We booked Low Graythwaite Hall in addition to Silverholme Manor for our wedding guests. It is a truly lovely unique property, there is plenty of communal spaces for sharing dinner and drinks with family and friends as well as the private sanctuary of very large comfortable bedrooms. We had a wonderful family reunion on a special birthday. 26 attended, and took part in lots of activities. Couldn't have been better. Thank you.
The property was easily located and was clean and tidy although we thought the shower room could do with some attention. The shower door had no catch and could easily come open. The towel radiator never came on making it difficult to dry towels.
Another fantastic week at the beautiful Graythwaite estate, our 11th visit over the last 35+ years and will not be our last! We have stayed in many of the cottages and Home Farm this visit maybe a new favourite!! Newly refurbished it is bright, homely, comfortable and incredibly well appointed with everything you need. The enclosed garden area was totally safe and great for our tiny dachshunds. Special thanks to Jack the coach for archery and the clay pigeon instructor who provided thoroughly enjoyable instruction this week.
The property is in a superb location with the Lake Windermere on your doorstep. It’s very quiet and peaceful. It’s a traditional property but very comfortable with everything you need. There was an issue with the TV but when I mentioned to Graythwaite Estate they responded positively. We went clay-pigeon shooting- for our third time - and it was great fun (as always). It’s not too long a walk to the shop at Graythwaite. Unfortunately it wasn’t open as often as on previous visits, maybe due to the recent fire and works still ongoing to get everything up and running again.
We were very glad to have booked Hilltop. Excellent service from start to finish. The location is perfect for a secluded and private getaway. The house is very well maintained and has well appointed dining, kitchen, living and sleeping areas. Nice wood fired hot tub too.
We all really enjoyed our stay. The cottage was clean, comfortable and well equipped. It was in a lovely location, ideal for walking and mountain biking. The staff were really friendly and helpful. The only negative was the really poor WiFi. Most of the time it wasn't even possible to browse the internet. As there is no mobile phone signal at the cottage, it would have helped to have reliable WiFi. We would all love to stay at the cottage again in the future!
We stayed 3 nights at Briar due to a wedding we were attending at the Silverhome Manor. Customer service from day 1 of enquiring to actually checking in has been exceptional with staff always quick to answer any queries/amendments needed. Upon arrival the Briar was beautiful with a lovely welcome bag (tea, coffee, snack and a beer). Perfect for our little stay with all the essentials and more at hand within property. Only very minor was not having a full length mirror (a personal preference) BUT there is plenty throughout and definitely did not take away from an amazing stay here.

We loved staying in Dove Cottage (family of 4). Secluded but easy to get places. Comfortable with everything we needed. Good size rooms and a lovely view from the hot tub. Would recommend. Would also recommend the archery/axe throwing and clay pigeon shooting activities on the estate- we had a great time!
We’ve been using Graythwaite properties for a number of years but over the last 2 to 3 years we have notice a considerable decline in cleanliness and overall repair. On our most recent stay will we discovered mouldy walls, in corners and behind beds. The bedrooms smelt fusty which is how we came to check. Not good for anyone asthmatic. Furniture does not appear to be periodically moved to clean. The shower cubicle had black mould too, The patio area was unusable with broken furniture, weeds, moss and grass growing all over. Just not very inviting and neglected.
A lovely stay. It was like going back in time, no phone signal, internet and Wi-Fi intermittent. The tv wasn't working, so long quiet evenings.
The location is good, but our cottage (Con Brow) had a terrible smell caused by a rug which we had to leave outside. Also, it felt like some maintenance was needed - a leaky tap in the bathroom, the floor boards in the bedroom were collapsed in one place and paint peeling elsewhere. Overall it was ok, but very much ok, and not worth what we paid (£250pn).
Newlands is a great top floor property. It was nice to share with another couple in the wedding party since there were 2 bedrooms and 2 bathrooms so each couple still had privacy. It had everything you needed. A bit pricey but overall a very good experience.
There were three generations of us at the house and we were all more than satisfied with the cottage. It was clean,comfortable with everything we needed on hand. Wouldn't hesitate to recommend it. I would also like to add a special thanks to the lady in the office who sorted out a problem for me. She couldn't have been more pleasant and helpful. So rare nowadays.
We had a lovely stay at Mill Cottage. A couple of things that could be improved, little things like the hand wash, fairy liquid etc all ran out during our stay, so we had to buy extra, these could be full at the start of the week so you don’t run out. There were also quite a lot of cars doing work/visiting the barns whilst we were there which wasn’t ideal with a dog and a toddler. Overall though it is a lovely cottage in a great location and perfect for visiting places in the surrounding areas ☺️
We had a wonderful four days at Grassholme, loving the walks by the lake and hikes just a short drive away. (It helped that we had amazing weather, much sunshine and just a few passing showers.) It was really convenient to order provisions in advance and have the refrigerator stocked when we arrived. The one small negative was the lack of water pressure in the shower, which was okay at best, but we all embraced long baths. We'd love to go back in the summer and try out more of the adventure activities. Highly recommend!
