Roe Deer Cottage is so named because these very elusive creatures are occasionally seen grazing in the field to the rear. Situated in the Stables Courtyard it benefits from the facilities that are found there including the laundry, games room and children’s play area.

Downstairs in Roe Deer you’ll find the sitting room with open fire, perfect for cosy evenings in. There is a colour television, DVD & CD player, along with a selection of books and magazines. Across the hall is the spacious dining room, also with an open fire. The kitchen and pantry are at the rear of the cottage and come fully equipped. Upstairs there are two bedrooms, one double and one twin, both looking out over the courtyard. At the top of the stairs you’ll find the family bathroom with bath with shower over, basin and WC. There is also a small box room, which shows stunning views over the countryside. As with the other cottages, heating is by way of electric heaters with a back boiler assisted by an immersion heater for the water. Roe Deer is a basic but good 2 star accommodation.

There’s nothing to match Kirkwood for the personal touch, constant improvements, cosy home from home comforts, dog friendly holidays, mushroom picking and locality. Returning yet again and this time we noticed the games room has been updated and new furnishings in the cottage which is described as a 2 star but feels more like a 3. Wifi was very good, very well equipped kitchen, main bed very comfortable- the mattress on one of the twins could do with replacing. The nearby Thai and Thales/gin bar are still there and there’s a Tesco and Aldi at Lockerbie and Annan but don’t expect to get any just eat or Uber deliveries! Hubby thrilled to find lots of chanterelles and tromp de mort! Saw deer on a little drive nearby. We will return next year.

Our second stay in Roe Deer Cottage - we had a brilliant time again - hosts Anthony and Anne very welcoming and helpful. Set in a wonderful peaceful location for fantastic woodland walks that lead down to the river, literally on the doorstep - did some more exploring this time. We enjoyed fishing, feeding the lambs and chickens & the children played together outside. For any rainy days the games room is very handy for table tennis! Having said that we were really lucky with the weather and there are lots of great days out not too far away - 7 Stanes mountain biking and Rockcliffe beach.
Highly recommended - looking forward to visiting Kirkwood again!

Just managed to stay at the cottage for a last minute mushroom picking weekend and we were so pleased. We arrive after work on Friday and left Sunday but it was worth it. We found the cottage spotless, well equipped, comfy. The WiFi worked well. The games room and park were in operation. We went to Lockerbie chippy and the Gin distillery and the Thai Orchid but also had lovely meals using the chanterelles, ceps and other mushrooms we found around the site. See you next year!

It is a very nice spot lots to do and the staff are friendly and always on hand if you need anything and we got fresh veg and eggs well worth the price

It was good fun staying on the farm and there is a lot to do in the surrounding area with a toddler.

This is a great place. Everybody you come into contact with is genuinely friendly, and they are very concerned with making sure you enjoy your stay. This is in contrast to other farm holidays we've been on where we felt a bit of a commodity!

The house and grounds are beautiful, and the cottages are cozy and feel quite spacious.

There were plenty of things to do with two 3 year olds, and it is definitely a place that can grow with them as they get older.

A nice farm cottage, all that you would expect. Great for walks and fishing and lots to do and see on the estate and around the area.

The directions to the cottage was good. The actual size of the rooms in the cottage was very good. Plenty of space.
It was lovely to be able to light a real fire on a cold evening. I would say the only drawback was the lack of heating.
The mornings were quite chilly and we had to get up to put the individual electric fires on to warm the individual rooms before we could feel comfortable enough to get dressed. There was a storage heater in the lounge which was nice and warm in the mornings. Could they not have been put in other rooms? I would recommend the place during the summer months, but would not be so keen in the winter. The kids really enjoyed feeding the lambs and the setting for the cottage was great.
