A beautifully furnished property in a great location. The patio garden area and furniture was great.
Unfortunately as it has been fairly warm and to keep cool we have had to keep the windows open which was not ideal as the noise from the road and traffic was horrendous. This made it very difficult to get any sleep. The beds ( and we tried both rooms) were very uncomfortable but that may just be down to our preference. The bakery downstairs is great but unfortunately we were woken up by staff buzzing the door to get access to the bakery from 3am.

Stayed here Monday to Friday, family of 3 including 16 year old and had a fab few days! Apartment has a great layout over 3 floors with lovely spacious bathrooms and bedrooms and a comfortable lounge diner which is well equipped. Wifi was superfast so teenager happy! Lovely garden area with outdoor seating, perfect for early evening chill outs. Parking area just a few minutes walk and so able to just park up and walk into city centre in around 10 mins so great location, our fave bit(& one of reasons fot booking!)was Dough bakery literally just next door & serving delicious breads, pastries, pizza and pasta daily, definitely became bread addicts whilst staying here! Also Churchills hotel does lovely outdoor beer garden with woodfired pizza(more bread!)& cocktails. All round one of the nicest places we've stayed in York and would stay again.

The accommodation is lovely in a very good location - very short walking distance into the city with great facilities and nicely self contained with a lovely private garden to sit out in -very clean when we arrived It has 2 lovely double bedrooms with very comfy beds and good sized bedrooms. The rooms were quite warm - fortunately we brought fans but if we hadn't we may have suffered because of our conditions. The two bathrooms next ot bedrooms had very good showers (No bath) I couldn't find a way to turn on tower rail without turning on central heating for house which was definitely not required at this time of year. I couldn't find a shaver socket in the downstairs bathroom fortunately I had brought my own adapter.
Parking to load and offload the car is a bit of a problem particularly as we have disability -the parking with the accommodation is about 1/4 mile away - you can at quiet times temporary pull the car up outside the property on double yellow lines - we did it in the early hours of the morning when there was very little traffic as it can be difficult during the day - the property has its own entrance - it is up stairs to the first level with the double bedroom, bathroom and kitchen and living area and then up further stairs to 2nd bathroom and bathroom. So may not be suitable for those who have difficulty with stairs.
The property is above a small bakers shop and we popped in as the smell in morning aroused our curiosity and my partner who is vegan and I discovered they make lovely vegan sticky toffee cake which we took out and ate in the lovely private garden, There is a BBQ out there and comfy outside table and chairs and comfy chairs to sit in the garden which was very relaxing - I don't know how we managed to resist not going back for more cake it was hard work for the rest of our stay.
The only complaint is there was no soap in any of bathrooms when we arrived. I contacted the agent the next morning and they said they had run out at time of servicing the home before we arrived so quite disappointed with that lack of detail. An agent did arrive alter that morning with very special Yorkshire soap beautifully wrapped to make up for it although ideally just some basic soap would have sufficed. The kitchen and living area was very good with a fridge with a small freezer compartment - I think if we were staying a bit longer and as it accommodates up to 4 people the fridge might not be big enough for self catering - we managed as a couple - I would have liked some smaller coffee cups alongside the ones they had as the only ones provided were very large suitable for breakfast but not evening .
There was a beautiful hamper when we arrived which was very well thought. Overall it was very comfortable and self contained and in an excellent location for York as you could be at the Bootham gate in a few minutes walk. We would consider booking 73 Bootham again and I would recommend it to others (when we are not wanting to stay there in future :-))

A lovely mother/daughter three night stay in this apartment, located above Dough, the bakery, which bakes excellent food from homemade fresh bread to cakes and calzone. Noise can be heard from the bakery from 3.30am and the road can be loud with traffic but this didn’t bother us.
The apartment was modern and clean and the welcome pack you get on arrival is a great touch. It’s also worth mentioning that even though the property is a Grade II listed building, there was no smell of damp or any evidence of damp. The open plan kitchen/diner/lounge is also perfect and comfortable.
The first floor comprises of the kitchen/lounge/diner, a bathroom with shower and one bedroom (unfortunately the bed in this room is quite low and not particularly comfortable). The top floor comprises of bedroom two and a large bathroom and walk in shower - I would say the better of the two bedrooms. The bedroom brought in lots of light and was very comfortable and homely.
The garden was also to a very high standard. This is accessed via the ground floor (a corridor runs along from the front door and down the side of Dough to the back door - there is a partition wall between Dough and the corridor). The garden furniture was lovely but could have done with a bit of a clean, as with the bbq too. We didn’t look for any coal to use the bbq but also didn’t see any in the apartment.
Parking is around a 5 minute walk away and on a slight incline but we were ok with this. We were unsure whether we were parked in the correct place (parking is on a bit of gravel) on arrival however, after contacting York Stays, who were very friendly and helpful, we were assured we were in the correct space for our stay.
All in all we would definitely return to this apartment, it is situated in a lovely and central area of York (The Churchill Hotel next door is also great for food) and Dough is an asset with delicious smells in the morning. I would also highly recommend booking with York Stays as they provide a high quality service and are able to resolve any queries in a timely and professional manner.

Nice property in great location , situated on main road with a hotel very close so can be a bit noisy at night, within walking distance of everything , tastefully decorated bedrooms and 2 large bathrooms, the living room set up is not great for 4 people, however the beautiful garden more than makes up for this with two separate sitting areas and a bbq.
