The villa was just prefect for 2 families and there was more than enough room. We had a 4 year old, and a 8 and 11 year old and 4 adults. I can't speak highly enough of Villa Mirage. We are thinking of booking this villa again for about the same time next year.
The villa is beautiful. Everything was perfect. All the amenities are as described. Plenty of sun loungers and seating around the pool. The pool itself was spotlessly clean as was the patio area. The views and location are excellent. The convenience of The Castle bar/restaurant opposite is perfect. The owner baked us fresh bread everyday !! The food at The Castle is delicious. We have just enjoyed a wonderful family holiday - 10 of us - at the beautiful High House, Kalamar Bay, Kalkan. The property is stunning and finished to a high quality with fabulous views over the bay. A ten minute taxi ride from the town makes it accessible to all the amenities with some lovely little cafe/bars within walking distance. Superb!
Another fantastic time in Kalkan. Everything ran smoothly and we love this apartment. Clean, well looked after, good air con, easy reach of town and water sports, pool is fantastic for both us and our three kids. Zal in resort provided good up to date information on our first morning even though we have been before. Transfers organised by Olive Tree and the Gulet cruises were smooth and exceptional as I have come to expect from them.

Villa Manor is set to the left of the old town when looking at Kalkan from the sea. Although steep, it is only a 5 minute walk to the restaurants and shops. I would say that it is definitely not suitable for anyone with walking difficulties or anyone in a wheel chair as there are a lot of steps to access the property. Villa Caretta is an exceptionally comfortable, spacious, well furnished and kitted-out villa, with a lovely terraced garden (offering shade) and swimming pool. Great location just c.10 mins walk from the Old Town and even closer to the market and supermakets. I cannot recommend this villa highly enough.
Tiki apartment is a very luxurious and beautiful property everything you could possibly need. A lovely welcome basket when we arrived was a lovely touch. It’s in a great spot for walking into town.
We have just returned from our stay at Villa Blossom. We had a lovely time in this beautiful place, lovely house, gorgeous pool with the most comfortable sun beds. Good WiFi and everything you need is at hand. Literally a 3 minute walk to the local supermarket and 5 minutes to Migros Supermarket. Walk into town is about 15 minutes. Great choice!

Yesil Kelebek is a very comfortable and well equipped Villa. It has spectacular views of the bay. The caretakers are very helpful and service the pool and grounds on a daily basis. We have stayed in Kalkan on 7 other occasions and this is the nicest villa we have rented . A special villa in a special place .
Kalamaki flat 6 apartment has to be he most well equipped, stylish and comfortable apartment that we have ever stayed in. Ferhan ( our host ) has thought of everything that is needed for a pleasant stay. Had a fabulous week in Muscadet Villa(dry white) Beautiful outside area with plenty space and variety of seating areas. Lovely pool and Jacuzzi(cold) which were very welcome in the intense heat. The option to have deliveries was excellent and taxis readily available and cheap to go into town.

Sodor, a duplex apartment, lived up to expectations and so much more. Having a private pool and being on two floors, it felt like a villa and so great value for money. It was very clean and modern with a few Turkish touches which added to its charm. Beautifully furnished house with plenty of space for our party of six adults to socialise together or find a quiet nook. Well equipped and everything worked. In a great location, genuinely a two minute walk to the town beach and dozens of restaurants, but it is at one end of the town so it is also peaceful. Loved having pre/post dinner drinks on the terrace with wide views across the sea and town. The villa was as beautiful as it looks in the photos. The Owner Erhan greeted us on arrival at 2am and gave us an explanation of the facilities. There was a substantial welcome package on our arrival. He ensured we had the correct number of sun beds and dining chairs for the number of guests by the time we awoke the next morning. Kalkan is exceptionally beautiful and friendly and the Mahmut Salvarli Suites are absolutely fantastic. Mustafa and his team were the best hosts and really could not do enough for us. They were so kind and helpful and the apartments, have everything you would need.

