The property is perfectly positioned for proximity to the town and local shops and restaurants. We love the beachfront location which allows regular dips in the sea and beautiful views especially from the master bedroom. We’ll definitely be booking again. More comfy dining chairs would be appreciated but definitely wouldn’t put us off a return visit!
We had the most fantastic stay here! We al said it was possibly the best cottage we had ever stayed in! Great house and garden plus within walking distance of the beach! Would definitely recommend and would love to return one day!
The Beach House was spotlessly clean, really comfortable and well thought out. We have been coming to stay at Bracklesham and The Witterings for over 12 years and I would say that this holiday let was up there as one of our favourites to stay now, it’s a really lovely place. We have also used Baileys to book through for all of our visits apart from one, when we had left it late to book and had to go via one of their competitors (and what an awful experience that was!). So happy with the Pad. We have stayed in the Witterings for several years now in a couple of different houses of different sizes. However, the Pad was the best maintained and looked after property. They clearly put the money back into the house unlike one of the previous houses. It has everything you need and really organised. I will definitely book it again. We felt very welcome.
Another beautiful and brilliant stay at East Winds. House and location are perfect. Third time we have stayed here as a family and each time has been great. Baileys are always welcoming and friendly in all our dealings over several years, wouldn’t go anywhere else.

A return visit from last year and again we loved every minute of our stay in the apartment. It was a much needed mum daughter and granddaughter stay having a totally relaxing time in Bracklesham. The nearby Goat coffee shop and village of east wittering just minutes in the car away. Aqua View was like coming home……

This property is like a home from home. We have rented this property every year for the last 5 years and look forward to returning each year. Three generations each visit and All ages have a great time. I would recommend this property
We had an amazing time, enjoyed the beautiful views which changed every day. Spent a lot of time on the comfy white swivel chair! Very convenient location, only a short walk from the local supermarket and restaurants whilst tucked away on a quiet private road. Direct access to beach meant we didn’t have to go too far nor use the car much. Perfect location if you are into water sports. Flat itself had everything needed (though a few more pans would be useful). Very comfy bedding. Rental well organised by Baileys, great communication and no issues at any point. Lovely retreat close to the shore and the village of East Wittering. This was our second stay in the premises and we plan to return. The house is in perfect order, with all rooms at ground level. The walled garden is lovely with mature bushes. Perfect for a family or a group of friends.
The only problems are the windows. The wood has rotted and difficult to get them on the latch as they are lifting. Worried the windows would slam shut. Great supply of everything needed in the kitchen. Stayed here over 23 years ago and twice recently and will return next year
A fabulous spacious, light filled house right on the sea front with easy access to the village, beach and inland walks. Bailey's, the agent are very efficient, effective and helpful and have always been really pleasant to deal with. We had a wonderful relaxing stay, already looking forward to our next visit and would definitely recommend it as a great location to stay, chill and relax.
Sula Cottage We came for a restful time in this beautiful part of the UK and we were not disappointed. We had wonderful June weather for gorgeous beach walks just outside our front door. Lovely sandy beaches stretched in both directions as we crossed the sand dunes. Leisurely walks during the day and especially in the evening sun were a treat. Days out to Chichester, Portsmouth, and to the Roman Palace at Fishbourne were lovely. And closer, local nature reserves, walks around Chichester Harbour, and East Head itself were magnificent. A delightful week, the family all eager to return next year. The layout of The Breeze ideal for our famliy on 6 aged 7 -77. Just wish we could bring the dog too.
It was our second time staying at 4 Elms Way. We are a family of 6 adults and two small children. The property is light and spacious, with a large, secure garden. The kitchen is extremely well equipped, and there's a washing machine and dryer. We had a couple of issues that needed attention, but Bailey's were very efficient in getting these sorted out. It's about a 20 minute walk to the beach. With both children in pushchairs that's no problem. Recommended.
The house was very clean and tidy upon our arrival. However, some crockery and cutlery had been put away without having been washed properly, obviously we resolved that! It was a sufficiently spacious house for our extended family and we would happily stay there again!
65 Marineside is situated in a beautiful spot right on the beach. The apartment is light & airey. Very well equipped feeling like a home from home. Angela is always very helpful on Baileys letting desk We will definately be booking two weeks again next year.
Tofts is great - fantastic location and brilliant house. I would agree with previous comments on the showers, but other than that it's Top at Tofts.
