wine and nibbles, and popped round to check everything was ok. She was easy to contact and very helpful with her responses.
A few points to note. The steps leading to the front door are quite high. No cleaning products other than washing up liquid, and dishwasher tablets. No torch (or candles) if a power cut occurred. Also a torch would be useful for the garden at night especially if you have a dog(s).
A lovely holiday and our dog loved the garden.
Than you.