This villa has a truly magical position and view, its epic and we were amazed at the location. Its on a very very very steep road however which was a bit hair raising in the hire car! The villa is great, really well equipped and feels like a home, great quality of kit in the kitchen - I love to cook and also great quality rooms. We had a fantastic holiday staying at topaz apartment. The location is excellent with a five minute walk into the town. The views from the balconies are amazing right across the harbour watching the boats and watersports etc. The service from olive tree travel was 1st class leading upto our holiday and during our stay with in resort management and cleaning etc. The apartment was immaculately cleaned throughout our stay as was the pool etc. We will definitely use them again.
Stayed in the penthouse apartment for a week with my girlfriends. (5 of us celebrating our 60th birthdays). The apartment us over 2 floors and is huge. We had our own pool and use of the infinity pool - both fabulous. Cleaners came in midweek. Loads of space outside to eat lunch and look at the amazing views. Would stay here again in a heartbeat .

This villa is absolutely beautiful, great location, just a short walk into Town. Resort staff were very attentive, and even though we experienced a couple of issues, they were dealt with straight away. The jacuzzi has been moved to an elevated position next to the swimming pool, this is a brilliant idea and was our favourite place to sit, both during the day and the evening, watching the boats and the Town come to life. We had the best stay in Luna, we really enjoyed ourselves and the villa was just what we needed! The location and pool was perfect, being 8 months pregnant I wanted something close to everything but high enough for beautiful views and that’s exactly what we got! My only slight suggestion would be that the welcome pack that was provided was very limited, which at 11pm at night wasn’t ideal but other than this I couldn’t of faulted it. We will definitely be rebooking next year!
Lovely villa with good support from the local agent and Olive Tree Travel. Good location about a 20 minute walk from the town but there are many steps down to the villa so it is not for people that have health or fitness issues.
Great apartment with communal pool and private pool. Absolutely no fighting for sun beds. 2 en-suite double rooms with a balcony and a 3rd room with bunk beds and a further shower room. Well equipped kitchen with dishwasher, kettle, toaster and microwave. Also had a washing machine. Very clean inside and out. Slight problem with one of the showers. Someone arrived to fix it within the hour. 10 minute walk to the old town with a huge choice of restaurants and bars but there are some really good restaurants nearby too.

Villa Yakut is located a short walk from the town centre. Whilst there you enjoy fabulous panoramic views of the bay and town from the rear of the property. The pool is a fabulous addition. Air conditioning in all rooms ensures you are kept comfortable as the outside temperatures rise.

Location is fabulous for views and privacy but need to take taxi / water taxi to go into centre of Kalkan for restaurants, shopping etc. Walking is possible but quite hilly and not suitable for pushchairs.
Really loved the Isle Apartment and the location was just right. Last year we stayed a little bit further out of town and the walk was further. Air conditioning was very effective and the cleanliness of the property was excellent. Decor was just right and the bathrooms were stylish and modern. We didn't eat in very much but one or two bowls would have been handy to store food in. We were a bit short of pegs for the dryer but we could easily have asked but forgot. The owner of the villa was incredibly accommodating, especially given the uncertainty around travel at the moment. Communication from booking onwards has been quick, easy and incredibly courteous. Instructions for accessing the villa were clear and straightforward and we experienced no problems at all. The welcome pack (including fresh bread, milk, jam etc.) was a lovely touch and the information pack provided invaluable hints and tips that made our stay effortless, such as supermarket delivery and numbers of local taxis. The villa is in a fabulous location, only a 12 min walk or so to Kalkan harbour and all its restaurants, as well as to Yali beach club. There were also a few little swim areas by the sea nearby which we loved. The villa itself was well equipped with great service from Huseyin/Adem. Bins were emptied every day as well as 2 villa cleans and linen/towel changes a week, which we thought was a great touch. A beautiful property with gorgeous views. We were a large family group staying in Villa Vanilla and Villa Beloulou (next door). Both villas were well equipped with everything we need. Any issues were dealt with promptly by the management company. We all had an amazing time :-)
We had a lovely two weeks in this very lovely, well-equipped and super clean apartment, which was very good value for money. The kitchen had more than enough crockery, cutlery etc and also had all the equipment we needed, including juice press, liquidiser etc. Within walking distance of the old town, the area was quiet and completely safe. We were very happy and recommend highly.