Cunsey Lodge is a beautiful property, with great views over Windermere. Our stay was problematic with storms and so out of the control of Graythwaite Estates staff, but they did what they could to accommodate us in a nearby property so we could make the most of our long weekend. So I can also vouch for Field Head House which had lots of space and was nicely furnished as a much older style. Also great to have the activity company on site.
Our autumnal family break was much needed and we enjoyed our stay on the Graythwaite estate in the Bullpen cottage.
Beautiful accommodation surrounded by glorious landscapes. Our stay at Hazel Seat coincided with a cold snap in the weather which led to the most stunning of views of the surrounding landscape; snowy landscapes fit for a Christmas card; glorious whispers of sunrises; rolling mist erupting from Windermere. All enjoyed from the warmth of the hot tub overlooking them all. We also enjoyed exploring some of the lanes & pathways that we would have otherwise driven past in the blink of an eye. Having stayed with you on 5 previous occasions once again we enjoyed our stay. However we prefer Windermere as the bathroom facilities were better and there we could sit with a view out of the window.
When we received the call from the head office saying that our original cottage was unavailable we feared the worst but the upgrade offered took us 5 minutes to decide...yes. The cottage is beautiful, set almost lake side and ideal for families seeking some peace and quiet. The setting is fine but we were unlucky to get the week when we had a permafrost and the unnamed roads were permanently frozen and lethal. Grubbings was an ideal spacious cottage for our family get togethers.. It’s in a lovely peaceful situation with great walks on the doorstep, and the swimming pool close by.. We have stayed on the estate several times and will be returning again next year and would recommend it to anyone..
A beautiful estate & cozy cottage albeit a little tired. Kitchen well equipped including a welcome hamper. A shoe/boot storage unit would be useful. Swimming pool was non-operational but was offered the use of the Lakeside Hotel & Spa which we did on two occasions. Plenty to keep all ages occupied in & around the lakes. Will certainly return & recommend.
Great little cottage.stayed here following wedding at silverholme. Everything we needed kitchen wise Cosy lounge to relax in.. 3 other cottages were booked at same time by family so was great to all be so close but still have your own space Kids loved having private time in pool Also booked archery and axe throwing.highly reccomend.great fun Would love to return as big family group again
I have stayed with you several times and have always been satisfied and this time was no different however i do feel there are a few things that need looking at The hoover does not rota and therefore does not work properly and it does look very tired and worn so a new one is required I would like a mop and bucket as with muddy paws and boots i like to clean up at least once a day the fridge is missing the door shelves and as it is only a small fridge means there is less room as you have to put things like butter in the main fridge
The whole property needs a refurbishment and the furniture and fittings are long past their best. On a positive note the grounds are lovely and there is plenty of easy parking. The shop on site is very handy.
A comfortable, warm cottage though in places is showing signs of wear ie sofa and chairs and carpet could do with a deep clean but we realise we are right at the end of the season. The outside areas for the cottages ie the tables, chairs etc could also do with some attention - they look a bit ‘tired’.
Bassicks Cottage is exactly what we had hoped it would be when we booked it for a family Birthday get together. The staff at Graythwaite are great and we’re really helpful during our booking. The cottage is located in a beautiful part of the Lakes and is surrounded by really unspoilt countryside. It is really well equipped and has a great layout of rooms for groups of 6 - 8 like ours. The lounge is exceptionally spacious and very comfortable and relaxing and it’s great to have a dining table for up to eight too. It really had everything we wanted for our long weekend stay. WiFi was difficult to connect to due the clunky webpage-based login. You needed to request codes for each device. The connection dropped a few times and I needed to request a code again. The rug in the living room had many stains Not great off-season value.
2nd time at Buttermere and 4th year in a row we've stayed within that complex.Apartments/cottages are well appointed ,clean and tidy. Had a bit of an issue regarding the waste bin in the apartment but rectified quickly.Good communication with Graithwaite office. Find it to always be excellent value for money and brilliant location to plan trips from.
The above cottage was a lovely place to stay and we couldn't find any faults with it apart from there being no plug for the kitchen sink. We did find difficulty finding the cottage and think the directions were a bit confusing and also few sign posts Overall we thoroughly enjoyed our stay at Bassenthwate. Regards, Roy Young
It was very quiet around the courtyard this year with only a few cottages filled. Jubilee cottage was clean when we arrived and any issues we had were dealt with swiftly. We will be back next year .
We stayed to visit Hawkshead Christmas and also the car rally, which was cancelled, we had a great time this year but not as much fun as last year when we were snowed in!
Brilliant location. Double bedroom a little small and 4 adults in the cottage was a bit of a squash as there is limited seating and the table has to be opened up each time to seat 4 people. Heating in the main living area and bedrooms was great but no heating in the bathroom, so very cold. The area is beautiful though. You can walk into Grizedale in one direction and Windermere in the other.
