Never wanted to leave ,what a wonderful stay , the house was plenty big enough and the view from the conservatory was amazing . Lovely and clean ,easy acsess to the beach , booked again for next year .
We are a family of 6 who stayed at King's for a week from the 11th July in 3 chalets at the park. My father in law who is 82 stayed in number 48. The chalet is immaculate. Everything including the mattresses and quilts are brand new. We were very impressed and would definitely re-book.

This year was our fourth stay at Beck Cottage. It is the most idyllic place to stay for a relaxed and wonderful holiday. The cottage is perfect with every comfort and facilities. The garden is lovely with a view over perfectly kept allotments. The welcoming gift is so well thought about and makes for a happy start to the holiday. We are already booked for next year and know it will be as perfect as it always has been on previous visits.

The chalet is in a great sunny and quiet position which was perfect for them. The chalet was well equipped and has a very comfortable sofa! Bed linen was provided which was useful. We would definitely re-book.
Beautifully furnished spacious flat. Clean and well equipped. Does overlook car park but then It is very central and even has it’s own designated parking. Had to stay fit walking up 3 flights of stairs. But, cannot emphasise how much we enjoyed our stay.

We are a family of 6 who booked 3 chalets for a week from the 11th of July. Chalet 107 is in a quiet location which was great for myself, husband, son and our dog. The location of the park worked well for us. The field and park were well kept and it was a lovely walk to the quiet beach. We loved it. It was also easy to walk into Cromer and a short drive to Overstrand and Mundesley. The chalet is well equipped and had small touches such as milk and washing up liquid which we did not expect. We were highly delighted with Sandrock, the location was great, close to the beach and the High Street but still quiet with little or no through traffic. Great attention to cleanliness and Covid We had a small baby in our group, and whilst the high chair was a very useful and much appreciated piece of equipment, a washer dryer would have been very useful given the lack of space for drying clothes Overall we were very pleased with Sandrock and would happily recommend it
Great base for a fabulous holiday by the sea. Quiet location with a supermarket nearby. Comfortable and clean accommodation. Washing machine an unexpected bonus and good length washing line ideal for wetsuits. Thanks for a great week.
Well appointed, clean and tidy, comfortable, good access for a older person with mobility difficulties.
This was our second visit to Wagtail cottage. We have dogs and children, so good size house with a garden a preference. Kitchen well stocked with utensils, pans, crockery etc. under counter fridge and seperate freezer. Cleaning products supplied. Things different to last year due to covid 19 rules - no cushions on settees, no books, games dvds etc. No tea, coffee, salt, pepper and other little bits supplied before. We have stayed at this property several times now and have always had an enjoyable and comfortable stay.
Lovely stay except for builders starting at 7.30 every day next door.Obviously not keys fault but had a negative impact on holiday.No ly ins for us!
We stayed here for 3 nights and although we paid a bit more than we wanted to, it was worth it. The house itself is 'upside down' which really works; you can open the patio doors upstairs to sit and view the sea and everything else that is going on along the seafront - an added bonus is that you can watch the sunrise and the sunset. Everything you need it close by; beach, shops, pubs, cafes etc. There isn't a parking space allocated but we found a space opposite the house on the roadside - so no parking fee. The cottage is lovely, the location is great, had problems with a leak from the shower, but was resolved quickly. My only criticism would be that the floor was not very clean considering covid 19. Otherwise a great stay.
we were surprised to find the flat had not been cleaned very well. also we had a problem with patio doors which could have been explained better. but on the whole we found it ideal for our needs and we did enjoy being there and hope to use it again at some future date.
Choose this holiday bungalow because of the ground floor accessibility and parking .Location is excellent close to beach and shops. Clean and furnishings good quality. Only one problem wet room floods the whole bathroom when using shower so have to wait to use other facilities
Lovely cottage, very clean and contemporary. Painted wooded floor boards not very practical for a dog friendly cottage. Seating in lounge insufficient for 5 people and very uncomfortable. Otherwise everything else satisfactory.
We loved canary cottage and going for walks with our dog we had nice dinners at the crown inn pub
The view from the balcony was excellent and just as shown, the location to beach and shops was also great. The apartment itself however was very dated and really quite worn out. LIving room carpet badly stained and in desperate need of changing. Personally I thought that the price was very inflated for what it actually was but I figured that to have somewhere with parking it would be worth it - the parking was very unsatisfactory - 2 cars jammed into the space underneath the building, with hardly any room to get out of the car once it is parked - I am surprised that none of the reviews cite...more
A clean, tidy, well-presented property. The keys were accessible and the location very good - easy short walk to main streets and seafront. It was a good base for trips out and to come back to for short stays between activities. It felt smaller downstairs than the pictures led us to believe, and had the weather not been so good we would have found staying indoors for all day more challenging. Lots to do in the local area and lots of accessible places to visit and amenities. A great place to stay, clean throughout with extra attention paid as regards deep cleansing during the current Covid 19 situation. Nice touches such as the welcome pack are appreciated. Beautiful garden which we spent quite a bit of time sitting in especially late afternoon or in the evening. It has to be said though that despite being situated on a side street it can pick up a lot of noise from the main road and unfortunately for us there was building work going on on both sides of the property during our stay. Kelling Heath is lovely. We have always enjoyed staying there in the summer, spring & autumn. The caravan is not luxurious or set in one of the most attractive places, but it is well located and fully adapted for wheelchair users.
A lovely little cottage and close to the town and seafront, but, even though there is parking at the property for a small car the road leading to it is very narrow and a struggle to get onto the drive. On first appearance the property was clean but attention to detail would make this property even more attractive on previous reviews it said about the weeds in the garden and the dirty windows this still didn't look like it was rectified which was a shame because it did let the property down , we had to call maintenance as the stair rail was unsafe this was rectified straight away, walls are v...more
This property has so much potential but is in desperate need of an update, particularly where the bathroom and kitchen are concerned. The fact that there are no pictures of these on the website speaks volumes. The standard of cleanliness was appalling - the cubby hole where the washing machine is stored requires a thorough mucking-out and finding traces of someone else’s toothpaste in the bathroom does not make for a good start to the holiday.