Would suggest a better map to find villa - we are used to tackling the roads of Kalkan in the dark but this place was a little tricky to find on arrival. The Samira villa 1 is a beautiful spacious villa finished to high specification. It offers great privacy and views over Kalkan. It is a 10 minute walk into town so great location. Ozan the owner was very friendly and always available if required and Zal from olive tree visited on the first day to ensure all was ok. If you are thinking about booking this property just do it, in a great location 10 mins walk into Kalkan town but with excellent restaurants especially Kaptan and a mini market within 5 mins walk for fresh bread each morning at the cost of 1 Turkish Lira! A great apartment within an easy flat walk in to town. The apartment is well equipped and the upstairs terrace lovely and spacious. The downstairs balcony is in the shade so a good contrast to upstairs. Pool area is fairly spacious. We stayed at the end of May and had the pool to ourselves much of the time. Whislt a 2 bed apartment, I would recommend for 1 couple or a family rather than 2 couples. The only downside is that there are a lot of stairs to access the front door which may be an issue for some and the stairs to the bedroom were steep, not to be dine in a hurry. The Villa had everything we needed and was in a great location with amazing views. Lovely outside space and pool area. It was a 25 minute walk into Kalkan old town and easy to get taxis back. The four double bedrooms are all equally beautiful with en-suite shower rooms but three have see-through glass doors. Lovely top twin room with balcony but limited head space into the en-suite. Would highly recommend this Villa and hope to come back.

I've stayed in many properties in Kalkan over the last 12 years or so and have to say that this is my favourite so far. To start with the location is excellent. Located on the Lykia estate it is just a few minutes (fairly level) walk from the town, yet it feels a world away. The area feels almost like you are in the countryside. The road to and from the villa past the Dionysia Hotel is leafy, green and quiet. The villa itself is exceptional. Great villa with excellent facilities and a wonderful view overlooking the harbour. Villa has everything you need and is very well kept. Approximate 10-15 minutes walk into the Old Town, but get a taxi back as it’s uphill all the way, only costs about £3. Would recommend this villa.
Great apartment in a very convenient location to Kalkan's old town (the main area of shops and restaurants). Probably one of the small number of apartments/villa's where you don't need a taxi back up the hills! Apartment itself was very nice, very clean and modern. Pool was a good size and received sun from the early morning until about 5pm (August - may change with season). We arrived to a fresh hamper of biscuits, bread, jam, milk, orange juice which was a nice touch. All in all, great place to stay
My husband and I are just back from a week in Kalkan staying at the Olive Tree Villa. The villa was situated in a great location with gorgeous views of the bay. The pool was too cold to enjoy at this time of year but the pool surround was extremely nice with sun loungers, umbrellas and several tables and chairs to eat breakfast and lunch in the sun. Although pool towels were provided we bought a couple of large towels to properly protect the cream sun loungers from our sun tan lotion. We also bought plastic cups to use around the pool. Excellent apartment with plenty of outside shaded space and beautiful views, no complaints at all regarding accommodation and condition. Please be aware that the location is relatively high up the hill from the town, with steep access roads so in hot weather it is better to rely on taxis to and from the apartment, however the views make up for this minor inconvenience, and taxis are cheap and plentiful so no issue at all.

Pool is a good size (just a little cold for us travelling in October which we knew was likely) . Furniture is good quality . We thoroughly enjoyed our stay at the beautiful Amethyst villa. Its in a great location, slightly tucked away from the main hustle and bustle but also within easy walking distance to town. This is our second stay and certainly not the last. Excellent location, quieter area than central Kalkan but plenty of walkable restaurants and small local shops. With great views of the the coast and mountains. A large villa with exceptional outside space. Pool area is fantastic. Since our last stay they have updated the lounge and indoor dining and a new lovely kitchen. My only criticism is that the beds are very uncomfortable and the pillows are horrific. So please let this be the next thing on your to do list at the Villa. We Love Love Love this Villa.
I am reluctant to tell everyone about how great this apartment is, as we definitely want to stay again in the future and don't want everyone to know about this gem! 3 great size rooms, with a fantastic kitchen and living space, but the best part has to be the pool. The infinity-edge going out to sea makes pictures perfect, especially as the sun goes down. The staff were great making sure we had everything we needed, but also being left to enjoy our holiday. Booking and communication were great, although we didn't use a lot of their services as have been to Kalkan many times.
A well kept villa with a great elevated view of Kalkan Bay, and several shaded areas/out door dining, which make the space very useable. The local agent Halis is extremely helpful and was extremely quick to sort out a minor issue we had with the aircon.