We were fortunate enough to book 9 nights. The house is well equipped, has plenty of space, comfortable beds, a huge eat in kitchen and a fantastic garden. The house is a right by the creek and is perfect for swimming at high tide and paddle boarding.
Rife was an excellent holiday home. Plenty of space for all 8 of us with great facilities. The property is so well equipped and maintained. Outside is equally impressive with lawn, decking and an area of concrete for perfectly save BBQ's. It's proximity to both the sea and shops another great asset. We have already booked the property for 2026, and as far as I'm concerned would like to continue for many years to come!!
We love Cockle Beach House perfect for our family, fab location, everything we need and we are planning to go back every year!
The bungalow is 5 minutes from the beach which is lovely. It's compact and comfortable with everything you need for your holiday
We visited Berry Barn Cottage as a family of four with a 3m baby and 3yo, and their grandparents, one in a wheelchair. The garden is really beautiful and large and has steps to get to the lawn area. The cottage is right next to a private smooth lane that goes directly to the beachfront (8 mins walk), including direct access to the estate office which lends out sand wheelchairs! Another very happy stay at 18 Solent Road. Some minor areas of cleaning need attention But these didn’t spoil our holiday.
A traditional little cottage with everything we required included. Lots of basics such as a few dishwasher tabs, condiments, surface cleaner etc. The beds were very comfortable, with loads of pillows. The area is just amazing, so many places to wander to and a lovely walk to the fab sandy beach. It’s about a ten min walk to the rest of the village with a small shop, coffee house, pub and butchers. A great bus service takes you on a 5min trip to all the shops and beach of East Wittering and the further on to the amazing town of Chichester, well worth a visit. We had a wonderful fortnight staying in 5 Seagate Court. Unsurpassed views to enjoy, easy access to the beach for pre breakfast swim, very comfortable, every amenity provided in the flat (apart from a dishwasher!). Shops, restaurants and coffee bars within easy reach. Lovely walks and cycle paths close by. Without hesitation, I would recommend this flat for a relaxing stay. We have already booked it for next year.
Lovely light spacious house in good location. Suspect would be too hot in heatwave as no blinds or shade. WIFI can barely cope with one computer and dipped in and out.
We enjoyed our stay. Lots of indoor and outdoor space and comfy sofas. We love the little path to the beach although this would be tricky for the very young or old. There are some aspects that need attention. The patio (broken crazy paving) and outside shower needed cleaning. The side gates need mending. There was no parasol while we were there. We always find the fridge too cold but Baileys think this is because of the heat from the aga. The aga does take some getting used to .
This is obviously a well loved holiday home. The wash house annex and extra gardens were ideal for someone with mobility issues[ a couple of small steps in a few areas]. We loved our stay and how close we were to West Wittering beach. We reported a minor maintenance issue and someone came round to sort it out on the same day.
This was our second stay at 9 Ella Close, we were there for 16 nights again. The property is a lovely size, the kitchen isn't quite as big as it looks in photos, but big enough for us. The rest of the property is a really good size & a really good size TV in the lounge. Yes, the property could do with a good lick of paint, as it is all still quite patchy. In our opinion, it would be nice if the walls were a light magnolia rather than everything pure white, but that is just personal preference, either way, a good coating of paint wouldn't go amiss. This was our 3rd year staying in this property (we previously stayed in another flat in Seagate). We have chosen it because of convenient location and amazing views. It’s clean, comfortable, bright and the views are spectacular. It is expensive for us for just one week but we know we wouldn’t find anything else as convenient and with the sea views and proximity to the beach. We have booked to stay again next year.
Holiday for grandchildren with easy access to sea, was comfortable and in a quiet location. may use next year.
Loved the location and all the quirky elements. Loved reading about its history. Stayed here as a family of four. Only issues - Were dropping the keys back at 10 am felt really early. - Lastly the place wasn’t overly clean and we actually cleaned the ground floor windows on the inside and outside as otherwise we couldn’t enjoy the views.
This holiday bungalow is lovely and spacious, with tons of character. It is just 5 minutes walk from East Wittering shops and the beach, yet it feels quiet and peaceful. We found the place very clean and well maintained. The kitchen has everything you'll need. There's a big garden and a large covered porch area, perfect for outside dining out on a sunny evening. The only downsides are the lack of a modern shower and no WiFi so we had to manage with phone hotspots etc.