We had a wonderful week at Queen Villa. We found the process of booking (and rebooking thanks to Covid!) with Olive Tree very smooth and responsive. The Villa was lovely for 4 of us, very spacious and a super (but deep) pool. It had lovely vistas but there was a large uphill walk to get to town so it wasn’t for the faint hearted in that heat! We enjoyed our stay at elmas. Some minor niggles such as fridge freezer breaking down which could not be fixed for 2 days which did impact upon our holiday. We had to request a mid-stay clean for our 10 night stay which was finally done after 8 days. Otherwise this is an excellent apartment and takes about 10 minutes to walk into town but you do need to get a taxi back although these are very cheap. Maintained to a high standard and pool cleaned daily. Would recommend staying here.
10 of us with differing ages. First family holiday for a long time. Villa offered everything we needed. Lovely pool, lots of shade, lots of different areas to sit. Pool, table tennis, hot tub was very popular. Magnificent views. 20 min walk into town which was very doable. Very cheap taxi drive back. David was also incredibly helpful. Lovely villa, great location. Slightly lacking in outside space which could be rectified by making the awning retractable and decking the waste ground in front of pool. Beds not the comfiest and showers hopeless due low water pressure, which could be resolved with new and smaller heads. Spotlessly clean and plenty of kitchen utensils. We loved Kalkan and The Town House. So close to wonderful bars and restaurants. It’s worth knowing that it’s on a fairly busy road with a bit of noise when on the roof terrace but quiet once in the property so easy to sleep! Great beds and kitchen well stocked with appliances and kitchenware .
This apartment suited my friend and I perfectly as we each had an ensuite bedroom. We felt that the terrace would be a little small for 4 adults (and there are only 2 sunloungers), but we were impressed with the size of the plunge pool and loved the views from upstairs! We had linens/towels changed twice during our 11 night stay. Instructions on how to operate the dishwasher and washing machine would have been useful (got there with lots of trial and error!). I thought the villa was well equipped with cutlery and crockery etc. However it is not well maintained- for example the showers barely worked, the dishwasher should have had salt and rinse aid which I think should be provided.The beds and pillows were not comfortable- far too hard but on the whole we liked it very much and would go again. I am not sure if we were supposed to get a welcome pack? There was nothing there when we arrived.
We’ve stayed at Iskele twice and think it’s a great location for a holiday as it’s only about a 5min walk into town. As it’s so close to everything you don’t really need a car unless you want to go further afield. One thing that would improve Iskele is having a more comfy pillow!
Convenient location in a quiet residential area. A modern apartment which we felt could benefit from a few improvements to improve the self catering experience. We felt the apartment would benefit from a water cooler and the addition of some basic plastic kitchen equipment like small mixing bowls, measuring jug, oven gloves.

It's a great place to be in Kalkan, easy walking distance to Kalamar Bay for a swim, the diving centre and some very good restaurants. The apartment itself is very comfortable. We're not big fans of the bathrooms; all wet rooms so we spent more time cleaning the floor than having a shower but it's no big problem. It would definitely benefit from having a dining table on the master bedroom patio (with some lights), so one can enjoy the magnificent view.

We love Kalkan & have stayed at this property last year. It could do with a bit of work generally & there was even less in the kitchen than last year. Even with the discount it's a top dollar price & that should be reflected in the condition of the property. Having said that we would stay there again as the location is hard to beat.
Villa Yahvi was nice with beautiful views and pool. However, it was at the top just off the D400, which was fine walking down to town but not up. Also, at no fault of Olive Tree, there were roadworks going on right outside our gate with a great bit trench which we had to step over, gravel everywhere and by the 4th day the trench was even bigger and we had to ask the workmen to provide some sort of platform to walk across. All this work caused lots of dust and noise. We felt sorry for the next people going in!
